You can hear everything above and below. The fire alarm goes off multiple times a week. None of the appliances work. There are cheaper options down the road without the same issues.

We moved in recently and have quickly fallen in love with this place. It is quiet and peaceful but also comes with some restaurants and things to do close by so you'll never get bored. Staff are always friendly and neighbors appear to be considerate, so it's a nice change from previous apartment living.
I just moved in and the staff has been so helpful with everything! I love all of the amenities, the friendly residents, location and how clean my apartment always feels. I would highly recommend this complex.
The increase although understood was a huge jump and given the location and what is offered, not worth the increase. I stayed for two years and the property was not willing to work with me. I also decided to relocate back to Fort Lauderdale. Orlando/Maitland should not be charging S.FL rent prices.
Some of the residents are very disrespectful towards their neighbors.
It?s extremely hard to get deliveries. Even something as simple as ordering a pizza.
The staff has been absolutely amazing! The property is gorgeous as well. We are so happy in our new place and look forward to the rest of our time here!

Overall the apartments are beautiful and the staff are friendly. Maintenance is very good at fixing things and are friendly. The pool is great in the summer and the gym is decent. It would be nice if they provided matts in the gym for the yoga room. Moving is is really difficult with all the doors so if they could figure out a way to help residents make that easier it would be great.

Fake staff with zero responses from ANYOne. There are at least 10 apartments that are smokers and smoke weed every single day. There are no ceiling fans/lights in bedrooms, hallway floors are rough concrete and hard on dogs paws, gnats are infesting us everywhere, the trash smells, there is no freight elevator by the loading/freight area (yes there is a truck load/unload area that they don’t tell you about), The package room was supposed to have Luxor lockers but that never happened and will not be happening so we spend so long looking for our packages in this room that have papers taped to the wall for a block of apartments Where the packages should go and mostly don’t, the garage gates are bard and don’t work (not they actually do anything when they eventually may work); people that have moved out are not seeing their deposits returned well over 90 days, more than 5 people have broken their leases and everyone is conversing about how unhappy they are living here. I will never rent from another Lincoln Property
I had high hopes and it looked like a beautiful place, but I wouldn’t stay after my lease is up even if they cut my rent to try to make me. My lease is done in October and I’m counting down the days... Pros: Pool is nice, courtyard is beautiful, Publix is right next door, it’s in a nice area, dog friendly, Izzy is very nice, washer/dryer, kitchen cabinets, big bathroom Cons: Stairways are not cleaned & gnats love the area, balcony door opens onto the balcony which takes up a lot of space, closet door opens in and also takes up a lot of space, trash area is attached to building so...gnats, free coffee but only when the office is open, package lockers...nope it’s just a package room & if there were a thief they could steal yours, gnats all around the outside of building, gnats inside the hallways and inside apartment, the trash is causing a huge gnat problem & it’s been a problem for over a month, the gnats bite so itch itch itch, lots of smokers so they aren’t making it smoke free, I had to email & complain about people leaving their trash out all the time for them to get it to stop, shops down below...one hopes they will eventually come, walls are thin, parking garage gate has never been put in use & it’s been open since July You make your own decisions, but know you’re not going to get what you’re hoping for. It’s a disappointment for what you pay. Lincoln Properties shame on you for not making it better!
Relocated from another state and did not have much time to tour the area. The leasing agent only showed me one unit and I signed at first glance. I was drawn in by the proximity to Publix, nearby parks, and large balcony facing 17-92. I wish I had known how noisy the traffic and train horns would be throughout the day and night. Train horns randomly BLARE between 12AM - 4AM. I complained to SunRail and the City but there is no immediate remedy because they would need to designate the area as a "quiet zone." They have been working on that for years! During the first week, my A/C malfunctioned. Maintenance installed a clunky window unit with duct tape which they left for weeks while they serviced the thermostat. The thermostat is awfully cheap and forces you to program settings. You need a manual to set the temperature. There is no light fixture or ceiling fan in the bedroom. You will need a lamp! The washer/dryer was not connected properly. For weeks, there was no water line connected to the washer. Then the kitchen sink collapsed, and water gushed into the bottom cabinets and floor. The contract work is sketchy AF! Ants are a growing concern. They creep around the walls throughout the unit. Painters left splatter around the baseboards and on the floors. The worst part is the sloping hill that you experience in your unit. The corner of my bedroom is at a mountain top, but as you walk towards the door you fall into a deep slope. My bed leans to one side of the room because of it. Another issue is the parking garage does not have any convex safety mirrors. You risk turning the corner blindly on each level and hope not to be hit or hit anyone else. If you can get past these kinds of issues, this is your spot! I choose not to renew the lease.
Nice apartments, but it is very noisy renting an apartment facing Orlando Avenue, specially with the train noise.
Great staff...very friendly and helpful maintenance and closeness to I4 and other local towns make this a great place to live! They also have fun gatherings and chances to meet your neighbors and learn more about them!
I guess my expectations were too high...lets do this as pros and cons. Pros: Courtyard and pool area are beautiful Publix is next door Decent sized units Cons: People treat the courtyard like a dog park, allowing dogs to run with no leashes, jump on people, peeing everywhere and barking. The counter tops are not sealed so be sure not to spill anything on the stone. CHEAP CONSTRUCTION with no attention to detail (paint on carpet, laminate hardwood, and terrible quality drywall work). The package system is a failure and without a properly working code you cant get your packages. Management threatens everyone with fees for everything. The building is NOT secure since anyone can enter the hallways through the doors in the garage. YOU CAN NOT use the pool table and "amenities" outside of office hours even though they will act like it is accessible when you tour. Valet garbage is more of a pain than anything. I have met many people and so far everyone has serious complaints. Buyer Beware!

apartment building, hallways and garage are in need of cleaning and many security features are not operational. Building can be entered easily by non residents. Residents litter the garage and common areas.
Many people moved here due to the non-smoking community perk for those that don’t like smokers in common areas or on patios you live next to or see. Even though EVERYONE signs a lease that has a NO Smoking section (or you’ll be evicted), people are still doing it. The office is putting notices on doors of those that are not complying (and who laugh at the rule) but folks continue to do it and try covering their balconies with trash bags to hide them doing it. This is bigger than the management office! Lincoln Properties with the Owners of the community need to place explicit signs in garage and all entry doors (not in community, not on patio, not on sidewalk on property but must be 100 ft from the property... or else eviction) this is annoying that people disregard the rules. I love the office and my apartment but cannot walk in garage or walk outside without seeing someone smoking. The office is doing what they can but we need a security officer that manages the rule breaking between 5:30 and 9 am and office needs to have someone walk property during the day. Come on Lincoln ... FIX THIS!!!

Charley was extremely warm and welcoming. It set the tone and differentiated 400 North from the other communities I visited.
Application process is very easy and the staff is friendly and helpful. Questions are answered quickly and my apartment is spacious for a one bedroom.
The sound travel in this place is awful. If I recommend this place, I would tell them to forget about a lake view or any kind of view and always take a top floor or you will be pretty regretful.
I am pleased with everything so far. I am currently waiting for my application to be approved.
