Property Ratings at 4001 Midtown
Its in a great area, the rooms and apartments are spacious. Minor issues but no place is perfect. Im excited the hot tub is working!
It's an old building with leaks through the wall/ceiling. Not sure what the management can do about these problems.
Only here because Michelle is an absolute sweetheart.. but once my lease is up I am out. Apartment is okay only when you are in your unit. Other than that the building stinks .. always embarrassed to invite people over.
Terrible in regards to cleanliness. Love the staff and michelle is the reason i signed here but i was not made aware of the terrible roach issues i would face.
I would not recommend living here at all. The apartment complex is run down, frequently has a trash and pest issue, does not maintain the garage or stairs, and does not take care of the overall condition of the apartment despite the high cost of rent.

Wonderful staff, friendly and understanding! Office is always clean and there is always someone you can speak with.
Do not move here. A lot is wrong and has not been fixed. The pictures they provide on the internet are nowhere near what it’s like.
Nice building, good management. Only complaint is the cleanliness of stairs/garage. Other than that it’s good living here.

Thanks again for taking some time to about your visit to 4001 Midtown. Be well! So good to hear from you! Thanks for letting us know. Have a great day!
4001 Midtown under new management is on the move, and in the process of making upgrades. It is strategically located near Greentown Labs and Ion District. Ideal for tech workers involved in Rice University's Tech Corridor. If you work around here, and don't want to sit in traffic like me, then this is the spot. Everything is within walking distance, 1 block from the train.

Thank you again for the great review! We really appreciate you.
Before deciding to reside in this place, you should be aware of problems that I've encountered for your own safety. I lived here for months and the pictures are not what it seems. My car got stolen right out of the parking garage WITH SECURITY ON DUTY. There was only broken window pieces on the parking space. The mail hallway smells like pee, the trash chute is always full, the parking garage gate is broken almost all the time, and the fire alarm goes off at random time for no reason.

I would not recommend this place. Since I’ve moved in my feelings and thoughts about the property gave drastically decreased. The ratings of other residents is a F and I’d have to agree with that assessment.

I love living here but this place needs a lot work. Our floors need mopping and sweeping, plus, so many other issues. I will recommend this place to anyone once it gets cleaned. Also need security.

Be careful with this one. I have been trying to get an issue resolved for weeks and they keep telling me they will get me an update or contact another department and have yet to solve my problem. They seemed promising when I first met them, but my experience has been turning into a nightmare.

Massive car break ins. No security. Illegally tow cars that's parked in proper visitor spots. Office staff gives run around when asked questions about things. Visitor parking pitch black. Anyone can access building!! They don't fix things properly!!

This place is disgusting. They have broken windows on truxillo st. Natalie at the front desk does not get back with you. Homeless people break into the side doors. The pool is broken. The hallways smell like weed and cigarettes. The whole staff is unprofessional. Malcom tries to deflect calls for natalie from angry residents. This place this overall trash!
The building is in a nice location, and it is huge for the price. However, I think there were 5 different sets of people working the front office in the year I lived there. Within a few weeks of moving in, my full-wall sized bathroom mirror fell off my wall, and when I went for help with cleaning up the glass, I was told by the front office that it was not urgent and someone would be there within the next three days. The maintenance staff, however, realized this was ridiculous and helped quickly. It took about two months to get a new mirror, though, because the office just forgot to order a new one. The elevator worked for about a month the entire year we lived there. Our sink in the kitchen and in my bathroom repeatedly backed up and overflowed with suds and sewage for the last 6 months or so, and I was told numerous times it was just a clogged drain in our sink and said it was fixed. It wasn't. I talked to management about it almost every time it happened by the last month, and was brushed off every time saying they'll come look at it. They didn't. There was also a broken fire sensor so it beeped 24/7 for months, and when I finally asked about it, I was told it had been a problem for years, as if that was an excuse to not get it fixed. Because of this, the fire alarm would randomly go off in the middle of the night for weeks on end, waking us up at 3 am for false alarms. Now that I've moved out, I've been contacting the office to get our security deposit back and have not gotten responses in a month and a half. Just ridiculous. Don't live here
Sara was quite helpful in finding my new home! I absolutely love my new place here at Ventana at Midtown. Thank you for everything
I move in on October 11 I notice my carpet had stains and later that night while I was sleeping something was biting I than spoke with Claudia that following Monday’s and inform that my carpet is dirty and something is biting me she started she will let her manager know and some one will get back with me today is the 17 and no one had contacted so I call them and complain and ask for corporate office number they than gave maintenance number I Highly recommend no one to move into these apartments they are very unprofessional and do not care about the residence they don’t deserve any stars but I had to leave one....
To start off on a positive note, the staff here are wonderful and for the area you can't find a better price. The staff always have a friendly greeting and will help you if you have any questions. There are some homeless that are nearby but I have never had a negative experience with them. In fact, most of them are really nice. It is also a good spot for easy travel on 59. On the other hand if you can afford a spot that is a little more expensive I highly recommend doing that. The elevators, garage gate, and pool/hot tub are all frequently broken. A number of the door handles to the parking garage, stairs, and entrance are starting to fall apart or off. Depending on the unit you are in the drier may take multiple runs to dry your clothes. And the garbage system could use work. There are constantly flies and the hallways stink. The hallway carpets are also pretty gross and need to be replaced, not just cleaned, due to humidity or getting wet from leaking pipes or broken grout on tubs. Last thing I'll mention is that they used to have a notification system for packages but I think they are currently going through some changes in management and these have since stopped. That means it is on you need to keep track of when your packages are arriving, they will not tell you. These have been reoccurring issues so if you are here for these amenities I recommend another place but if you are a broke college student or just trying to save some money then this is the place for you.

