Property Ratings at 3800 Main
I have been here 2 years and the place has gone down hill fast! infested with roaches no matter how often pest control comes. Urine in the hallways, elevators and stairs from dogs. Also the elevator rarely works so have to use stairs
I wanted to share my experience living in this place for the past year, and I must say, it has been incredibly disappointing. From the constant lack of security to the open entry and exit doors, the safety of residents is consistently compromised. There's a concerning pattern of random individuals freely entering and exiting the building, with little to no oversight. The rare occasion when security is present, they're often found asleep in the lobby while multiple car break-ins and thefts occur outside. Every morning brings a new lineup of residents frustrated about their cars being vandalized or stolen. It's disheartening to witness the Houston Police Department responding to calls here at least four times a week. Additionally, the presence of homeless individuals sleeping in common areas like the lobby and club area adds to the sense of insecurity. The revolving door of management changes every three months, further exacerbating the issues. The package delivery system is another major concern. Packages are routinely stolen upon arrival, and unless you intercept the delivery driver as they park, your package disappears within minutes. I have ample evidence, including videos and photos, to illustrate the extent of these issues. It's crucial that management takes immediate action to address these persistent security and safety issues for the well-being of all residents.
The new management here are rude and disrespectful! The property takes weeks/month to fix maintenance requests. There have been an increase in break in with cars & apartments.

Lived there for five years the first three years it was wonderful. Then a change of management and leasing agent all went downhill. Homeless moving into the back garage also find them sleeping in the second-floor business center. Had a lady pull a gun at me one time in the garage. Homeless breaking into your cars. Hallways smelling awful rugs look awful

I lived here for two years and just recently moved due to work. I was in two different apt on the 4th floor in the Phase 2 complex during my time and it was a totally great time. The staff (Old or New) were always super friendly and helpful. Derrick and staff, thanks for everything while I was there. The Maintenance crew was also friendly and very responsive to issues. I only ever had one big issue that required them. Yet, once I reported they were over the next day to sort it out. I see people posting about roaches and I have to say that I never saw any in either of my places. The apartments are in a good location, with easy access to many places either by train or simply walking, and you have The Breakfast Klub across the street. Also have easy access to Hwy 59. Now the property is well maintained but apartment living isn't always 100% and there were issues: parking gate being messed up many times, or an elevator not working, or being unable to find a parking space at times (mainly weekends). Yet, the property did what it could. So overall I totally recommend 3800 Main to anyone. I really enjoyed my time there and would easily move back.

Hi there, thank you for choosing our community as your home for the last 3 years. We're delighted to know you and your husband loved your home at 3800 Main and enjoyed your living experience with us. We're sad to see you go but wish you all the best in the future!
Terrible experience. Many sleepless nights due to loud groups near the pool and lack of promised 24/7 security.
This is by far the best place I have ever stayed. If you are looking for a clean, safe, and comfortable living experience this is the place for you. Not only is this a beautiful property but the staff here are truly amazing. The Property Manager Laura has an open door policy and attentive to the residents. The leasing agents Amanda, Ashley, and Tristen always greet you with a smile and answer any questions you may have and even offer good places to eat nearby. If I did not have to relocate for work, I would probably stay sign a 3 year lease agreement ( That is how much I love this place). During My Stay my Dog died, and they were very supportive and truly cared. I will forever appreciate that. Thanks for making this a great living experience!
Great location, fine finishes, efficient floor plans, competitive rates and plentiful attractive amenities. The initial leasing agent I worked with @ 3800 Main proved to be extremely kind, amenable and personable, however, pleasantries aside, my boyfriend and I lived a thoroughly foul experience with the leasing staff upon withdrawal of our lease application. Following several unreturned emails, we decided to view the property once more before making a final decision to - or not lease an apt. We initially discussed the matter with a frontline leasing agent (agent 1), who, when challenged - stated that we would not be returned the deposit because they had 'waived the application and admin fees'. On request for clarification, agent 1 sought guidance from his manager (agent 2) While introducing myself and my boyfriend, agent 2 interrupted me and very sternly offered 'I understand, you're wanting to get your deposit refunded, you're NOT getting your deposit back'; mind the audience, the initial intention of the agent 2 was seemingly resolute, finite and ultimately uncompromising - she'd already reached a decision without considering a mutually respectable discourse. My grievance is lastly with the financial loss of the $300.00 security deposit, truthfully, the request for refund of my security deposit was just that - a request, one which I was prepared to be met with (understandable) resistance and ultimate denial. What I was not prepared for during my discussion with agents at 3800 Main, was a gross, discourteous and obdurate sermon. Mine is not the lone dissent concerning adequacy and capacity of the leasing agents/staff charged with administration at 3800 Main, it would seem, rather, that there exists a clear and striking theme within the representatives at 3800 Main. Mine and my boyfriend's lived experience today, transcended a minor, trivial request and instead quickly became an obnoxious and deplorable affair for all involved parties. I do not seek to regain my $300 deposit; instead, I hope to relate my complete dissatisfaction with the deterioration of the integrity of civil discourse instituted by the staff at 3800 Main.
Great apartments but the crowd is sketchy and uncivilized. Not sure who wrote the review about DJs at the pool twice a month but thank goodness that really doesn't happen. I've been living here for over a year and the community is anything but classy. People will steal items at the pool if you aren't careful and loud music will keep you up at night. They just opened up a second building but there is no pool there! That only means that the tiny pool in the main building will be jam packed!
great staff ,now issues with repairs done in a very impressive timely matter if needed .on site security after hours and great community.
This place is less than a year old. Very clear and new appliances. The pool is fabulously done and they have a dj like 2 times a month. The people in the office are so friendly. I have a one bedroom and I love it. My friends nickname it a hotel. Located in midtown, so it's close to downtown so that mean it's close to everywhere!
