Property Ratings at 404 Rivertowne Apartment Homes
Scheduled an appointment to view a studio/1 bedroom apartment. I got the reminder email as well as the reminder text. The lady….she didn’t even offer her name kept asking if I even had an appointment. The finds we talked about felt like she was just brushing me off and could not get me out of there fast enough. Definite waste of time and had no availability until June 24th to show the apartment I was looking for. She said the application fee was $150…3x the cost from the app. Definitely not a place I want to be apart of.
Current resident. They have a ton of work to do on their apartments, and will take their time to fix any issues. Took about three weeks to have the bathroom actually function after I moved in. Also, they will tow residents cars without notice. Several were towed last night, including mine. Funny thing, I tried to get the permit, but… they were supposedly too busy to give me one. All were residents.
I don’t recommend living here. I been living in building 403 since February 2023 up until November 2023. I had to break my lease due to RODENT Infestation throughout the whole building. The building is not safe to live in. I had to break my lease due to the rodent infestation and now is being charged thousands of dollars for a place that wasn’t safe for my family to live in. We have a year old that couldn’t learn crawl or walk because the rodents was so bad. We have had 7 rodents and caught and KILLED 6th of the rodents. Which management doesn’t do anything to actually fixed the problem. I have put in work orders after work orders every time, I have seen and caught/killed the rodent. We have spent hundreds on remedies and traps because the exterminators barely shows up, when you pay for it in your rent. I have complained multiple times and it just gets shrugged off. They just come fixed the hole then another rodent will eat hisself back in. I have seen the exterminators walk in my apartment and walked back out quickly showing on my camera that didn’t do anything. I knew it was a problem when on the first day after moving everything in, the neighbor said this building has rodents. I have had multiple water leaks in my bathroom also. The walls also is very thin, you can hear people conversations, tv’s, music, coughing, dogs barking, neighbors having intercourse and etc. You also can smell when neighbors smoke throughout their apartment or burn their food. There have been a bullet hole in my window since move in day and never got fixed even after putting in a work order to be fix. I also been threatened to have my door knob taken off my door after one of their irresponsive maintenance people had lost the key to the apartment.
I have had countless issues with my apartment since I moved here about 6 months ago. The managers/staff of the leasing office are extremely insensitive and rude. The front gate's been broken since I moved in, anyone can get in the complex through the opening. They might as well not have "security" gates at all. I, as well as surrounding neighbors have had severe theft issues ranging from porch chairs, grills, and even vehicles. I know 2 neighbors who have gotten their vehicles stolen in the middle of the night within the past 3 months. Maybe if the gates were up (or if the security cameras actually worked), they wouldn't have these reoccurring issues. I can imagine since my immediate neighbors' vehicles have been stolen, others have as well. One of my neighbors asked the leasing office if they could waive the fee to break their lease so they could just get out and not have vehicle theft again (due to the leasing offices' lack of security). The staff was insensitive and said there was nothing they could do to help, and it wasn't their issue. There was also an extremely disorganized repainting of the parking lots a few weeks ago. Residents had to park on the streets, blocks from their apartments, so that the complex could repaint parking spots for periods ranging from 24 to 48-hour time periods. If you didn't move your car in time--you were towed, even though there was no instruction/solution on where to park. Residents also parked on the side of the complex bumper-to-bumper. If you ask me, repainting parking spots is the last of this complex's worries. I've had a guest spend the night with me, and we put a visitor tag up in their car. When we woke up the next morning it was gone. It had been towed by this complex's' designated towing company: On Time Towing. We had to pay $200 to get it back because the tag--that the LEASING OFFICE GAVE US--fell off of the mirror. I've heard countless stories from neighbors about damage to lower suspended cars because of the towing company. The towing company/leasing office both lack empathy. All they care about is themselves. The poor taking money from the poor. They don't take accountability or provide solutions; they just damage your vehicle and leave the scene. I can't even begin to explain the issues I've had with my apartment itself. Doors that won't shut, cracks/holes in the wall/flooring, toilet/sink leakage, and even slanted floors and counter fixtures. I can't name a SINGLE good thing about this complex.
I've never lived in a place with this amount of roaches in my life!! I literally moved out within a week. I was pretty much sleeping with them!! DO NOT GIVE YOUR MONEY TO THESE PEOPLE!!!
I have had water damage in my apartment since I moved-in and it has yet to be fixed regardless of my numerous requests. The mold and water stains make me unable to use certain areas of my apartment. I have also had multiple billing issues involving large sums of money being miscounted. The halls smell of urine because other tenants do not clean up after themselves and their pets. Worst of all, the leasing office and property manager are difficult to get in touch with and avoid problems even after being made aware. I have been spoken rudely to on several occasions by members of the leasing office and maintenance staff.
Everything about this place is disgusting and vile. The management are the most callus and disrespectful people I have ever had to deal with. They *DO NOT CARE* about you or even the property they are supposed to maintain. I moved into a "renovated" unit only to find everything broken and an infestation of cockroaches. Management laughs about this stuff and shrugs it all off. You are forced to fix everything yourself by filing ticket after ticket after ticket and waiting. They have literally told me that waking up with cockroaches bites every day "isn't an emergency" they don't have any security and so there are break-ins, package theft, defacing of property, drug deals, incredibly loud music at all hours of the night, and they do NOTHING to maintain resident safety. Living here is like living in the worst neighborhood in Chicago. You aren't safe, your kids aren't safe, the people around you will steal from you and threaten you, and management will laugh and refuse to do anything to protect you from it. Disguisting and abhorrent, no human being should live here.

