Property Ratings at 49 West
Under the old management, this place was great. Weinder however, since buying them out, is the worst, most lazy, most greedy, and unwilling to work with than any management I’ve ever experienced. They will hit you with every fee and charge they can and don’t give you any alternatives. Leave the apartment dirty when you move out, you won’t get any deposits back regardless. And make sure 1000% you won’t have to move mid-lease or you’ll get hit with a multi-thousand dollar fee in addition to paying out rent two more months. And no, they won’t let you sublease because they “don’t want to have to deal with it.” Super frustrating.

From the cheaply built apartments to their lazy management team and staff, there’s always something new to be brought up. Any issue the office is informed of will be answered with another question, trying to make you feel stupid for saying something. They constantly brag about their amenities, and although visually appealing, they lack any and everything they make them out to be. The gates will stay open most of the time, so there is no reason for them to keep them if they’re constantly “getting hit”. If you want to spend time at the pool, it will be full of ppl who do not live at 49 nor accompanied by someone who does. The pool gates have been known to have a problem with people reaching over and unlocking from the outside, and nothing has been done. They give out pool wristbands, 2 orange for residents, and 2 yellow for their guests. Giving out these wristbands to people allow ANYONE to enter the pool, because all of their “pool checks” are an employee out at the pool complaining about having to be down there and do their job. Their response to my questions regarding the pool was that it falls into an “honor system”, which in all honesty describes this management team perfectly. They cannot get control over any issue you bring to them, no matter how many times you have to bring it up. The trash service, one of the many services this places brags about, is awful. You can set your trash out to be picked up, and someone might get around to it within a few days. It is not a Sunday-Thursday service, and you will often have to take out the trash yourself. When the trash people do come to get your trash, you almost wish they hadn’t. The stains and spots all over the concrete are from dragging the trash and throwing it over the second or third story, and make the hallways to each apartment look like a dump. I have not met a single person here at this apartment complex that genuinely loves to be here. Any reviews you see with Van Bose or Harder specifically are conflict of interest just trying to boost the google rating to appear better than they truly are, which is honestly just a summary of 49. I was appalled to hear about the situation the management team advising someone to dispose of an animal carcass by throwing it in the trash compactor, without notifying the family of said animal. It is pathetic to treat your guests and their animals with so little respect, and only caring about what looks best on paper. You will regret moving into 49 West!
The property management turns a blind eye to parties with excessive drinking and garbage all over. They also allow pit bulls and Dobermans when the lease specifically says no! Dog poop (health violation) all over the place!
So many better options in Northwest Arkansas. This place looks nice but is cheaply built (1 layer of paint - cracking on walls throughout home, water heater lasts only 1 bath, could go on and on). For the price of rent here, you can afford a nice home in NWA. Save yourself the time, money and headache. I just got charged $2000 during move out for random “damages.” Pshhhh, did they see the place when we moved in? We left it in BETTER condition.
Cool community but the dog owners don’t pick up their dog poop at the dog park or anywhere else on property. Gross.
Always harassing residents over trash cans & has entered our home over 3 times since our move in. If you value your livelihood, 49 West is not the place for you.
Washer and dryer have ruined at least 10 of my outfits. Hot water goes out in less than 15 minutes. Ask anyone who lives here never heard someone with no complaints.
Lived here 11 months. Thoroughly cleaned our apt and left it in better condition than we found it. When we moved in, there was dog hair X 100. I spent most of the day cleaning it up. After 11 months of living there and returning the home in mint condition, we were charged $400 for “cleaning charges” for removing 2 small spots Of hot sauce on the stove and also for painting ?? after 11 months. Come on.. During this Covid period you would except this to be standard and not an additional charge. Pretty outlandish If you ask me. Management charges you for not good reason. So upsetting. Honestly reconsider…
Mallory and Heather have been in the office since I moved in and so friendly. George in maintenance is always willing to help. Icee and Starbucks coffee are nice perks. Pools are still open for the season!

Let’s trespassers in the community & got upset people left their mandatory trash cans outside.
So far a less than desirable experience by a mile. Ill start with the good though. The staff who give tours are friendly, the pool and clubhouse is always sparkling clean, the interior and exterior of the units are visually pleasing as well. The bad: since we have moved in 4 months ago the downstairs neighbor has used his stereo (bass turned up all the way) to terrorize my girlfriend and I as retaliation for us vacuuming / moving furniture in our first week. The music will literally start at any point (early morning, mid day, or late at night) but most frequently from hours 9pm to 11pm and the bass is turned up to the point where it vibrates the floor. I have called the office noise complaint line at least 4 times in the last 4 months and they state to leave my phone number for followup. The courtesy security came out the first time, and has never came back out for any other noise complaints, also the management has never followed up with any other of my emails or phone calls *besides the first complained where they replied via email “…quiet hours are from 10pm-6am…Please let me know if you have any questions im happy to help!” Lack of communication especially followup and lack of following through with enforcing noise violations.
49 West is a true Community with a welcoming atmosphere. Awesome pool, fire-pit to gather at night. Community center and outdoor covered facilities are like a five star resort. Staff are fun. Great for singles, couples or starter families. Garages for rent is a big plus. Walmart grocery pick up across the street. Check it out!
