Hi - I'm so sorry to hear your experience didn't meet your expectations (or our standards), and one of us will get in touch directly to see what we can do to make it right.
Two months ago, I toured this building. Unit 2201 was shown as available August 1, and I signed a lease for it early June and paid all the deposits. I was told by the leasing agent that the unit was going to be vacated on June 1, and the unit was going to be completely renovated. I expressed my concerns for the tight turnaround for renovations and he assured me it would be done on time. Here we are, 2 weeks away from August 1, and I went in today to take some measurements only to find that they have not even started renovations. Not only that, but I was told when I viewed the model home that the unit would be a mirror image of the model home, which was not true. The layout was different, without some of the features that attracted me to the model unit. Still earlier today, Mike assured me they would be done on time and even told me the parking space I would be in. Just now, in an email after I spent hours trying to get them on the phone (I had to call the concierge to get them to track him down) he tells me it will not be done on time. So now I am two weeks away from a cross country move and I do not have a place to live. It is absolutely unacceptable that they are so unorganized and flat out lie to their potential tenants. Save your headache and go elsewhere!
The amenities are limited and constantly closed for repairs. I have been a resident for 1 year and the spa/pool has been closed much of that time, not to mention the gym is not 24 hours and you are made to leave out by 10pm. Management is constantly entering my apartment to check on things and until recently they weren't even giving the 48 hour notice required by law. A plausible reason for this invasion of privacy is never supplied. The price of rent as listed is much more after all fees, taxes and misc. charges are added in so I would definitely spend my money elsewhere.
Do not be distracted by the panoramic views on the top floors. Read the reviews and make sure you are not reading fake reviews. There’s a list of reasons you should consider moving into this building it’s not worth your money. ( I have been here for over two years)- There has been a change in owners they don’t care about their residents- many residents have left due to the lack of accountability and issues regarding the building including flooding and noise debris from heavy-duty construction. 1. Grand Peaks has purchased the 44- they rarely or never respond to resident issues. They only have a general number and email. Front office personnel rarely have the capacity to address resident issues. 2. There are no amenities, the hot tub has been under construction for over a year, and now the pool is under construction, Don’t expect to have a pool or hot tub any time soon. 3. With that they don’t extend the hours of the gym. 4. They have heavy-duty construction going on in the building, removing tile with drilling. It’s extremely loud and if you work from home, you will not be able to. They don’t give proper notice and they drill from 8:00 am -5:00 pm. 5. There are multiple floodings that happen in the building, so the carpet in the hallways smells. 6. There will no longer be any panoramic views there is a 47-story building being built that is facing north where the best views are that building is to be completed mid-2024-

I've never lived in such a large apartment. The patios are insane, and I love my view of the valley. The concierge is awesome and the building is very safe.
I would highly recommend 44 Monroe due to it's spacious floor plans, kind staff, and nice views of the city. Additionally, it is located nearby several restaurants, sporting venues, and the Herberger Theater.

44 Monroe has been our apartment home for many years since moving to Phoenix. It is spacious, comfortable, bright, and quiet. Onsite maintenance is efficient, prompt, thorough, and complete. The leasing office staff are always courteous, friendly, helpful, and responsive. The building is clean, well maintained and the 4 elevators are kept in good working order. The concierge desk is staffed 24 hours and provides prompt assistance, security, and receiving services. The garage is clean and safe. 44 Monroe is a great home for anyone who wants amenities, walkability, transportation, and a downtown lifestyle.

I was sent to Phoenix for one year for my job and had the opportunity to live at 44 Monroe. I would never choose any place else! The views were stunning and the staff was amazing! I never had any problems with water pressure, hot water, parking, elevators, or any other issues mentioned here. I felt very safe and the front desk was staffed 24/7. Staff was friendly and always responded quickly and professionally to any problems or requests. The compressor on my refrigerator went out one night at 9:30 pm and by 10:30 pm I had a brand new refrigerator installed! The location was perfect and central to anything you could possibly want or need. I would definitely recommend 44 Monroe and I would live here again in a heartbeat!

When we initially went to see the building/apartment in December, we were told that they were in the middle of resurfacing the pool, from plaster to Pebble tec, and it shouldn't be too long. We were also told all of the balconies in the building were temporarily closed off because they were going to be installing new hardware and should be done by the time we moved in (beginning of January). Since then, the balconies are STILL closed (it's now late June) and they began working on the pool 2 weeks ago. When I say "working on the pool", it's NOT resurfacing, like we were told. They've literally been jackhammering the inside of the pool and spa EVERY day, Monday through Friday, at least 6 hours a day, for two weeks. We're over 17 floors above all of this and it STILL causes things to rattle!! I feel horrible for the residents closer to it!! From the appearance, it's more like plumbing issues, to say the least. We were promised in April that they would START doing something about the balconies in 20 weeks. Yes, I said twenty. We have 6 months and 12 days before our lease is up. We've already found a new place to live and can't wait to get out of this building. The elevators are sketchy, and almost never all work simultaneously and we have yet to see the firepit work at all. Their solution for this, to pacify all the residents, is to give 10% off rent. It by NO MEANS makes up for all of this! We pay good money for the views and location and amenities, but if we can't partake in half of that, what good is it? 10% does not cut it. Look elsewhere.

