Property Ratings at 47Seventy Settlers Point
I have mixed feelings about 4770 Settlers Point. Here’s the good and the bad. The good: -Maintenance is usually really quick to come fix any issues that may arise. -The living room and master bedrooms felt very spacious, especially since there was a bathroom in the master bed. -The grass is very green, even in the summer (more on that later). -Being next to a golf course, the loudest thing you hear from outside the complex is someone yelling “FORE”. -If you have a ground-level apartment, you can do your own landscaping. The bad: -They lost our maintenance check-in sheet and charged us for everything that we complained about when we moved in. -They raised rent by 20% after our first year. -They promised that there was a ground-level apartment we could apply for, and just as we applied for it, they said it was taken. This happened to at least three other families over the course of a year. -Packages were stolen several times. -Packages sometimes didn’t make it because of how confusing the numbering system is. -The back parking lot is full of holes and occasionally people taking catalytic converters off cars. -They run their sprinklers every. single. day. Even when it just rained. Even when it’s raining. In the middle of the worst drought in Utah when we’re being asked to conserve water. It becomes a marsh to try and walk on. -Dumpsters can become so full of furniture (from abandoned apartments) after just one day that there’s nowhere to put your household trash.
I have lived in over a dozen rental properties and the current management at Settlers Point is probably one of the best I have ever seen for a large complex. I have lived here almost a year and they may be a little more expensive than I am usually comfortable, but they generally make up for that with great service. Maintenance is very quick to respond and with an older apartment we have had several situations where we needed their help. The office is also very quick to answer questions and we have never had a negative experience working with them. This past year they updated a ton of things on the property making it very nice. They have several ammenities that I have really enjoyed including the recreational areas, the trash pickup, and the gym. I also have appreciated how reasonable they are with pets, it is definetly the best pet friendly apartment I have ever been in. One other small criticism that isn't entirely the apartment's fault, but there is a little bit of a problem with theft in the area. We don't keep anything on our patio because people have messed with it and a few other friends here have had things stolen. But generally it still feels very safe here, just know that alot of homeless people walk by and grab stuff just because of the location. To save you the time I have looked up the crime stats for the area and they really aren't that bad. Anyway, overall I have really enjoyed living here.
This place is the worst place I have ever lived. It is poorly managed, poorly cleaned, poorly maintained, and the people that live here are loud and obnoxious. Any attempts you make to get something fixed doesn’t help anything and is usually ignored for months at a time. Once someone comes into your apartment, they just look at it and claim it’s working again. DO NOT MOVE HERE, unless you want to hate your life for a year.
I did request maintenance to control the water speed in bath tub. Because it is annoying to bath on full speed all the time. The repair guy came in and changed the bottom faucet with a new one. I do not understand how come changing the faucet will control the water speed. I did expect to have some sort of mechanism so that I can control the speed of the water. Now, If I do bath for 2 min, my bath tub is becoming ocean I had to swim out to get out.
I am very happy with my apartment, it is the major location where I lived,the attention in the offices is very nice its staff I definitely recommend it
Great place to live overall, and pretty quiet most of the time.

The management at this property is TERRIBLE. They have no idea how to do their jobs or communicate. While living there, they would fail to give 24 hour notice for major maintenance to our unit and to the parking lot where our assigned spot was. The timelines they would give for maintenance would be 8am to 8pm, which is crazy. They never email back, pick up the phone when you call, or call you back, even when you're in the move out process. They returned a tiny amount of our security deposit with no explanations for the deductions, even though we asked for an itemized receipt twice. We had to take a picture of our keys in the kitchen upon move out, because they didn't pick up or return my 3 calls and 3 emails. They also charge for services that are dubious at best (like the valet trash that never gets picked up).
Would not recommend anyone I loved to live here. Unsafe property and management has no heart nor do they care about the residents. My home got robbed and my son got shot in process and almost died. Property Manager Monica as well as her Regional Manager Krista has no heart or compassion. I almost lost my son and they gave me 3 day eviction notice not 1 time was I asked by Krista cause Monica didnt want to talk to me. Not 1 time was I asked if my Son was going to be ok or if he was alive. Not safe for family's or single working parents that have to leave kids at home. I wouldn't live here nor would I recommend ANYONE to live here. Property has alot of crime and maintenance does a horrible job. Management is no better
truthfully horrible. i loved here 10 years ago, moved out of state for work and came back. New management every month. The rent has increased, the fees have increased, and the saftey decreased. who honestly love when you have to pay unnecessary money there is notging safe about this place. people dont watch there kids, vehicle always getting hit, you have to pay for the dumpster, and the door garbage service ...(its like you have to pay them to walk your own garbage to the dumpster) Neighbors never watch their kids. Air conditioning always broke, a very bad dust problem inside the apartments because they use cheap filters. way over priced! Tiny parking lot where people always hit your car. do yourself a favor and rent a house. you would have more peace and a place to park
If i could i would give this place zero or negative stars. By far the worst apartment complex I have ever lived in. You couldn't pay me to live here again. When i first moved in there were numerous items wrong with my apartment and i let the management team know and it took them over a month to fix them, still some have not been fixed. My apartment was also infested with a gross allotment of roaches and bugs. Every morning i woke up, i saw more and more bugs crawling around. Finally they came and sprayed and killed a majority of them but of course they did not have the decency to clean up the dead bugs. That would be asking way too much for these guys. They advertise all these sweet amenities but they are all garbage. They have two pools but they were broken all summer long. There are numerous potholes throughout the parking lot that will mess up the fenders of your car. It is mandatory for you to pay for covered parking and trash valley but that is a joke too. My covered parking spot is half a mile away from my apartment, who in their right mind would want to park there. And then their trash valet never pick up the trash. I also have a ceiling leak in which they want me to move all of my furniture to make sure it doesnt get wet incase the thing explodes instead of protecting my stuff while they try to fix the leak. These are just some of the myriad issues i have experienced living here and not once did they offer any compensation or give me the ability to leave. PLEASE DO NOT make the same mistake i did. DO NOT MOVE HERE!!!!