Thank you for your review. We appreciate the feedback. The team appreciates the kind words about them also.
Ventana at Midtown is located in a great urban location. It is the perfect location if you want to be near the city but the suburbs as well. Living in this apartment complex will allow for you to be close to Hwy 59 and the 610 loop making travel easy. If you want a positive, caring, and upbeat staff at the place you live, Ventana at Midtown is the perfect choice. :)

We are so happy you love living at Ventana at Midtown. We work hard to provide a wonderful living experience and we appreciate the opportunity to get feedback from our residents. Thank you for taking the time to share your experience. The Ventana Management Team
As soon as my lease is up.... I AM OUT! Elevator broken for months and is extremely inconvenient. I have asked several times for an update and always get the run around from the office. Parking garage has several lights out and is very dark. The first floor smells like rotten trash all through the hallway and the other interior breezeways are dirty. Leasing office has a "5 day" package hold policy which they do not adhere to. I had 5 packages delivered on Tuesday - Thursday and when I stopped by the office on Friday afternoon, they had sent them all back. Extremely frustrating! This has caused 2 packages to get lost which cost me $187.66 so far. Hopefully the other 3 do not get lost in the mail. On a good note, there are a few folks in the office that are nice and the security guards are awesome.
Property Manager at 4001 Midtown, Responded To This Review
Thank you for your feedback. As a result of your comments we have done much since August to address the issues you have mentioned. We have stepped up the hallway cleans, audited parking garage lights and repaired, implemented a package program to help with package deliveries and notifications and also addressed trash issues that may have caused a smell on the first floor. We hope you have found these improvements to be satisfactory. We appreciate the opportunity to improve upon our services here at The Ventana at Midtown. The Team at Ventana at Midtown
Geographically in a great area. Yes it's in the "up and coming" part of midtown, which means seedy until further notice. The actual apartment needs to be renovated. They repainted the outside of the entire building which is nice, but the interior is crying out for repairs. The ceilings are falling apart, the carpet in the hallways needs to be either removed or shampooed. And the biggest problem is the fact that the main elevator is broken and has been broken for 3-4 months with what seems like no attempt at getting it back in service. The price and location is the best part. Some of the other stuff can be ignored, but it just seems as if our comments are falling in deaf ears with the staff. I would recommend this place, but if you want the best and newest place, this isn't it.
Property Manager at 4001 Midtown, Responded To This Review
We appreciate your comments and have worked hard to address issues at our community. We do apologize that one of our three elevators was down for a couple of months. It had to be refurbished and it took longer than we expected. We have spent time cleaning hallway carpets and have done quite a bit of maintenance on the halls and building. Thank you for your review and we hope that you have found the work to be to your satisfaction. We would love to keep you as a resident. The Team at Ventana at Midtown
Nice apartment but the common areas could definitely use some work up. Staff is friendly but the staff who had been there for the first year I lived here have transitioned and now its been a merry go round of different staff it seems. Not sure why. But as a result things fall between the cracks. But location and size are definitely worth it for the price.
The Ventana Midtown is a perfect building for getting to experience Houston city life as the Downtown area is being revamped. It is within close proximity to Hermann Park, Midtown Bars/restaurants and only a short drive to the beaches of Galveston. The community areas include a cyber cafe, medium sized gym, fountain view with BBQ pits and a spacious pool for your entertainment. The staff is very courteous and helpful with any questions/assistance you may need. Also the maintenance staff fixes everything within a day if there are any problems. I have lived in three different apartments here in Houston and the Ventana Midtown blows them out of the water so if you're coming to live in Houston, choose the best, choose Ventana Midtown.