We appreciate your feedback and apologize for any misunderstanding communicated in the changes that have occurred as the construction has progressed. We also understand your frustration and the HOA is working hard with their vendor to limit the noise and disruption, including the announcement of the work schedule ahead of time. As they update us to their progress we will communicate that to all residents and rental prospects. Renovations of this size do take time and are never completed as quickly as we’d wish. However the end results will be worth the inconvenience. We want to thank you and all of the Residents at 44 Monroe for their patience and understanding. We’re looking forward to the completion of these renovations and repairs, and eager to see the improvement they will provide to the already beautiful and iconic 44 Monroe.
Great apartments. Horrible management. Incompetent and rude. It's been 12 months without a pool, almost 12 months without balconies, and the water pressure is no good. The best management team does is send out an email that seems like it's been written by a boorish 12-year-old.
Don’t move here. The pool, hot tub, and all apartment balconies are closed for the foreseeable future. The fire pit is always broken. Elevators break on a monthly basis. Leasing office won’t tell you upfront about all these building issues before you sign a lease...because then you wouldn’t sign a lease.
DO NOT move here if you like the following: -The regular use of amenities that your rent pays for -Safe balconies that you have access to - A safe and structurally sound building -A leasing office staff with the ability to address your concerns -Constant hot water - Decent water pressure. All of these items we expected to have while living at Monroe 44 but were greatly disappointed. For the first 6 months of living there, we had constant issues with hot water in both showers. We understand that in an apartment there may be issues with hot water during high peak times, but we were experiencing it all the time. Maintenance changed a valve and the shower head a couple times to no avail. When management came to asses the situation, they gauged the water temperature that topped out at 80 degrees after running for 15 min. After months of troubleshooting we thought the water issues had been resolved. We loved our apartment views and we thought the water problems were behind us so we signed another year lease. Big mistake! We started to have water issues again but this time the water pressure would just stop in the middle of a shower and our filtered refrigerator water tasted like soap. It only got worse when they decided to demolition the pool in Late August and redo the clubhouse. To date, the pool has not had any work done to it since September. To make matters worse, all residents were told that they would no longer have use of their private balconies be cause the railings were structurally unsafe! They locked all residents out of the balconies. We noticed that our balcony railing was coming off its fixtures and the cement was cracking. It is scary to think that we leaned on this and it could have given way. Not to mention, a glass panel from the balcony fell from one of the balconies on the 22nd floor and landed on the sidewalk and other balconies below. This is not a structurally sound building. Our friends who still live there state the pool has no notice of opening and there is no indication that the balconies will be reopened. We realized that the leasing office has no control over anything at Monroe 44 except the individual units they own. They are subject to the restraints of the residents who own units and the HOA that runs it. They cannot help with building, resident, or security issues, as that is all run through the HOA

We are saddened to see these listed concerns, as we certainly strive to provide our residents with the best homes and best community possible. We can assure you that we are working on upgrading the pool, deck, and furniture and we apologize for the fact that unforeseen delays can occur during upgrades. The balcony issue discussed was addressed immediately, but unfortunately, it can be lengthy process with all parties involved to restore them to full function. Our management company and our HOA are working diligently on both projects to complete them as soon as possible while maintaining high standards. Additionally, we are looking to address water concerns or any maintenance items right away and we will continue to implement proactive changes such as the new water softener system. If you have any other concerns, or if there is anything else that we can assist you with, please do not hesitate to come to the office, or give us a call.
If you like paying rent for an apartment in a building that always has water problems, Very slow elevators, Repairs that drag on for weeks and Inconsiderate neighbors that speed through the parking garage nearly causing accidents who can't seem to return a shopping cart so others can use it, then this is the place for you. This property was really great at one time but it has gone downhill in the last 2 years. There are plenty of new buildings going up and starting to lease with good specials, why deal with this headache! Great location but there is better out there for the money.
We are on the 24th floor of our building, in the heart of downtown Phoenix. We can walk to the symphony, baseball games, basketball games and great restaurants. The views are spectacular from glorious sunsets to fascinating "haboobs". The light rail just a block away allows us to take the train to the airport, Tempe and Mesa for all they have to offer, One friend commented after staying with us....."It's great having friends in high places." They are now under new Management and I can say service is just as good as it was. I love the amenities and the access to all downtown hot spots. Just recently 44 Monroe was featured on AZCentral as one of the top places to live downtown. This is a booming area and if you like good restaurants and fun bars this is your spot.
