Basement is rented to tenants. Looking forward to have clean, non-smoking, drug-free tenants that can pass a background and credit/income check. - Non-refundable holding fee: $250 per home when approved, credited back to approved applicant's first month's rent after move in. Holding fee is refundable if application is denied. - Pet is allowed. Non-Refundable holding fee:$250. - Utilities: Resident must register and pay for their own utilities. - No subletting allowed. - Renter must have their own renter insurance ($10-$20/month) that covers personal properties, and medical emergencies. - Renter must follow Green Forest HOA policy (i.e. trash, yard maintenance, noise, parking, etc). - Renter expected to take care of the rented home's yards lawn unless agreement made to have the cost of service included in the rental payment. - Approved Applicants are required to execute a Lease Agreement and submit the full security deposit and holding fee within 48 hours after approval of the Lease. The Lease start date must be within 10 days after approval. - Installation of smart devices to replace existing fixture require consent and written agreement to protect the safety of both parties.