I lived here for a little over 5 years..and have been through 3 managers...and each one has gotten worse...maintenance is terrible..during triple digit temperatures I had no air I called maintenance over 6 times in one day on the emergency number but no call back..I then called the office to speak to the manager I was told she would call me back..which was on s Friday and I never heard from her..that’s just one of the many many things I’ve gone through with this maintenance department and the manager...I would not move here for nothing...the are not worth the money they are asking..and the manager has a terrible attitude I only gave it a star because I had to The worst please I’ve ever lived

Sharon, it saddens us to see your experience with our community wasn’t more positive. Our residents and future residents are important to us and while we strive to provide excellent service, we are sorry we missed the mark with you. Please give our office a call if you would like to discuss your situation further. Thank you
Staff is rude, property in unsafe. A couple months after moving in someone was shot up in my building from a failed robbery. Staff was rude and insensitive about the situation acted like they didn’t know and had rude responses when I brought up safety concerns. Recently sketchy people moved in next to me, they smoke cigarettes and weed blast music and one threatened to push me down the stairs because I asked him to move to get into my apartment. I have called the office several times, they don’t care. Said there’s nothing they can do. After having you building shot up this is the last thing you could want. Not to mention the now bullet homes in the walls and windows that’s they’ve yet to fix!

We are sorry to receive your review. We do our best to offer our residents the best experience in our community, but it seems as though we have fallen short of your expectations. We would love the opportunity to better our services and your perception of us, so please give us a call or stop by our office so that we can further discuss some of the concerns that you are having. Thank you kindly. We hope to speak with you soon.
Had nothing but issues since moving in here. From rats, to mold, to leaks, to the AC unit going out. Not to mention it took them over two weeks to fix most of these things if not longer. And that was after I bugged him about it repetitively. I also had bugs and so many other things you wouldn't even imagine the state of my apartment. I had to end up moving out and breaking the lease due to the hazardous living conditions

Tori, We sincerely apologize that your experience and the condition of your home has fallen short of expectations. Our residents' comfort is of utmost importance to our team, and we are disappointed to hear that you may not have felt this way. We try to fulfill all maintenance requests in a timely and efficient manner, regardless of high volume. We're sorry this was not your experience.
I’ve lived here for a while now and haven’t had any issues really. Any maintenance orders are done in a timely manner. After reading most of these reviews it’s interesting to see how people want all these work orders completed or have all these issues but do not communicate with the office. Open communication is key. Office staff is awesome, everyones nice, smiles all around when you walk in (that definitely makes a difference), and they actually listen to you and work to make you happy!! Location is great, I’m close to everything and rent is reasonable considering your in Richmond so centrally located. I’m a happy resident. Communicate people and be nice!