I am grateful for a roof over my head but this place is ridiculous! Forced charges. People let their dog poop everywhere. All ways cops and unsavory people here. I would rather move. They force you to pay for trash removal that is not always removed. The rent increased and they become way more cheap about keeping up the apartment.

These apartments are charming until you move into them. Of course the show apartments are always nicer than the apartment you are going to get. We fell in love with the look of the community and with our leasing agent Anna. She was amazing and honest with us. She let us know that the apartment would be close but not exact. After moving in, things started breaking, leaking, and smelling. The carpets were stained when we moved in and everything smelled of vinegar. The carpets were covered in dirt, as well as the hardwood floors We have had 2 cases of cockroaches (hopefully treated this time) We have asked for the bathtubs to be replaced twice now because there are sink holes and cracking in them and we are told they can’t do that while we live there. It’s been frustrating with noise, not having an actual updated appointment. For the price, I’d look somewhere else. They’ve raised our rent and that’s why we are moving elsewhere.

There is so much that I don't know where to begin. First the gym has been under construction through the entire term of our year long lease. We have had stuff stolen from our cars and off our porch. The security that they claim to have consists of 1 security guard that shows up at night to lock the pool. Maintenance comes in and out of your apartment at their own convenience. They have installed 2 windows now without any prior notice. I still have ants that I reported at the beginning of my lease. I pay $15 a month for a parking space that maintenance gets to use at their leisure. Many times I have had to park my car by the office and walk back to my apartment because maintenance was doing work near mine. They have sent a HVAC guy to fix my furnace when it wasn't broken who showed up while my kids were home and then got mad at them because their wasn't a furnace to fix. Today I found out that they had sent a guy into my apartment to replace another window, when I confronted the people at the office they told me "they were sorry but the have the right". So regardless of what it says in the contract about "24 hour notice", They don't have to, nor do they. I have waited in my apartment for maintenance to show up for entire days, all to have them show up at 4:30. They don't care about you or your rights. Its their property and they let you pay to stay there. Do not be fooled by the "Country Club" environment. Open your eyes and look around and ask yourself. Do these people look happy to live here??? If you want to see a real view of what its like to live here, ask someone who does. Don't be fooled by the apartment they show you, those are models. I know I am leaving stuff out here but this is as much as I can handle reliving at the moment. Do yourself a favor, If you like your privacy, DON'T RENT HERE.

