There’s nothing quite like renting in the District – Downtown Nashville’s heart of the honky tonk. What makes it the heart of the honky tonk, you ask? The District is located smack dab in the middle of Honky Tonk Row, the nickname for Broadway and nearby streets nearing Cumberland River that house the famous restaurants, bars, and live music venues that define Downtown Nashville’s reputation for being the home of country music.
This lively neighborhood not only offers popular food and drink options at well-known places like Toosties Orchid Lounge, across the street from Ryman Auditorium, but also historic locales like Victory Park. This area is a beautiful memorial with historic landmarks throughout the park such as the statue of Andrew Jackson. The District is also home to the Tennessee Performing Arts Center, War Memorial Auditorium, Nashville Municipal Auditorium, Bridgestone Arena, and Music City Walk of Fame Park.

Property Ratings at 500 Fifth Apartments
Everything they sell you on is a lie. It is dirty, there are bugs that can't be taken care of, everything is always broken. There is no pool or any future with a pool. It's not worth the cheap price, you will pay in other ways
The pool is their main pic, but hasn’t been open for years. They say it will reopen Summer 2024, but I haven’t seen any progress or work being done. I am still waiting for them to change my ceiling fan that is the main source of light in my room! I could go on and on but that should tell you how shiesty and cheap this property is. Avoid if at all possible. If you absolutely cannot afford anything else, avoid high floors because the a/c sucks and one or both of the elevators will likely be broken for long periods of your lease.
I had to keep the house because I had to. I would be happier if I lived on the street. the contract office is so rude they don’t solve any problems and there are a lot of bugs in the house. Months later they demand extra money. Definitely don’t come
Just don’t do it. Listen to the reviews. I wish I had. The entire place is infested with roaches and we had mold growing in our bathroom. While we lived there the elevators and washing machines were constantly broken and the roof literally caught on fire. There was vomit in the hallway for weeks and rats running around the parking lot. The management has changed multiple times and is still just as dysfunctional. Save your money and time and find somewhere else.
The management is horrible. Bugs everywhere. The elevator breaks once a week. Seriously disgusting.
Worst place in nashville. INFESTED with roaches and bugs. do not. move here. you will hear every current resident complain about it. my hot water heater exploded within the first week of moving in and i was left with no hot water for a week because of management. or lack there of. the model apartment they put me in also had roaches everywhere. and my neighbors door looked busted in with a crowbar. DO NOT MOVE HERE. even visitors are grossed out by this place.
This place was great when I first moved in, but it has gone downhill quickly. There are roaches EVERYWHERE. You have to ask to be put on the pest control list, and they will only come once a week. All of my neighbors have problems with roaches as well, regardless of how clean you keep your apartment. The pool is closed bc maintenance quit. The pet spa is locked (without notice). The elevators break all the time. Over Easter, both elevators were broken, and people had to walk up to the 9th floor. They are renovating the lobby instead of working to take care of the nasty carpet in the hallways or keeping the amenities open. The location…amazing. The rest of this place…a nightmare.
(Pros)..Manager, Office personnel & maintenance staff are extremely helpful & professional. Apartment have been maintained well & the location makes this property worth every dollar. (Cons)…The Carpet leading to the apartments on all floors need replacing. However, it still a great apartment….
Bugs everywhere. Bad smelling hallways. Very small elevators (not sure how you would move your stuff in without carrying your stuff in through the staircase which would be awful especially if you are on a higher floor. This place is just too far gone in my opinion. I only visited this place. The review would probably be much worse if I had actually moved in. WNR.
There is new owner and management at this apartment complex. I have lived here for 7 years, thru very good times and very bad times (with previous owner / management). I am looking forward to keeping you posted on how the new owner / management team is. Update will be coming as soon as the new management has settled in.
This used to be METRO MANOR. I have lived here for over 8 years. What a joy it was. This place used to be filled with southern hospitality. The warm and friendly staff are all gone replaced by new ownership of the building who are strictly business. The former staff used to not only work here in the office but many of them also lived here. So they knew what the residents needed to make this place a great place to live. Unfortunately, the new owners don't. Instead, they have managed to TAKE AWAY some of the luxuries of living here. They are only worried about raising the rent and remodeling the place. Yes,the building needed a few upgrades like new windows and new air conditioning in the hallways. But what the new owners are doing is a ton of remodeling (that is not needed) to justify the price they want to squeeze out of your wallet for living here. Do they have a concern for the residents as the former owners had? Definitely not! They don't care if you have a place to park your car when you come home or even offer you a change machine to have quarters to wash your clothes anymore! They even took away the convenient snack machines we had. This building when it was originally made in 1960 did not have a lot of parking spots. So metro manor offered a parking permit in a nearby parking lot for a reduced rate. Because of the lack in parking available and because they cared. The new owners don't care about the little things that made such a BIG difference. Does this sound like luxury living at its finest?
I wouldn't recommend living here. It is an old building and they've found asbestos after drilling and breaking down walls and changing windows. Before it was sold, we were told not to hang pictures if you had to make huge, deep holes in the walls and apparently the new owners didn't get the memo. They even had "danger signs" because of the asbestos but took them down because they thought it might turn people away....so they'd rather people rent and get sick, I guess. This new company has lawsuits against them and they are very greedy. I will be leaving soon because I don't feel safe anymore. Look around at other places and I'm sure you'll find more caring owners.