Thank you for this fantastic review of our community, Nicole! At Somerset Glen, we strive to offer every resident a beautiful place to live and we're so happy to have lived up to that expectation. If there's anything we can do to make your stay even better, please reach out to our office. Have an excellent week :)
Office staff is rude, came into my apartment broke my dishes NO ONE said anything to me. Sank ran water for hours I couldn’t turn it off.. when someone came he cut it off I could only have hot water, to many parking rules with no nightly security of property. To many ear wig(bugs) and snails that come into apartments. They don’t work with the working class people who can’t make it to the office in time to pay rent they charge a late fee ASAP & will put and eviction notices your door for the whole building to see! Mail is always jacked up... rent and other prices can change at any time...
Property Manager at 404 Rivertowne Apartment Homes, Responded To This Review
We're discouraged by this characterization of our community as it is not indicative of the comfortable home life nor level of service we strive to provide. Please know, we always provide adequate notice-of-entry to residents unless permission-to-enter has been granted through a submitted work request. This allows us to provide prompt service. We care deeply for each and every resident of our community - yourself included - and regret that you received the opposite impression. As outlined in the lease, rent is due in full on the date listed. Rent not paid in full by the end of the grace period may incur late fees and result in the start of the eviction process. Rent will not change in a given lease period unless a resident is on a month-to-month lease. You'll find it is not uncommon in the multifamily housing industry for certain charges - such as utilities - to fluctuate with usage and slightly increase the overall monthly cost of renting a home. If you have questions about your costs, please give the office a call. We would love the opportunity to sit down with you, discuss your concerns in greater detail, and work towards improving your time at our community overall. Please call the office at your earliest convenience and schedule a time to speak with management directly if you are interested in doing so. Thank you. We look forward to hearing from you.
Somerset Glenn would be the last place I would ever move to, there AC doesn't work and they have holes in the floor and walls, there's a lot of roaches and they do not come and fix anything. The washer and dryer always breaking down and they take a weeks just to send people out there to fix it. They take months to come fix any issue. So far 58 people called to the maintenance office to come and fix their AC but they have not came and been waiting months as well. Those same people that called said they is moving out because they not trying to fix there AC. , You can't have company come to your house , if you do they blame you and your company on things other people are doing. These are not good apartments to live in.
I have sent in about 10 requests regarding my AC/Heat for the last year. I had no heat for two months during the winter which you all fixed by giving me a tiny space heater. I am now sitting in an 81 degree apartment after four more calls within a week for broken AC. This is after you all have decided that this apartment is worth almost $200 more than what I've been paying and after your maintenance crew set it on fire, which I had to stay in a hotel for at my own cost and had someone else's washing machine water come through my pipes and destroy $200 worth of my property. Avoid this place at all costs.
When I first moved into my apartment a year ago the maintenance was great but now they never answer the phone unless u call a bunch of times or u lie and say it's an emergency. When I first moved in someone was killed in the building entrance every three months mice keep on appearing out of nowhere it doesn't matter if your house is clean or dirty they travel through the walls They lie about a lot of stuff.
These were some of the worst apartments I ever lived in. There was sewage outside my apartment, mold behind the wall leading from the bathroom to my bedroom. And my neighbors played their music as loud and as long as they wanted. I ended up buying my own mold kit to get out of the lease.
I have been in Somerset glen apartmenra since April and there have been more problems with my apartment than the months than i have been here. My closet is on it's third and worst leak they were notified a week ago and it's still not fixed I have had leaking twice in my living room and it took them three months to fix it. Its getting cold and my heating unit had not worked since I have been here. I have had more trouble then a little, in such a short time..I really want to move but I still have more Time on the lease. My car has been broken into twice n they refuse to have a security detail initiated. They need new management that does more then draw a check for not managing. Thank you for your time and I pray I'm the next winner.
This is not a place I'd recommend doe to management lack of concern to the cat lady who has 12 stray cats she feeds that stack you when you walk to the dumpster
Somerset Glen was a great choice to move to as a student. It is a great transition apartment from college to the real world. The staff is friendly and the apartment is well kept. If there is ever a problem maintenence is a quick call away.
I THINK THESE APARTMENTS ARE VERY NICE AND I WOULD LIKE TO MOVE THERE AFTER THE HOLIDAYS.
Somerset glen apartments staff do not care about their residents what so ever! My wife and I had just come home from the hospital we had just had a baby girl, being that you can only get a parking pass every other week, i was one day away from getting a parking pass. I went up to the office explained my situation telling them that my wife had just had a baby and I needed a parking pass because it was snow ice cold and the baby had a doctors appt the next day! The property manager looked in her little book and refused me a pass saying your not due for one until tomorrow so you cant get one today. This place is disgusting the people at the office make it 1000 times worse!
These apartments are full of roaches, I kept my apartment very neat and clean (literally) and the roaches just got worst and worse. I used roach bait, boric acid, a a can of spray a week!...exterminators were suposed to be schedule to come out and treat all the apartments, they never came! Beside the roaches, my apartment had mold, electrical problems, and lots of holes and cracks every where. The cracks just started spreading quuckly. The maintenance are pretty nice. But didn't truly fix anything. -July 2013-July 2014
Moved here from MI, was told I had a 1bdrm with carpet,eat-in kitchen and w/d, got here and was given keys to an apt that did not have carpet or w/d Would not recommend this complex to anyone
tis place is awful, im gonna leave real soon. mice, roaches, unfriendly neighbors, office staff come off friendly, but they are not, maintenance is a JOKE!!!!!!!!.I 've been waiting to get my cabinets fix and replaced, they haven't done nothing, filled with roach feces, I have to keep cleaning them and I bomb every 2 weeks, to keep the roaches down, the price is affordable, but I see why people just up and leave. They embarrass you by putting a big red notice on your door if your rent is late, that should be kept confidential, there are no perks living here.
