Love the location and amenities here if you're looking for somewhere walkable this is the perfect location and feels very safe. However we did have a pretty disappointing move in experience with our apartment not being ready at all, the maintenance is very quick and efficient which we quickly learned. I don't think this experience necessarily defines the complex as a whole and still recommend it to others looking to move in.
The community is beautiful, clean, and welcoming! Our move in process was very efficient and stress-free with the help of the amazing leasing team. So excited to for this new season of life at 3700M!
3700M great place to live in the perfect area with food, shopping, and recreational activities in walking distance. The staff managing the props amazing and very thoughtful of its residents.

I would give this building 0 stars if I could. I'm hoping going to spare anyone from choosing this building by sharing what I have undergone in the 1.5 years living here. 3700M Building Issues: -Double charged for a security deposit upon move in -Elevators constantly out of service -There were 3 Saturday nights where all elevators were down, including the freight elevator, and I had to walk up 20 flights of stairs -Fire alarm goes off randomly/intermittently -For several months, due to construction, I had to take the elevator located next to Bisous Bisous from the ground level to the 6th floor, walk down the hallway to take the other set of elevators from the 6th floor to 20th floor. Not to mention, there was only 1 elevator for floors 1-6, and at least 1 of the 3 elevators from the 6th floor up were typically broken -Did not have an accessible lobby for approx. 6 months -Temporarily did not have access to our own mail room, requiring us to go to the post office to get our mail -2 of the 3 treadmills were broken for several months. I submitted maintenance requests and they were closed without being repaired -Garage gate is always out of service. This caused me to miss an urgent doctor appointment -Online portal is frequently down, causing issues with payments and communications -Packages are CONSTANTLY getting lost. I am missing packages at least once a month, and then sometimes they suddenly reappear 1-2 months later, if at all Unit Issues: -Constant issues with my AC and freezer (after numerous maintenance requests). I have lost many frozen food items due to my freezer going out overnight -For the last 2 weeks, I have been hearing jack hammering, drilling, etc. above my unit. This has disrupted many of my work meetings as I work remote and my clients could hear the noise as well. I was given 24 hour notice of this construction -For the last 2 weeks, I have smelt cigarette smoke in my bedroom. I believe it's coming from the construction above my unit as that's when it started. I notified management and they did nothing As if it could get worse, I had visitors stay a weekend in the 'luxury' guest suite amenity. They informed me of a bug problem, noting that fruit flies/nats were all over the kitchen, getting in their food, coffee, etc. and the pots were dirty from the previous guest. I emailed a complaint and never got a response. This building will charge you for every penny they can. Zero leniency. As I stated in the subject line... RUN.

The units are great; everything outside of the units might as well be a warzone. Everything is dark and dusty, broken, and smells weird and you are left to navigate your living experience 100% on your own with no help or responsibility for the management team.

I am new to Texas from NY and I always wanted to live in a High-rise building. 3700M was the first and only High-rise in Uptown that I looked at. After looking at the building and its amenities I didnt need to look anywhere else. The Leasing staff Junior and Amanda were warm and accommodating to my needs of a 2bdr/2bth. Junior was able to rush my application and paperwork in so that I can move in quickly. Junior was also able to take out the old floors and put brand new floors in just in the nick of time before I moved in. Furthermore the staff was able to get a cleaning crew in so that my move in experience would be flawless. Now that I am settled in I love the building, the amenities and the staff. Thank You guys for making my dream apartment come true.

I thought the old management was bad, but this may be worse. I had high hopes when Greystar began and it looked like things were on the rise. However, when I come to find out that a homeless man is living in a unit ACROSS THE HALL FROM ME, That is when I lost all respect for this management company and this apartment building. The fact that we hired a full-time security team and they somehow let in a dangerous individual who is known to expose themselves to girls is completely and utterly unacceptable. I am a single girl living alone and my top priority is my safety and it has been extremely compromised living here. The worst part of this all is the management company has not made this incident aware to the rest of the building. I should be alerted of such a horrible event given it’s across the hall from me and directly affects me and my safety. It’s absolutely disgusting how this has been handled.

