I dont think it gets worse than this.

Pros: The super is pretty responsive. building management is friendly. Cons: The building lacks sound and heat insulation entirely. The heat insulation is so poor that in winter, condensation forms on the windows, ( just walk around the block and you'll see it! ) creating a consistently chilly atmosphere. If you think enduring just three months of winter discomfort is manageable, think again. Sometimes, the most challenging conditions occur in the late fall and early spring when the room feels colder than the outside temperature. Despite a no-smoking policy, the scent of cigarette smoke from neighbors permeates through. Footsteps from upstairs make you feel like they're going to fall through the ceiling. Conversations from both upstairs and downstairs neighbors are audible, forcing you to become familiar with their daily routines, work schedules, sleep patterns, TV-watching habits, and even whether they have pets. It's rent-stabilized, but not worth it. Renting this place requires an awful lot of faith in the behavior of your neighbors. If you must live here, pick the highest floor. At least you'll have one less neighbor to deal with.
