Property Ratings at 274 Boulevard
nasty carpet, unadjustable AC, no internet, dirty stairwell, slimy kitchen, no window screen. They charged me more rent after I moved out. The postal service would not forward my mail from this "commercial property."
This building is just nasty. Currently tenants such as myself are dealing with rats in our rooms. They come out opening and eating your food. No heat in the building! You have to park at the well star parking deck if you live there. Dirty kitchens and laundry rooms. Eude staff . Poor management. Please don't waste your time. Rooms being furnished is a joke. No wifi. Gym is dusty equipment dont even work.
This review is solely on my living experience at 444 Highland, not based on the staff, etc. I moved to 444 in August 2021 to start grad school at Clark Atlanta University. I needed emergency housing coming from Maryland because all of Clark’s housing was booked. This is the place they put me at, 444 is a off-campus living for students who attend several schools in Atlanta. Firstly, this place is INFESTED with roaches. Even if you keep your space clean, they still come into your unit. Secondly, the elevators were closed for two months after a resident died when one of the elevators collapsed in a accident. So, I had to walk up 7 flights of stairs daily which was exhausting for me. Thirdly, the hot water went out not once, but twice. The 2nd time the hot water was out for a month. So, I had to shower at my gym. Totally unacceptable. I lived at 444 for about 2 1/2 months, just so I could finish the semester and then I left. Worst living experience ever. The staff was nice, however alot of things was out of order and they were very slow at handling problems. Thank God I escaped this place. My school should be ashamed of themselves for having me live there.
Roaches, no maintenance requests ever fulfilled, rude mouthed staff, dirty, almost all the machines in the laundry rooms don't work, rats, ants, completely unprofessional. Don't do it!
We stayed there for just one month, the apart is very dirty esp the public area where you can cook. Ms Shika is not very helpful in fixing things, the internet socket is broken and she never fixed it during the whole month. We cleaned the room and let her check before moving out, she said everything was ok and the deposit will be returned in a month, but she never returned the deposit after we repeatedly called her. Each time she have some excuse for example they do not have enough checks available. It's the worst renting experience ever and if you can find somewhere else, do not rent there.
Smelly hall way. Rude and unprofessional staff. The laundry room is filthy and decorated with dog and human hair. Trash pile up in the shared kitchen. Kitchen is left dirty after use. The walls are paper thin yet there are concrete. Sound echoes so you hear everything from your neighborh, sex included. The water shuts off a lot. Security doesn't knock they walk in without your permission. The gym is just some weights and broken treadmill. Stay away. Glad I got out that dump.
ABSOLUTE GARBAGE. This place is suffering from serious mismanagement. Don't live here if you have other options or you don't want to live inside a gigantic trashcan. Here is a list of things I found to be particularly annoying: 1) Unresponsive and rude management 2) NO HOT SHOWERS for months 3) VERY thin walls 4) Furnishings are like knock-off Ikea.. laughably poor quality 5) NO GYM (This one really got me.. they advertise with a picture of a pool, basketball court & full gym which isn't included in the lease.. disgusting false advertising) 6) Nowhere to park, you have to drop $40/month extra for a hospital parking deck across Boulevard 7) Private bathrooms cost extra 8) Advertised convenience store in the building is mysteriously NEVER open and very poorly stocked 9) Community events every weekend SWARM the ground floor 10) Terrible HVAC Do not live here.
My son has lived at 444 Highland for less than two months and management has already failed to live up to the promises made when the leasing agent showed us the room. The secured, covered garage parking that we signed for in the lease was not available when my son moved in and paid his rent/parking fee. The leasing agent authorized him to park in front of the building and told him management would be in touch when a space opened in the garage. That individual no longer works there and the new manager had my son's car towed last week. Management has been rude and dismissive when I've contacted them to try to negotiate even a partial reimbursement for the $160 towing fee. I do not recommend leasing here unless you have very low customer service expectations.
The room I'm in is perfect for me. Not too small, not too big. Maintenance & management were quick to respond to my demands the couple of times I requested it. Great location near Georgia State & Georgia Tech. I am able to ride my bike to school when it's not too hot outside. Maintenance & management were quick to respond at the couple of requests I've had so far.