You can not communicate with the management here --it's barely non-existent and when you do they'll brush you off. Try emailing them and you'll never hear from them. Elevators constantly breaks down and it takes weeks to get it fix only to break down again. This building do not take pride on their property, it's filty!!! You will find dog poops and urine in the hallway. The dog park is never clean and always full of pets poop. During the weekend the pool gets really really loud and over crowded with people who does not live in the building and leave the pool flooded with trash. A few times we've witnessed dogs urinate in the pool area. The last straw is when they start renovating the place leaving trash in the area, painting the hallway black and doing work without even alerting the residents. We finally have to break the lease to get out of there.

If you do, be prepared for constant problems, courtesy of the management that took over in spring 2022 - Multiple incidents where unauthorized people got in and committed crimes. The SECURITY measures are ineffective. The front desk is supposed to call residents before letting deliveries past the lobby, which is hit or miss. They called to say I had a delivery. I said I’m not expecting a delivery, I don’t use that delivery service, you have the wrong apartment. They called again a few minutes later to say they let in the delivery person anyway. No delivery ever showed up. - Elevators keep breaking down and don’t get fixed for weeks. It takes 10 minutes to catch an elevator, which is likely to blame for all the pet stains on the carpet by the elevators. The stench on humid days is especially revolting. - The renovation crew pounded on the door one morning and demanded that I leave my front door unlocked and open for the day so they could paint it. I had NO PRIVACY in my home and had to cancel confidential Zoom meetings for work. At least I was home to secure my valuables. There was NO COMMUNICATION that this would be happening. The leasing office said they sent an email. I received other emails from them, but nothing about this intrusion. - I was LOCKED OUT FOR HOURS because my front door’s electronic lock stopped working and needed the metal key. Residents only get key fobs, not metal keys. It took hours for them to find the building’s master key. - The property manager is incompetent, out more often than not, not responsive, and does not address issues. Leasing, maintenance, and the front desk do have a few wonderful people. They do the best they can within their powers, but they’re often hindered by poor management when it comes to making things happen. Don’t let any positive first impressions deceive you. - Do not move here. Odds are you will deeply regret it. Yes, the location and view are amazing, but it’s not worth the compromises in safety, sanitation, privacy, and other basic needs like being able to get into your home.

I would not stay here at this time. The construction, the prior leasing officers, maintenance crew have all been horrible. Our gym has not been updated in months and for “luxury living” it’s sad that I have been paying as much rent as I do and have to deal with these things. There is always construction going on, elevators being broken, and I can’t even get out of the building without hopping on 2 different elevators. All my Uber eats orders, packages get lost with the faulty mail room that I have to leave my building to get to. We don’t even have a way to put maintenance tickets. I have been trying to talk to someone about rent and why it’s going to keep increasing when I have to deal with all this inconvenience. We were also told all rooms were being redone but they stopped that as well.

All the negative reviews are true. New management is horrible. They never answer your emails. The building is a disaster. There’s a pet area that is never cleaned. The pool area is never cleaned. They painted the hallway walls black(?) and didn’t even think to replace or just clean the carpets. There’s so much more, like how the elevators are constantly no working (there’s 21 floors)…

As much as I would like to renew because the amazing location in Uptown, close proximity to my office, and amazing downtown view, the new management team has come in and essentially ruined the building. Black hallways cheaply painted to where you can see every time someone has touched the walls and doors. Closing the gym (starting on the 7th of Nov) and only offering a free single day pass to LA Fitness across the highway. When other residents voiced discounts should be offered to the closure of the gym and other amenities the property manager responded by saying we are not legally entitled to any discounts since the amenities are a “privilege” provided by the building. Elevators will break and be down for weeks. Constriction crews leave messes. Front desk staff changes rules and policies daily about guest access and their staff turnover is high. The maintenance team and leasing staff are all nice but upper management is incredibly rude and dismissive (if they are even here). Residents I have spoken with were told they had to vacate their units so they even be remolded so there’s no guarantee you’ll get to stay in your unit for the duration of the lease or if you’ll be allowed to renew in general.

Elevators are constantly broken- you’ll spend 10-15 minutes waiting on one, then when it comes it’s packed with people so you can’t get in and has to stop at every floor. They painted the hallways black with no windows so it looks like a cave. Apartment is dated- for the 25% price increase in rent you would think they would have time to take care of the actual apartments. Management seems friendly but ignore emails requesting help. I thought that with new management it might get better but it has continually declined. Location and pool are awesome though. Just don’t get distracted by that. Also- everyone that I spoke to is either leaving or planning on leaving. I haven’t found a single person who is satisfied with the property/ management in current state.

