Property Ratings at 401 Lofts
Overall, I’ve enjoyed living here the last two years. The management holds monthly events for the community. They take good care of the property in terms of cleaning, responding to issues, spraying for bugs etc. Maintenance responds quickly to maintenance requests and does semi-annual inspections to make sure fire alarms, lights, and sinks are working as expected. One complaint is that the computer lounge is outdated. Most of the computers and the software are from 2013, which I don’t think are regularly updated. The printer also does not reliably work, and sometimes doesn’t have paper or staples available. It used to be connected to the internet, but scanning and emailing yourself isn’t really an option anymore. My final quip is with the parking. They are now charging $90-95/month for the standard parking for the lot nearby, and usually charge about $40 more for their premium parking with the gates. But neither of these are covered parking spaces, so it’s particularly inconvenient during the winters and summers. For the standard lot parking, the management actually just buys passes from the company that owns the lot, ABM Parking, which are $35/month and pockets the rest. Since the landlords don’t live on site or nearby, I like to always warn my fellow renters to take before and after pictures of your rooms so the management doesn’t find ways to chip away at your security deposit.

The current management makes every tenant pay about 4000 $ extra when moving out, stating you didn’t give proper 90 days notification, forfeits your security deposit, and charges you for cleaning even if you clean the apartment spotless. This is since 2022, when the current management took over. Students be aware, and stay away from here!!
Lived here for a year and the rooms are too small, they make it a inconvenience if you have a bad room mate, paying to park in the parking lot is a pain and for the area downtown it’s constant ruckus and shouldn’t be paying this much to live there
401 Lofts is honestly amazing. The staff is friendly and helpful, there's resident events all the time with great food and gives the community time to meet and mingle and relax in a chill environment, and the rates are pretty much unbeatable for what you get. To be downtown and pay virtually no utilities unheard of. They have a flat rate of $40/month which covers everything like electricity and heat as well as internet and cable when that combination alone is usually upwards of $100. The rates may seem high at first glance, but when you consider you have a gym on site, a pool, and other recreational activities on site like the new yoga classes and free unlimited coffee from the lounge, you make up for a bit of a higher rent and then some. The convenience of it all sold me and continues to keep me here. Similar properties in the area may seem comparable but they're all larger corporate owned properties where the management could care less about you. I have friends at other communities that have lower rent costs but their utilities and extra expenses all outweigh what I'm paying and don't even seem as nice because the students there are so much louder and run the places down quicker than the folks that live here. I'm so happy I chose 401.

I have now lived at 401 for a year and a half, and only have positive things to say! For starters, this building is definitely one of the cleanest, nicest- looking buildings in the area, and the apartments come fully furnished with full utilities. I love having a washer and dryer unit in my apartment, and as a student, the all-inclusive utility charges are super affordable. I love that this place has a pool, gym, and awesome lobby. The amenities here have helped me meet people and participate in fun community events (and eat lots of free food!) 401 also has parking which is a great bonus, and it is in the perfect location to take a walk down Main St., or head up the road to get to class. The staff at 401 has been extremely helpful from the start, and the maintenance team gets things done within 24 hours, which is not something you see at many places. If I had to offer any improvements to the property, my only wish is that the apartment had a coat closet for extra storage in the common area (2-bedroom). Other than that, everything else about my stay here has been great and I look forward to staying here for the foreseeable future!

This is an AMAZING place to live. Do not bother looking elsewhere! As a graduate student I appreciate the clean and safe environment of the 401 Lofts, along with the proximity to the campus. You are getting what you pay for here: great quality living! The cable and wifi is included in the rent along with having a 24 hour gym and tanning. ONE of the many things that stands out from this property, compared to the surrounding areas is their flat rate utilities, meaning they cover the charge if you go over! There is also a great pool area with grills and a TV! Everyone is truly respectful to one another. The staff is extremely helpful and ALWAYS available. The community consists of young professionals, professionals, graduate students and students, but overall a friendly place to call home. The demographic is very diverse and a breath of fresh air!

This is a great place to live for a young professional working near downtown Akron. It has great amminites including a pool, free coffee, and more. It's great during the summer because there are many thing to enjoy and do with walking distance. I would absolutely recommend.
