Studio kitchen has no drawers and the hot water is an issue, gym is lacking and you have to pay a high fee to use the parking garage as a resident. It’s a nice location at least.

Could be better. Homeless people can easily get into the building. When I bring this up to the staff they don’t really care. The front desk people leave the secure parking garage open during the day because it’s more convenient. Does not matter if multiple cars have been broken in. Mine was.

I’ve really enjoyed living at the three waller since July 2023, the staff is all super helpful and friendly. The Maintenance team is also top tier and keep everything clean.

The amenities are top-notch, clean, modern, and accessible. I had a bumpy experience with the service in last 6 months. It lacked attention to detail. The wait times were longer than anticipated. Could definitely improve.

Laundry room is always dirty. And machine works very cheaply when it is working. Most machines are completely down. They make you sign a lease numerous of times because they seem to can't get it right. Building smells like sewage.

Very comfortable and conveniently located community near all the most popular attractions Austin has to offer. I'm able to work, enjoy a coffee at the local cafe, bike down a river walk and enjoy a craft beer at dozens of bars all within a 10 minute walk.

I had a great move in and the staff had been very helpful and accommodating. The facilities are clean and tidy and I was very surprised by the low level of noise despite ongoing construction. Looking forward to seeing the completed project.

I have only been here for a couple of months but I really like the location, staff, and cleanliness of the building. My only complaint is the fire alarms constantly going off (often without warning in regards to testing until after multiple incidents).

Easy move in, helpful staff (some of whom live on premise), clean apartments; some noise but expected for downtown Austin. Had an initial issue with internet set up but front desk was super helpful and able to get me through to a representative ASAP.

Abrianna went above and beyond. She truly raised the bar on my future resident experience expectations. There were a few hiccups during the move-in process. The issues were noncommunity related; they were unforeseen. They were more or less due to my needing accommodations so quickly. I was willing to settle to move in. Abrianna did not allow it. She and Alexa worked together to create a plan that exceeded my expectations. I'm so happy here! I love my apartment: excellent amenities and very responsive staff. The community has been friendly as well.

the upstairs neighbor is a little loud, but I generally feel safe here and it’s awesome to have my own space. Facing the pool I barely hear any of the hustle and bustle of the city and I love opening the door to the sound of flowing water.

I just moved in and I’m already loving this community. My courtyard is very quiet and even though I don’t have washer/dryer in unit it’s SO easy to access and use the laundry facilities. Awesome place to live!

I enjoy living at 3Waller. My only real complaint is that you can hear everything going on in the hallway very clearly while in the units, and vice versa as well. Other than that, it's a fantastic place to live

Staff is great, specifically Alexa. Location is great, and the price point is decent for being downtown. At the time of this review (Aug 2023), a trail is being built right in our "backyard" that will connect directly to Lady Bird Lake, which will add value. Homeless population is something to be aware of. Pool is small and no jacuzzi but still great for getting some sun & cooling off in the summer. Clubhouse is beautiful.

Great starter apartment, but don’t expect to get more than you pay for. The lobby folks are inconsistent and there should either be someone at the front desk or none at all. Otherwise it makes things very awkward when attempting to coordinate outings or food deliveries etc.

The rent is pretty expensive for studio apartments and currently having issues fulfilling work orders. But the staff has been very helpful with the paper work.

I have not lived here long, but have had a great experience. Management and maintenance have been friendly and quick to respond. Quality of the facilities and apartment are great. Very quiet. No trouble with parking. Building security is good. Although the office does admit delivery service through the building during the day, I have not felt that there is an uncomfortable or insecure level of random people in the hallways. The exterior locked gates are lightweight, so you have to be careful they fully close, but I've not found them open or unlatched. This is my first experience with valet trash - the hallways can smell. I'm not sure if that's typical.

Quiet and very nice apartment designs. Everybody so nice and clean around here. Very close to downtown and easy to walk everywhere. Only one problem is my moving day I had problem with staff because apartment was not clean.
