Surrounded on three sides by water, Bayonne is connected to Staten Island by the Bayonne Bridge and facing Queens to the east and Newark to the west. While historically a city built upon shipping and industry, the local economy now leans more heavily on healthcare, with the Bayonne Medical Center serving as the largest local employer. Broadway serves as the main commercial corridor of the city, flanked on either side by residential neighborhoods.
The housing market incorporates a wide selection of historic apartment buildings and charming single-family homes; while rental rates can be a bit steep, they are quite competitive for the New York area, which has drawn commuters who seek close access to the city without the exorbitant cost of living. Bayonne also benefits from a very low crime rate, boosting the appeal for folks seeking a quieter home environment than the Big Apple can offer.

Property Ratings at 44&B
44&B's location is convenient, with easy access to highways and amenities. Amenities like the fitness center enhance the living experience. The maintenance team is responsive, and I feel safe in NJ! Overall, 44&B offers a comfortable living environment in a quiet and safe neighborhood with access to NYC quickly.
This is way better than I thought, I did expect some issues with the move in process but to my surprise everything went well and I am in love with my new neighborhood. Coming from out of state 44 & B is exactly what I needed.
We were promised luxury living in a brand new building, and when we toured the place (before the first round of tenants moved in) the place seemed immaculate and well-constructed. However, upon move-in, we quickly realized the building was haphazardly built, with key amenities not completely finished and appliances breaking left and right. At first we attributed the issues to growing pains, but we moved in over a month ago and have yet to hear back from the property manager on how he plans to address these concerns. Our front door buzzer doesn’t work, our washing machine is broken, the package system is faulty (and we‘ve had boxes stolen), our blinds have fallen, the parking spaces are too small, the garbage system is a mess, and the bike locker isn’t set up. The building is in a great area and could be a wonderful place to live, but they need to hire more staff to make it hospitable.
I moved into what I thought was a luxury building, but it's turned out to be anything but. There are several issues that have left me thoroughly disappointed and frustrated with this place. First and foremost, the cleanliness of the building is a major concern. The tenants here seem to have no regard for keeping communal areas tidy. The trash compactor area is constantly overflowing, and it's evident that not everyone is doing their part to maintain a clean environment. It's disappointing to see such a lack of responsibility among residents. Another significant problem is the lack of regular cleaning in the building. Luxury buildings should prioritize cleanliness, but that's not the case here. It feels like cleaning is an afterthought, and the common areas suffer as a result. Perhaps the most concerning issue is the pervasive smell of weed in the hallways. While I understand that it's legal in some places, it's not enjoyable to have to constantly endure the smell in shared spaces. It's disappointing that some residents are not considerate enough to use it discreetly. Lastly, the walls in this building are paper-thin. I can hear everything happening in neighboring apartments, which severely impacts my ability to enjoy a peaceful and quiet living environment. It's hard to fathom how little sound insulation was considered during construction. Overall, my experience living here has been far from the luxury I expected. It's become a complete nightmare, and it's disheartening to see the lack of respect some people have for their living space. I would strongly advise anyone considering this building to think twice before moving in.
