4050 Lofts offer per bed pricing and is one of the newest upscale, off-campus apartment communities for students in the Tampa, Florida area. We are leasing for next semester currently, please call for more details! We are conveniently located just steps from the University of South Florida campus and serve local area colleges and universities, including HCC. We offer 3 and 4 bedroom fully furnished apartments with utilities included. Not to mention a whole variety of amenities such as 2 resort style pools, a fitness center, a grilling area by the pool with a Green Egg and much more! As a USF affiliate, we offer students everything they need in off-campus housing near USF and then some—this is the time of your life, and we want you to enjoy it!

So, I decided to tour this place after my friend, who already lives here, convinced me. She was raving about the new leasing staff and how much they’ve improved things recently, so I thought I’d check it out for myself. Honestly, I’m really glad I did. The team was super helpful throughout the whole process, answering all my questions and addressing any concerns I had. I was a little nervous about a few things going in, but they were really transparent and welcoming, which made me feel a lot more comfortable. After seeing everything and getting a clear picture of what the place is like, I’m definitely planning on signing a lease here for my senior year. Feels like the right move, and I’m actually excited about it!

Endless roaches and the people that come to spray solve nothing, the staircase is extremely dirty, and the conditions of the apartments/rooms are not great because everything is scratched up and definitellyyy over-used. They charge too much to live here. Don't be fooled by the TVs in the room and the pool.

Filthy place. Horrendous management. Lying thief’s who will destroy your credit long after you move out with fabricated damages. Then when you try to communicate and give photo and video proof of their lies, they refuse to correct. DO NOT RENT HERE

If I could give negative stars I would. This place is terrible. Management( a man named Ben in specific) does not care about residents at all. The common areas are so dirty. Since it’s mostly students, turnover is high and the managers aren’t really concerned with tenant relationships or cleanliness. If you’re thinking about 4050, just move on. A/C is broken right now and the wifi is unreliable too.

Terrible place to live - common areas are already dirty and things are always broken. Management is always making important announcements AFTER changes have been made. Residents get locked out of gates often. The front office doesn’t do anything to help.