Onboarding was a breeze. The staff is excellent. Maintenance is very quick to respond. I had an issue with my a/c one night and filed a report at 10pm. Within an hour someone was onsite and fixing the issue. Had the a/c back up and running before midnight. Overall - great place to live.

This is my favorite place I have lived in Uptown. The maintenance crew is hands down above any other I have had to use while in a building. The concierge is always very nice. Management is better very friendly and open to concerns and suggestions. This is a very refreshing amenity that is not written anywhere.

Maintenance takes a while to help when you have an issue. Other than that, I do love my apartment!
Broke lease bc of continued safety & health hazards! - Received call from dog walker 1.5yr after ending her employment asking me if I would like my apt FOB back. WHAT! Unbeknownst to me, concierge issued her her OWN FOB to my home as well a building access FOB! - When pkg lockers are full, concierge manages. They go “missing”, often times logged in twice or still show up in the systm after being picked up - Elevators constantly in-op - Pool was shocked & not locked off/any signage. We had been in it for 1hr prior to mgmt coming to lock/put up signs & let’s us know to get out! - Next door neighbor smoked both inside & on patio for a year (it is a non-smoking property). I continually submitted complaints to mgmt bc smoke would blow into my home. I lived with my patio door closed for a year! I resigned my final lease hastily bc I had been traveling months for work. However, all these issues became too much & I had to break my lease for peace of mind & safety. But not before one last BOMB! - My apt was always dusty & mx said some units are just dustier & would just give me extra air filters. I came home from a month working to move & saw what looked like mold growing out of the air vents & found mold on a few items in my closet. I notified mx and mgmt (Alicia). She advised mx would come to inspect and then advised was not mold, but dust/debris and mx wiped the area (leaving a dark residue behind). “Dust” was never tested, so I don’t know how they knew it wasn’t mold! I suggested to look inside the vents & make sure. Alicia said they would need to have vents professionally cleaned to make sure & assured me she would be there during and that all my items would be draped. Well she was NOT there & called me after to advise a bit of dust & no mold and the apt now smelled like cherry! LIKE CHERRY?? She said yes, it’s standard for duct cleaning co to use a deodorizer & I should have know that! I have SEVERE allergies to chemicals & NEVER agreed to this being used and she only said wiping & vacuuming ducts. I contacted several reputable duct cleaning companies & NONE use these agents bc of toxins and only use agents approved by the EPA. Mgmt refused my request for them to professionally remediate/remove the chemical deodorizer & said she will open my patio door & it will dissipate! Upon my return my belongings were covered in dry wall from where they unscrewed the vents so they didn’t drape as agreed & had to pay for several items to be professionally cleaned.
First of all, I love my building, love the location, love my apartment, literally would never leave but the management is SO SLOW (nor do they act like they are happy to hear from residents/enjoy their jobs - and I'm not the only who has said this). It's noisy, the walls and ceilings are paper thin so you can hear your neighbors even when they are just walking around. The elevators continue to break down, we've had one elevator for a 21 story high rise for like a month. I've seen cars build up with dust in the parking garage for months without getting towed, people just follow residents through the garage gate so it's not secure. Also, the entry door downstairs is broken so basically ANYONE can walk in the building if no one is sitting at the desk to check. The concierge team is fantastic, but I think the management team needs to level up on their customer service. At least pretend like you are happy people.
This has been the absolute worst apartment experience I have ever had. I have unfortunately been dealing with the staff at this establishment far to regularly and have been ignored or treated in an unprofessional manner. It has now come to a point where I feel I need to write a review to help warn future tenants. I read all the reviews before living here and saw quite a mixed bag and naively thought those that reviewed this place negatively were outliers. Unfortunately thru talking to other residents those bad experiences are by and large the norm, many people just do not take the time to complain or post reviews. I would highly advise against anyone living here or any other affiliated property. I have been here 6 months and have had a laundry list of issues. This place should be avoided at all costs.

I love my apartment! We have an awesome Amenities! This Uptown apartment overlooking the city of Dallas has so much to offer. It has a wide range of restaurants and plenty of shops to choose from. The 7th floor show case the pool area with a view that takes your breath away. A place to relax enjoy after a hard day of work. There are plenty of place to sit and enjoy by the fire place or stay inside in the luxury guess areas. Enjoy all the amenities this place has to offer.
