Property Ratings at 4100 Apartments
I'm from Los Angeles and was surprised to find something that reminds me of home in Tulsa. The river is just a few blocks away, and I can walk across the street to the bank and grocery stores. If I want to go out there are nice shops and restaurants just five minutes away on foot along brookside. My apartment was just like thw pictures on line. Everything looked new and clean. I like having the security doors and and covered parking. It's much nicer than the other apartments in the area.
This is one of the best locations in Tulsa to live. There really is a lot within walking distance. Unfortunately there are very few choices in apartments. The manager showed me a couple of their remodeled apartments, and I have to say they were the nicest in the area by far, and the rent wasn't any higher than the other properties around. I've noticed that they have been putting in new landscaping and doing some work on the outside. Overall I've been happy wit my choice.
Unfortunately, I would not recommend renting here. The apartment itself had thin walls; there were noises in the walls that would wake me up at night, and we could always hear the neighbors crying children. The manager is not suited to be in a managerial position. A lot of problems could have been improved if she had the experience to communicate with and be available for tenants. My wife and I are both professionals. My wife had relocated here for here medical residency and I was still working in California and commuting back and forth when possible. A position unexpectedly opened for me in Tulsa, and I ended moving to Tulsa after 6 months. Unfortunately, the apartment was too small for both of us with my wife's schedule and we needed a larger apartment. Since they did not have anything larger for us available, I had spoken with the manager indicating that we would have to move out. I gave her a two week notice, and made sure she had both of our emails and cell phone numbers. She told me she would contact me before we needed to move out. I visited the office numerous times (which she was never there during business hours), and left multiple voicemails. She never contacted either one of us back. At the end of the month, we gave her a full extra months rent and requested she contact us if they were unable to find a new tenant after the following month and we would pay additional rent. She had not offered us a walk-through (and there was no way for us to get in touch with her), and we were not offered our deposit back. We left the place immaculate and there was no damage. The next month, we both sent her emails and I also left voicemails. She eventually emailed my wife back saying that she was showing the apartment. Another month went by with no communication, and we assumed she had rented the apartment. My wife then received a court order summons while she was working in the hospital, stating that we owed for damages and for rent that was not paid. We received no communication from the manager, even though we did everything in our ability to communicate with her. We are very respectful, and always paid our rent on time. We were appalled at the way this was handled and do not recommend renting here due to the unprofessional management and the way we were treated.

Let's set the record straight. Your "wife" was a tenant, you were not. When you decided to move to Tulsa, your "wife" broke her lease after a few months and moved without notice. That was very costly and unfair to us, especially after we had reserved the apartment for her for over a month before she moved in. In addition it was a breach of the lease. Since we would not respond to us, and we incurred expenses in preparing and releasing the apartment we decided to go to court. The court found that all our claims were justified and found in our favor. The court ordered your "wife" to pay damages for breach of contract. I realize that you may not have heard the entire story. I encourage you to look at the court file which is available online. You will see the judgement in our favor.
Perfect sums it up. I had been searching for an apartment around the Brookside area and decided to take a look at what they had to offer. I was shocked when i walked in. I have never seen an apartment look so modern and up to date. The location is excellent. I can not think of a single thing i would change.
I looked at several apartments before I went to 4100. I was shocked to see how modern and updated everything was. I really liked the location, but what made my mind up to chose this apartment was everything inside of it was brand new... Never used. I like that the stairs are enclosed INSIDE the building. The last place I lived at, the stairs were on the outside and it made it very unpleasant taking groceries upstairs in the rain. Plus, the hallway doors lock from the outside and only tenants have keys to get inside the building. That makes me feel very safe. All in all, I am super happy.
I have been at this apartment now for almost a year everything has been renovated it's absolutely beautiful the owners and the leasing manager really care about their tenants taking care of them very understanding just downright good people very wonderful Neighbors I am so happy with my choice in this apartment complex I just can't tell you enough on what a wonderful place it is and the location alone for the price and the quality you can't beat it really really should consider checking this apartment complex out if you're looking for a great place to live right by the river
I rented one of the remodeled units (everything they rent seems to be remodeled). Everything was new! The carpet, the appliances, the bathtub. I have never lived in a brand new house and can't afford it yet, but this is what it must be like! The neighbors are all awesome and most of them are from the Tulsa Ballet, I think half the complex seems to be ballet. They just put in security gates so the place is like a castle with a courtyard. It really nice to walk to reasors or restaurants when the weather is nice. The enclave is really nice too but its twice the price. Im really glad I found this on this site.
The owners have become greedy & no longer value their long time residents. Rather than try to find ways to take care of & improve things for their residents that have lived here for many years they are currently in the process of finding ways to move out long-time residents so they can take over the apartment; remodel it; and charge more than it is worth. Parking: There is only one parking space per apartment. There is covered parking but it is extremely old; ready to fall down; drips rust & paint on your car; and the spaces are extremely narrow and hard to park in. Courtesy Patrol: They are an absolute joke. All they do is drive through the parking lot occasionally. They never walk the grounds. They never leave their car. Property Manager on Site: ???? There is no property manager on site. There is (or was) a maintenance man on site but don't expect him to actually show up after hours. The apartments are very drafty & cold in the winter (especially the downstairs apartments with the tile floors); Hot in the summer (especially the ones on the west side); no insulation; no weatherstripping; single paned windows. Walls and floors are very thin so noise carries very very easily throughout the buildings which means you will hear the doors open & close; people talking in the hallways; people talking in the parking lots; people going up/down the stairs; and just about everything any one in the apartment next to you; below you; or above you does. Laundry Facilities: there is one washer & dryer in each building. They are old and rarely work so expect to have to go to the laundromat.... luckily there is one down the road. Controlled Access. They must be referring to the courtyard because there is no controlled access to anything else unless you live in one of the buildings that burned and were remodeled (they pay more for rent so they have amenities the long time residents don't have and that includes working locks on their buildings). Smoke Free. This is a new idea of the owners and they are currently implementing it in order to get rid of a lot of long time residents at once. The residents that smoke were not given any warning; were not given the option to quit smoking or to smoke off property. They just all woke up one morning to a notice telling them when they need to move out by. If you decide to move here anyway, keep your boxes. You never know when you might wake up to a notice with a move out by this date on it.

Feel free to come by the office or call us, we will be happy to discuss your concerns. We value all our residents especially those that have lived here many years. We are always taking care of and improving things for all residents. This year alone we have installed new seamless guttering all around, repaved the entire parking lot, added a fence tot he courtyard with locking gates, repainted the exterior doors, added new laundry equipment, changed out the flashing on the covered parking, added new landscaping, and removed old broken patios and replaced them with new larger ones. We are also currently remodeling the hallways with fresh paint, new carpet, new lighting, new apartment numbers, door hardware, and new stair handrails. The apartments we offer have been gutted and and are now brand new in every way. There is a manager and maintenance on site, and the courtesy patrol is very professional. AND FINALLY WE ARE GOING SMOKE FREE! So far this has been implemented in stages as tenants move out, no one has been forced out or left over the smoke free policy. As a matter of fact, a couple of tenants like it here so much they have given up smoking and we congratulate them. Our tenants are very excited about not have to put up with cigarette smoke from their neighbors. We have more improvements scheduled for next year, and therefore have kept our rents below market. We usually rent apartments within a week of when they become ready. Please check our ads and decide for yourself. If your like most people that come tour the property, you'll decide to make this your next home.
I took a look at a 1 bedroom based on the add. They have been remodeling this property because the apartments look like I walked into a new house. The finishes were really impressive, and the price was really great for the area.
