I had a very bad experience moving in and living here. I felt unsafe all the time and the office manager was very difficult to get a hold of even to renew my lease. At least twice, several cars in the parking lot have been broken into and management did not tell residents about the second time. I found out about the second break by accident because I happened to be home when the police came to my door trying to get people to claim their stolen property. Management never told us about these burglaries or that cops had found a mountain of stolen property. Instead, the property manager sent an email "reminding" people to lock their cars and that was it (no mention of the break-ins, no mention of police having a lot of stolen items that they don't know who the owners are). Who knows how many other awful things have happened here.

I lived at the Apts for 2 years and I have to say that it was really a nice place to reside, the maintenance staff was really nice and the lady I think her name was Maxine if I am not mistaken was always polite and attentive to any of my work orders or any inquiries I had. If my family and I did not move out of state we would be still residing at 39th Ave Apartments.

I have lived in Gainesville for over 10 years and many different homes and apartments. I have to say I absolutely love to live here. From outside you don’t think much of it but inside... it’s spacious, big windows and wood floors. I see nothing but the forest from my window and porch and it’s beautiful. Price is great comparing to other places and location is really great. I highly recommend living here!

The apartments are fully upgraded with beautiful appliances security cameras and a great place for dogs. I gave it four stars only because the parking could be better

This apartment complex was not what I expected it to be. It’s s 2x2 with no lights in the bedroom. No locks inside the unit other than the front door and one of the bathrooms. There was huge wasps nest at the front door of my unit upon arrival. I went to management about it because my dad was with me and he’s allergic to wasps. In order for management to alleviate the situation that day, I had to storm out of the office. The A/C has a sewage-like odor blowing out of the vents whenever it’s on. I have spoke to management about this issue also for several weeks. She’s unapologetic about it and has no sense of urgency on rectifying any issues. With the perception that management is presenting to me, I wouldn’t recommend this complex unless you want sub-par.

They use your ‘outdoor’ space in sq footage. Had a stairway almost collapse and made tenants have to leave their home for more than a month to repair. Not well kept. VERY MEAN STAFF. Broken glass/ garbage everywhere. Basically they are renovating half the complex and care little for tenants that have already signed lease. They are just looking to meet numbers quota for parent company down in Miami (which as a company as a whole has a history of shady business dealings).

PLEASE don't even bother paying the application fee. I was approved and everything! I was given a date to move in around and was even given Maxine cell number. It has been over a YEAR and I have not been given ANY phone call or email. This is NO way to run a business and I feel like reporting them. Thankfully, my parents had room for one more. And Maxine is so lame, she posted on these reviews, as if she was a resident herself but loves to make you feel comfortable by telling you, her kids are black, if your a person of color. No one cares you married outside your race, I still need a place to stay!!

Terrible service. Took me ten months to have a window screen replaced. They put all their focus and effort into renovating apartments and care very little about current tenants. They say “pet friendly” but with broken glass all over parking lot and virtually NO ONE picking up after their dogs, I would hardly call this place “friendly” for pets. Leasing office associates dismissive/rude. Basically they tell you go fill out a request for maintenance issue online and someone will get back to you... again ten months to replace a screen. WORST PART: (other than construction crews around complex begin work at 8am EVERYDAY), MAILING ADRESSES ALL SCREWED UP AND CANNOT GET PACKAGES. Complex is on 39h Ave but some tenants have adresses saying they’re in 38th to 45th Ave! Leasing office has done nothing to fix situation, they tell tennants to get PO Box but will not take it out of monthly rent!

I have already signed my 2nd year lease at 39th Ave Apartments. I am happy living here nice clean and quiet area. Staff is nice and polite, when ever I have a maintenance issue they are prompt in response and the property has made a lot of changes in the 1st year and looking forward to the changes for the 2nd year 2018 :)
My name is Brianna and my husband Jeremy and I just moved to Florida in April of 2017. I have been living at the 39th Avenue apartments for the last 6 months and the apartment manager and staff are absolutely amazing. If I have any questions or concerns or need something fixed, they are on top of it right away. I have never had an issue with not getting things fixed or replaced. The apartments are very spacious and clean. Just remodeled as well with new appliances. The property is very quiet and pet friendly and very clean! The pool area is amazing and the onsite laundry facility is very handy. They even have a lawn care service come once a week. Great job Maxine and crew!!!!

Can't wait until my lease is up..this is the worst place I have ever lived..Complaints are brushed under the rug..You just have to deal with disrespectful neighbors...Absolutely not a place to live if you enjoy comfort and honestly the apartments are nowhere near as nice and pretty as seen in the pictures.

Hey, my name is Dave. I moved to these apartments in October. This is my experience with this place. The area is very quiet, right by a school , close to a variety of stores, places to visit and ten minutes away from the university or downtown where I go out to the restaurants there. The apartments I am in is two bedrooms with two separate bathrooms which were in amazing shape and I think they were recently renovated. It has an amazing kitchen with a built in stove, microwave, dishwasher and new cupboards which were installed in addition to allot of the other things hey install. in addition there is a huge living room which also connects to the outdoor terrace. My experience with Maintainace and the service was great and efficient. I had a few things that I had wanted to get fixed and witching a day or two someone would come and do an amazing job. I like the efficiently that everything is done here. Simple and without the hassle. I am not used to the idea of having a washing and dryer room where you need to put a dolor and 75 cents for the washer and a dollar 50 for the dryer but within a few weeks I got used to it and I kind of like that it's there so I won't here the washing machines working (they make such a noise). Also they have like 6 washing and dryer machines so it works out great. There is a new pool that they just renovated without the last few months and I can't wait to go in. They have a new fence and signs stating all the pool depth with a door that is easy to open. Overall, great place to live Thanks for that :)

39th Ave Apartments has changed so much in the past year, the new owner have renovated the apartments and the pool looks amazing I can not wait until the summer gets here. The maintenance and office staff are very nice. I am proud to say that i reside at 39th Ave Apartments.
