Property Ratings at 400 Winchester
The gym is smelly and none of the treadmills work. They never clean it. The pool is okay I've seen people swimming in ti but it is full of leaves. I personally will not get in. The office does not answer emails unless you go to the office in person to speak to them and the office is closed on days it should be open. The neighbors tho, very nice and friendly people but if you are moving here to get the full experience, forget about it. I've been here 2 years almost and have not been able to enjoy everything they claim they have to offer. Pretty disappointing to be honest they've gone through so much management and fired or caused great people to quit.
I stopped by today to look at these apartments. It was a nice place. I loved the pool, grill area, and the playground for the kids. Love the layout of the apartment. The guy- Chris that helped me was so nice and polite. He answered all my questions.
Rats everywhere!! This new management team sucks, I’ve been here 7 years, easily the worst crew we’ve had!!
There are rats everywhere. I visited this property as I wanted to apply. I visited during daylight hours, as well as after dark. There are RATS running around everywhere, especially around the dumpster areas. There are areas that lack ANY lighting. It is truly disgusting because there were children playing outside. Needless to say, I won't be applying as a tenant.
Review date: 2/5/2018: 400 Winchester does not deserve any star in my opinion. This place is a complete dump located in the heart of a great neighborhood (don't be fooled by the location). The units were poorly designed and cheaply built. Everything inside the apartment was grotesquely painted over when the previous tenant moved out, including the bathtub. Every time you clean the bathtub, the cheap paint comes off. My building is very filthy. My biggest issue is second hand smoking. When your neighbors smoke their weed, the smell ends up in your bathroom and air vents. The smell of weed at night has become a normal occurence. I think our entire building is inhabited by weed smokers (and probably drug dealers). New faces in and out everyday, you have no idea who your neighbors are. One thing you do know about them is that they live and survive on weed. I can't wait to get out of here.

Please see the below response from our Community Manager: We are disappointed to hear that your experience here at 400 Winchester was anything less than exceptional. I am brand new to the property and promise to work tirelessly with my leasing team to provide all residents with the experience they deserve. While many items are able to be addressed immediately, many require time to develop the best course of action. As most leasing offices do, we rely on our residents to be our ambassadors for the property outside of leasing hours. If we are not made aware of issues that go on when our office is closed, it may be difficult for us to address them. We have recently employed a courtesy officer to address after-hours lease violations. If you are ever in the area or have a moment to speak with us, we'd love to have the opportunity to learn of additional ways we may enhance our amenities and services. We appreciate you taking the time to bring these items to our attention.
I have lived at this apartment complex for almost two years. My lease ends in three months, and I honestly cannot wait to leave. My main issue is with the office staff. My roommate was experiencing harassment from another individual, who was ordered by a Georgia Superior Court judge to stay away from her and her residence. My roommate and I went to the leasing office staff to make them aware that the individual named on the order cannot legally be at the apartment complex. We asked that if the individual shows up in the leasing office, that they call 911. The office staff were extremely rude - they talked over me and would not listen. They kept repeating, "We aren't going to get involved." I clarified that I didn't want them involved, I just wanted them to call 911 when a felony is committed in their office, which would be the case if that individual showed up. The individual named on the order has been recognized by a Superior Court judge to be a legitimate threat to my roommate's safety. The staff refused to listen, and they would not agree to call 911 if the individual came into the leasing office. They appeared to have no concern at all for the safety of their residents. Additionally, they have lost almost $800 of my money in the past. My roommate and I had no idea that they'd lost the check, and we assumed everything was okay because we received no communication from them about it whatsoever. Rent is late starting on the fourth of the month. They waited until the 21st of the month to notify us that they did not have the check. Until that point, no one had emailed either of us, called us, or posted anything in our mailbox or on our door. They waited three weeks, and then called me and threatened that if we didn't pay the missing money in three days, they would evict us. I tried to work with them to figure out what had happened to the missing check, because I had turned it in on time and had never been late with rent before. They refused to take responsibility, and told me I had to pay the amount AGAIN. They basically just bullied us into accepting responsibility for money THEY lost by threatening to throw us out of our home and making us pay them again. The leasing office staff have been consistently argumentative, rude, dismissive, and defensive. They only care about the residents to the extent that they can get money from them. Beyond that, they do not get involved or listen to any concerns.

400 at Winchester has been the best complex I have ever stayed in. The friendly staff, speedy responses and accessibility to everything in and around Atlanta makes the experience of living here even better. I would recommend here to anyone that wants a nice place and a great location.
The staff is friendly and helpful although sometimes they seem a bit scatterbrained. Everything is well maintained and clean. They are currently in the process of updating all the apartments. Ours has new appliances and lighting fixtures as well as bamboo flooring. The pool, gym and laundry room are well maintained. We really like it here!
If you want to be centrally located this is the community for you. You are close to 285 and 75 and only 20 mins from Atlanta. This s community just added a dog walk area and more pet lovers are moving in. I've b even here five yeArs and am truly happy.