Worst management ever. Can't wait to move out. Royal is rude, Barbra is very arrogant. They hang up when ever they feel like, they avoid problems. My husband left the oven on, on accident and we just called to ask if someone could please turn it off, and they flat out said "that's not our problem, learn to be responsible" and I've only been here 3 months and they treat us like garbage. Pool is never open, lots of ants, and mice. Everything falls apart. My apartment has flooded twice. Doors were all broken when I moved in. Bathroom was gross! All staff are just ignorant. Do not move here. Ever. One of their workers Marcos stole from us. Stole my son's money. And nothing was done. Gosh there is so much more.
This apartment complex has been a complete disaster. Lived here 6 months, 2 management companies. Both management companies have been awful. Second management company took over in March, I paid March's rent with a money order as they had no website set up yet. Paid April with a Money Order, then May.... In May they decided to tell me that I did not pay March's rent and they are going to evict me. Wait it gets better, the office manager verbally told me that they LOST multiple units' rent. When speaking with another manager, she begins to back peddle and tell me that isn't true, they didn't lose anyone's. What do I believe? Then proceeds to tell me it is ultimately my responsibility. NO... my responsibility is paying rent - so I did that. It is not my fault, and nor should I be penalized for you losing it. I tried to obtain some proof from Money Order, they were unable to provide me with anything because apparently no one wants to be held accountable.
I have lived here for approximately 15 yrs. and I love the location and accommodations with this complex. Settlers Point Apartments is a great place to live! I personally have never had any problems as far as Loud Parties, Problem Neighbors etc. Everyone is so respectful of each other. Any repairs are done quickly, but truly I haven't had many needing to be done. Management has always been willing to help if I have questions etc. Would definitely recommend others to live here. In fact, I have had friends move in. The Apartments are nice. The grounds and outside is clean and the area is quite. It is well worth the rent with the safety and quality of service we get living here! The cost of living is very affordable. The location is great and we can easily access 3 different freeway entrances within 5 minutes. The pet fee is also affordable. The new apartment group has been remodeling apartments that look really new and appealing to live in.
Too expensive with hidden fees, unorganized management, loud above neighbors, it looks nice because they remodeled, but once you live there you can tell how old and poorly made it is. Had mice as well.
Old buildings with thin walls and noisy neighbors. Maintenance will show up without a window of time too let you know. Lots of bugs and found mice.
Three words: unconsiderate, dishonest, dirty. I moved in because I needed a place when I was moving from out of state. They were quick to give me an apartment sign paperwork and let me in. However, the place had ants in it and it sticked with smoke. We had to terminate the contract due to medical reasons. After making a big deal about it they finally let us go, but charged as many fees as possible. They had all these non-refundable fees and stuff, even when it was their fault not ours. They cannot keep the place clean and in good condition. They have paint stains everywhere and the appliances are very very very old. At the end of everything they charged me around $700 for staying there 9-10 days. Ridiculous. They will not refund any fees, other places would do since it was their fault. They still held us accountable. DO NOT GO HERE! Management is terrible and they think they are better than you. Specially the upper management, they shush you when you walk into their office and they have a meeting in the middle of the floor. Bad experince overall, I would give them 0 stars, if possible.
Don't move in! They will show you an apartment that is up to date. When I moved in over 5 years ago it was filthy, they never cleaned our apartment nor painted nor cleaned the carpets, nothing was clean and it took forever to get things fixed and to this day things were still not fixed. Carpet was pieced together, 95% of the outlet's do not work (approx. 6 in the whole apartment that works.) They worry about the outside and not the inside. They promised every year for carpet cleaning or vinyl to be replaced and that never happened, maybe once... The rates are outrageous!!! And not worth it. They lie to you about Taylorsville water district requires them to charge their tenants for water! I called the district and they said quote: "This statement is untrue and they are being unethical." They also changed all of the water meters so they can control your water pressure. You can barely do anything with that little of water pressure. Then they run the water all summer 2-3 times a day and charge the tenants. Very dishonest! Unethical etc. They do not care about their tenant and you can clearly see it is money driven. My apartment flooded so many times that it was seeping through the walls and baseboards and all they did was suck up the water and dry it. All of the cupboards fall apart and everything is out dated. DO YOUR HOMEWORK ON THIS PLACE! I hope this helps future tenants!!
After 6 phone calls and 5 phone messages, I was finally able to contact management. Payment for final month (3 days) was supposed to be prorated, instead they withdrew the entire $817 amount. Upon review of this mistake, management did agree to refund the overcharge, but that it would take 30 days to get the check to me. Some people might have that kind of money lying around, but I need that for rent at my new place of residence FOR THIS MONTH. Terrible service and outdated buildings. DO NOT MOVE HERE!
I'm sorry to say but for the price these apartments aren't worth renting the community is getting terrible too many cops around maintenence doesn't come at the time you are told that they will too expensive for their 2 bed 2 bath it's seriously too small I found a place that is twice as bigger and 200$ less than these they raise your rent higher every month I was done with these apartments since the day I heard bats all over my window terrible place

Madison Settlers Point Apartments are incredible! February will be the one year mark since we moved in and we have fallen in love. The other residence are super friendly, maintenance is on top of their game, the people in the leasing office are honest, nice, and super helpful! These apartments are not only affordable they are beautiful! These apartments are also pet friendly which is awesome if you have a fur baby! If you're looking for a home I highly recommend you stop by these apartments for a walk through! You will fall in love just like we have.
These apartments are very run down, the only part that they have remodeled is the outside and the office. Our appliances are from probably the 1980s. More than half of our plugs don't work or they do but the plug hangs half way out. When someone moves out its clear that they just come in and do the bare minimum before another renter moves in they just put a fresh coat of paint on and if need be they will replace the carpet but most the time they just call in there carpet cleaners, I replaced one of my light switch covers and had to use a screw driver to peel it off the wall (those also probably have never been replaced). Maitnence is usually quick to respond but they also just do the bare minimum to get by last summer our attic access fell in on me which dropped dead bird and bones in our closet when they came to fix it there answer wasn't to clean out the attic it was to just glue and screw it closed. The office staff is nice. The washer and dryer in unit is VERY nice. Overall I'd have to say it's time they put some money back into the inside of the buildings.
Has been a great place to call home for 3 yrs. Newly remodeled. Fantastic pools. Rent keeps going up and laundry room needs to be attended more often by mcgray but nice quiet community. Great location, close to 2 hwys and lots of shopping areas
When we first moved in the rent was reasonable for a two bedroom. Every year they have been raising it, but not fixing up our apartment to compensate. We did have a washer dryer in one apartment in this complex and when we moved to another apartment the washer dryer didn't come with it anymore. There are ample holes for ants to crawl through and we have an infestation every year. The siding was recently redone on the exterior but no progress to update the interior like new coat of paint, new carpet, updated appliances that aren't from the 80s. The quality of what you get for what you pay doesn't add up.