I signed here because it was one of the cheapest options around USF. The property is not clean, the elevators are always disgusting and smell weird. However, the units themselves aren't bad. It seems that the people that live there just don't care how the property looks and there's always trash everywhere. Sign somewhere else. I think the extra money in rent is worth avoiding this place.
I wish if I can rate ZERO for this unethical business. I have many problems with these apartments and I will mention it for people to know what they are getting into! 1- when I moved in the leaser said that they will clean and inspect the unit to make sure everything is ready, but that was a complete lie because I took pictures of broken closet slide doors, torn chair, dusty bed, dusty table, dusty desk, dirty carpet, dirty sink, and toilet with pee all around it. I mean what is that and when you complain they say oh sorry we cannot show the rooms before you sign and have the room already. It is like selling a car to someone but they cannot drive it unless they buy it. Also, the water pressure is very low and the bedroom light went off after two weeks of me moving in. They basically want to rush you through the process so they can get you in the end of the lease so you pay money. 2- The worst customer service ever. I had apartments before and I never complained about anyone but these people deserve it. They only have Zack which is amazing but the rest need more training or even getting fired especially Victoria which is the manager/ Natalie which is assistant manager, and another girl in the front that did not want to give her name and she did not even have a tag and dressed in pajamas. I purchased a reserved sticker for my car and I was trying to reach the manager of a manner of someone have been parked in my reserved spot since I got it, but I could not reach her because they said that she was busy even though she was eating and talking to Natalie, I offered to wait and still they told me that they cannot help with anything even though they did not hear what I have to say. It is crazy because my spotlight is not even on. I purchased the ticket on 03/06/2020 and until now 03/10/2020 I could not park in my spot because the management is horrible. What is funny is when I went to cancel the reserved parking sticker for next month they said they cannot accept that. How can you charge someone for something that they are not using and especially if it is easy to adjust taking off $20 every month because I do not want it? Money hungry people.
The Apartments itself are not that bad. HOWEVER, managers tend to lie, be rude and disrespectful to their clients. I had couple problems with the management company in the past but now (due to their incompetence) they threatening to evict me. In short, their website was not working and I was not able to pay online (I was not in the US). Nobody answered my emails or phone calls. NOW, Nobody wants to solve the problem with me. Manager was in the office for the whole day but had no time to talk to me. (Had no time to do her work). They fined me and stated that they want to evict me in 3 days. I DO NOT RECOMMEND 4050 APARTMENTS BECAUSE MANAGERS WILL DECEIVE YOU ANYWAY.
DO NOT SIGN HERE! Management (front desk) can’t do their job right ever! Always messing up on payments/ packages/ rooommate placement. They get paid to sit up there and give you attitude all they do is try to take advantage of everyone by charging bogus fees. The only ones who actually does his job up there is Conor. He is the only one who truly cares for his job.
Completely regret resigning my lease here. Way too overpriced for the lack of quality considering other apartments down the street are much cheaper. The front office will promise new leasers things to get them to close on a lease, then completely disregard the applicants desires. Venue might even be better.
My experience with Rob and the maintenance crew was definitely a positive one. The front desk never informed me of a parking sticker upon moving in. My car was towed 2 days after my move in date. I missed work and had a lot of explaining to do with my supervisor. Rob called the towing company and explained everything and it was taken care of. I was upset and a little irritated but they understood. Customer service goes a long way.
I've lived here for 2 years and I absolutely regret re-signing my lease. The front office staff is completely unorganized and unprofessional; they constantly lose our mail and love throwing out disciplinary fees for things that aren't our fault. For example with the torn couch cushions that were already torn when we moved in, they charged our previous roommates for furniture damage even though it was already documented as preexisting. The "routine inspections" have gotten absolutely out of hand, you can barely go a week without staff or maintenance barging into the bedrooms for vague or nonexistent reasons. They also test the fire alarms extremely often, which involves every single alarm in the building going off at once, typically at 9-10 in the morning. Appliances and amenities constantly break. The elevator in our building was broken for two months and goes out every 3 or 4. Appliances are constantly breaking; none of the toilets in our unit work reliably and we have to call maintenance almost weekly for kitchen appliances. We've also had recurring issues with bugs in the unit that, when the exterminator does actually come, don't seem affected at all. Do NOT waste your money on this complex. They pile fees onto your rent and only want profit, no matter how it affects the residents. Save yourself the time and stress and find somewhere else to sign.
DONT MOVE IN! DO NOT WASTE YOUR TIME/MONEY STUCK WITH THIS PLACE. DONT BE FOOLED FOR THE 4 STAR RATING. This place is not worth the rent. I’ve moved in at better places for similar rent (all in 42nd) and it was totally different. I started having problems even before moving in (staff is not capable of getting things done and miscommunication is huge). We were told we were going to get a room in the building A and were given one in B. But that’s ok, decided to let that go. What really is disrespectful is the conditions you find the apartment in. As soon as I open the apartment,even it was prepared for 4 new incoming residents, it was dirty and seemed like they spent 10min “cleaning it”. The floor was slippery, the sink was full of dirt marks , upon coming to the bathroom there was a cockroach in the tube, furniture is old and you can see the damage on it. As many other students, flying from other states/countries and coming to your “new place” with the experience I mentioned above you will feel like you made the worst decision by choosing this student complex. Imagine coming from a long flight just to realize there are additional issues to take care of such as getting rid of what’s supposed to be clean. I went to the leasing office to report this issue to the staff and they said they did all that was possible but that basically the bathroom is the home of the cockroaches so since they just sprayed it on Wednesday ( yes , on move in day) now the cockroaches are coming out and that is completely normal and that I have to understand that I have to let them come out while I’m there as it’s their habitat and home.That just shows how careless is management about the new residents, if they knew that upon spraying the cockroaches will come out then at least they would have the respect to have done it before move-in day and be more cautious about this. You can ask at other housing complexes and if they see something wrong they will try to fix it and send someone check the apartment but it was just a “sorry we did our best”. Also, the move in process takes around 30minutes ( even though it was empty as i checked in the next day of moving day) compared to what I’ve experienced at two nearby complexes which was around 5-10minutes maximum on check in day. No upper management to talk to. Only positive thing is they gift you a toilet paper upon moving in.
Stay Away!! Worst apartments in the history of apartments! And absolutely horrible staff! Very unprofessional!! I had the worst experience with them since day one! Filthier than a dumpster! Floors were very sticky and flooded with dirt, kitchen was an awful mess - stove, oven, cabinets, fridge and freezer were disgusting. On top of that, I would get locked out of my own apartment because their keys wouldn’t work and I had to replace my fob key 5 times and their only excuse was “it happens”!! I would get locked out of the gates too because it wouldn’t work. Office staff are totally unfriendly and very very rude and keep you waiting. They also come into your apartment at any time and never knock, they just barge in! My roommate had her car towed in the middle of the night even though she had a parking decal from them! Walls are extremely thin - you can hear everything from neighboring apartments! Electricity was out for an entire week and they didn’t do anything about it! Word of advice, truly stay away, but if you still want to move in then beware, make sure everything you agree with them is in writing and don’t think if they promise you something that they’ll fulfill! All they care about is money money money and zero service!
I lived at 4050 Lofts for 7 months before I subleased because I had to get out. Their roommate matching program is a joke, all my roommates did was argue all day, every day. It even got physical between two of them at one point and the office did nothing about it. When you submit a maintenance request it takes forever to get it done. My roommate's cat brought fleas in to the apartment, I moved out about 2 months later and never saw them come to exterminate when I put in 3 work orders about it. There are loud parties every single weekend night. The gates are only closed at night, but wide open during the day so anyone can get in. And even when they are closed, the gate code has been the same for years and everyone knows it.The amenities are nice, they just re did the clubhouse. The people in the office are nice too, but when it comes to making a complaint, they will never get back to you. I called 4 times to follow up on some complaints and the manager never returned my call. Subleasing and getting out of there was the best thing I did. I do not suggest living here
