Property Ratings at 42 Flats
While we've thoroughly enjoyed living in Lebanon for the past two years and highly recommend the town itself, we cannot, in good conscience, recommend 42 Flats. The severe parking shortage creates a hazardous living environment. Residents are consistently forced to park in fire lanes, directly blocking fire hydrants, and on sidewalks, making it nearly impossible to have guests and forcing pedestrians, including children, to walk in the street. This poses significant safety risks and is particularly problematic for families and individuals with disabilities. The lack of street parking on Columbus Avenue exacerbates the problem. Furthermore, property management is unresponsive and ineffective. Despite multiple attempts to address these critical issues, we have received no replies. The absence of on-site management, coupled with a reliance on security cameras and email communication, has resulted in a complete lack of accountability. If you value safety, accessibility, and responsive management, we strongly advise looking elsewhere. The parking and management issues at 42 Flats significantly detract from the otherwise positive experience of living in Lebanon."
42 Flats has quickly become home. Management has always been quick to respond. The apartments are spacious with big bedrooms and plenty of closet space. The garage is great for the cold winter months and the gym is a nice added bonus.

Incredible place to live with nice quiet, respectful community. Has an amazing gym that will make all your friends and family jealous. Home is well built, spacious and comfortable. Great location in the city with everything you need within a 5 min drive.

We absolutely love living here! We have a dog and cat, both love it too! The neighbors are amazing, the landscaping is pristine, we have little backyards!! How cute! I love that we literally cannot hear our neighbors! Best apartments/townhomes that I’ve lived in!
New townhome / apartment buildings with 2 or 3 bed options. Rent is reasonably priced! The management at the property does a great job responding to any issues and proactive with upkeep around the community. Easy walk to downtown Lebanon. The gym is a great additional feature, bigger and better than normal apartment gyms. Great place!

The 42 Flats community is extremely well kept and peaceful community. The management staff are extremely accommodating and friendly. It could not be better located near downtown Lebanon with lots of shopping, resturaunts. I recommend 42 Flats.
-Management takes care of you at this property. They will respond to maintenance and other issues quickly and take care of you when things need fixed or taken care of. -Property is clean and management does a great job with landscaping -Great location, short walk distance to downtown Lebanon and both I71 and i75 are easily accessible.
42 Flats is set apart compared to every where else. When these were built, they were built with quality in mind and high quality is what you get. We've been here for 1.5 years and have never regretted it once. Great community with a great management team.
Love the private community feel. Plenty of community activities and we love our 3bdrm unit! The pro grade gym is a huge benefit.
My children and I love living in 42 Flats. Great location, close to schools, downtown Lebanon, grocery, etc. The gym is open 24 hours. Management and maintenance responds quickly and is always helpful.
We love that it’s quiet and private. We also enjoy not worrying about maintenance! They are so nice and communicates very well!
