Love this place! Moved here from Rainey Street. Parking, neighborhood, and location/surrounding businesses are much better. The management and maintenance teams are very friendly and responsive as well.

One of the best locations downtown. A less than a 5 minute walk to Trader Joe’s makes grocery shopping easy. The pool area is always kept as clean as possible and maintenance is very attentive

I like living here. The complex has more of a homey feel than the other apartments in downtown. The amenities are not the best (small gym) but the apartments themsevles are nice. Also you can never hear the neighbors- which is really nice.

I have had nothing but a great experience after moving in last month. Alexa from the leasing office has been incredible and has made sure to answer all my questions. The unit and building is super clean. Any maintenance request has been answered within a day and resolved on the first visit. The location is unbeatable!

I've had a great experience, the staff is really great and helpful.
I had to sign my lease remotely and the office staff went above and beyond answering all my questions!
Parts of the property aren't kept up very well i.e. stairwells, pool area or the perimeter. Also the building doesn't offer more entry options from the 1st floor level to easily access different parts of the building without having to walk the entirety of the hallways nor is the elevator accessible for all residents
I would recommend this place to anybody who wants to live in a downtown environment. Fees very much like home for being in the middle of the city!
The location is excellent and the staff are awesome! Shea and Alexa have always been a pleasure to work with.
I have already suggested a friend moving from DC to look at the complex.
I like my unit itself. I think the common areas could be better maintained and cleaned. It feels like they are very rarely cleaned. The gym is tiny and has cheap equipment and is NEVER cleaned and maintained. There is one maintenance guy that I see regularly and he is great but the property is too big for him to maintain himself.
It is a perfect downtown residential property
Communication with the front desk is always quick, professional, and attentive. Pedro is also very nice and professional.
I would recommend because it is quiet and in a great location. The staff is very helpful and attentive.
Good value and in great area of downtown. My apartment was a bit dark and street facing so it could get really loud on the weekends; which is why I left. Girls in leasing office were really nice. Didn't have much to complain about.
We love the location! We have noticed that we have made several disclaimers and apologies to guests based on the cleanliness of all the common areas, especially the hallways and stairwells.
Keeping stairways and hallways neat and clean are the only reason I did not score a 10.

My unit faces 5th street and the music noise from Thursday through Sunday is significant and the quality of the windows and doors on my unit do not help reduce the noise. Being an older property for the area the window and door technology of the building is poor at noise reduction.

I would definitely recommend the apartment for finishes, location and awesome service! Would be hesitant to recommend to anyone who is easily woken up by noise. My only other comment is the stairs/hallways really need to be cleaned.
My main reason not is just how unbelievably dirty the hallways and stairwells are. I'm embarrassed to bring people in. The apartments and the community are lovely (and the staff are too)
The office and maintenance staff are probably one of the strongest reasons as to why I would recommend living here. Everyone is always warm, inviting, accommodating, prompt, trustworthy, hardworking, I'll be sad to see any of them go.

For the location, quality of the apartment, and office staff attentiveness, I think 404 is worth every single dime. I tell friends constantly that they can't find another place in downtown Austin that is this affordable, while not compromising quality.
As someone who was a part of the community for about 5 years, I would say there is no other apartment complex downtown that's better for value based on location and amenities.
Although there have been quite a few maintenance items upfront, the office has been quick to assist, and has kept me in the loop on anything taking more than a day or two. The location is great and well-maintained, and I am very excited to be apart of the 404 community.
Depends on what they are looking for. It doesn't have the high end appointments as some of the other complexes, but it is well designed, the apts are in good shape, and it is good value
I think it's a great location and the layout is great and the rates are decent. The office staff is wonderful. My only issue is that everything is so cheaply built that you easily hear neighbors, so if you have the misfortune of having a dog around you or inconsiderate neighbors, it will be unbearable at times.
While I believe all downtown properties are overpriced, 404 Rio Grande is probably the most reasonably priced, so I would recommend it. However, I have to say I had a very negative experience with getting towed from the garage. I came home sick from work one day, wasn't thinking clearly or paying attention to my surroundings, and accidentally parked in a reserved spot (which had only recently been marked as reserved). I was only parked there for 2-3 hours when I realized I had been towed. My understanding is that it was the owner of the parking space, not the apartment, that towed me. But it would be nice if there was some sort of system where the towing company would give people who are clearly residents (with a resident tag) a warning before they are towed. Again this is really indicative of the character of that particular resident rather than the apartment, but I think the apartment could put some measures in place to help this in the future. It cost me over $200 for this simple and honest mistake, on a day when I was already sick and feeling terrible.
I would definitely recommend this apartment community to others. Not only is the complex situated in a great downtown location, it's affordable with excellent parking.

I've been a city girl all of my life, so I have some experience with different apartments and condos and living life downtown in general. 404 has been my absolute favorite place to stay in Texas, so far! I love 404! The community is fun and welcoming, the staff is professional and very pleasant (Alexa is a dream!), and you can't beat the location or parking at this place.
The location is perfect and we love the smaller community as compared to the high rises around us.
If they want a great location, free visitor parking, and nice floor plans, I would recommend them. If they want nice amenities and good management (based on the past year), I'd probably tell them to look elsewhere.
Actual apartment is very nice, amenities aren't the best, but location and apartment features are great.
