A separate sub-meter is used for Electricity calculations/usage and monthly billing. This utility bill will stay in the owner's name, and each month the tenant will receive a copy of the utility vendor's invoice (SDG&E), a copy of the sub-meter reading and calculation, and a specific dollar amount based upon both documents for this home's electric usage and charge, and a separate charge will be issued to them to pay via their online portal with the next month's rent. Utilities Not Included, which will be tenant responsibility, are: Propane Gas through Fallbrook Propane & Trash Service through Fallbrook Refuse EDCO (Please note main home tenant has their own trash service acct and bins and guest home tenant will need to get their own as well).