I am currently living in this building and have had no problems. The rent is acceptable considering it is right off downtown (100 meters). Other buildings in the area charge over $1600. The studio I live in is spacious and has lots of storage. Recent renovation done to the building has added some nice touches. It is slightly pricey and price has steeped recently but so have most other buildings. I am not sure what problems others are facing but I haven't seen a single insect. I think most residents are upset since the rent increase has been steep rather than building having waned in strength or comfort. Given the location, the rent is justified. Downtown is 100 meters off, Wallgreens, Dollar general, farmers market (really nice one) are all within a quarter mile radius. Nashville MTA bus station is a stone throw away and connects you to the entirety of Nashville! Only things I would like them to do immediately in build Wifi as a part of building facility and provides a microwave in the kitchen (they do have an oven, refrigerator, a lot of cupboards and storage. Everything else is very good.
I have lived here for several years now. The building just got sold this summer. Since then, things have quickly gone downhill. The negative reviews on here are definitely accurate. If I want to stay in my apartment, the rent is going up for no real reason. If I want to get a renovated unit, the rent will double or triple, depending on the unit. There is construction being done everyday, even on the weekends, and into the night. This is an old building and they are trying to make it into something it can't be. The renovated apartments will have electrical wiring and I heard the electrician say that it won't work because it's such an old building. The info on this page says that water is free. That is a lie. They started making the tenants pay for water, trash and pest control and they don't even have all the trash chutes open so they're making us pay for something that isn't even in full use. Also, you won't pay for just your water. Parking is another problem. They took away the front entrance parking and have had it blocked off for the last few months. If we thought we had problems finding parking before, it is MUCH worse now. Especially since the construction workers take up some of the few open spots now. Also, crime around this area has become worse and there have been several robberies right outside of our building in the last few months. Traffic is more congested since there is now a Mega Bus stop right across the street. All fun times, right? You can find an apartment downtown, in Germantown or in the Gulch for the same price, maybe a little more, but you would have parking and it would be in a NEW building. Also, the girls in the office don't have a clue about anything. They won't give you any real answers to anything and you will leave the office more confused than before. Don't waste your time here. So many people have moved out and not many, if any, have moved in. And who would? It's a construction site basically and it isn't stopping soon. Take your hard earned money elsewhere.
I have been living here for almost two years now because it's so convenient to my job. Now that a new property management suddenly took over, they are renovating the entire building to make it look "more upscale" and they are hiking up the prices as well. If I chose to renew my lease, it would be increasing $300 a month!! There has been construction going on every single day (including weekends) & it will probably continue for the next year or so. This building is so old, yet they are trying to make it look more modern by basically just painting over everything. This apartment is not worth your money. You would have much better luck looking into The Cumberland apartments where you'd be living in a much nicer place with better amenities as well. My best advice is to not waste your time looking into this apartment building.
This property was recently purchased by Covenant Capital Group. Brookside Properties is managing it. I have lived here six months. I enjoyed the first three. They have taken away the parking. Painting and construction happen everyday. They have closed entrances/exits. It has become a nightmare. All this why? To make this building LUXURY LIVING IN THE HEART OF DOWNTOWN NASHVILLE. Okay, the notion seems grand, I give them that. This building is OLD however! It will not be luxurious. The studios are 400 sq ft. They are tiny. They have window units. The windows don't open and are covered by spiders and cobwebs. The two elevators in the buildings are like saunas. Seriously, like saunas. The hallways don't have central heat or air. This place will NOT become luxurious. To top it all off, they are increasing prices almost two fold. If this place is luxurious, I have been royalty my entire life. The best thing about this place WAS the price. It is downtown in a great spot. I work downtown so the walk isn't bad (even though Nashville has the worst climate in North America). Please do yourself a favor, look at the Cumberland or any of the other downtown places. This place will be a joke soon. Do yourself a favor and don't waste your time.
I was lucky enough to move into this building before they hiked the price substantially per apt. It is sad to see all the tenants (who have been here for DECADES) leave one by one. The building is old, so I have had a roach problem since the day I moved in. They spray often, but can't seem to get rid of them. For the price, I guess it's worth it, if you're willing to live in an old, roach infested apartment. They are (supposedly) doing renovations on the apartments as they open, so maybe you'll be lucky enough to get your hands on one when they are free. The only positive is that they are pet friendly. Only a $150 refundable deposit is required. NO PET RENT! That's a miracle in this city...
I moved here in March because it was affordable and convenient to work (I walk 5 minutes to work). Recently, new management has taken over and promised to raise the rent by nearly double. I will be looking to move somewhere else in the meantime.
This apartment building is in the middle of downtown, a short walk away from Broadway, the farmer's market, First Tennessee Park, the capitol, and so many other things in the heart of Nashville. There's an awesome pool on the roof, and water is included in your rent (currently). The building was just bought out by a larger management company that is pretty much re-doing the whole thing, so there is only so much I know at this point. My lease is expiring right as they are starting the remodeling, and if I choose to renew my lease, my rent will go from $645 to $899 with no changes being made to my current studio apartment in pretty average condition. My advice to you would be to wait out the current construction on the building or you will be overpaying.
Found this place in a crunch - the tenant in another apartment complex I was set to move into decided not to leave. I relocated from NYC and needed a place in Downtown Nashville that was close to work, clean, quiet and not outrageously priced. Metro Manor is that and more! Extremely courteous staff, located within a 3 minute walk to work, the friendliest neighbors in a vibrant centrally located neighborhood at an unbelievably inexpensive price. The building is comprised of Studio and 1-BR apartments only. Oh, and the bonus is a rooftop pool!!! Great mix of long-time tenants, students and professionals. Pet friendly and every morning during the work week there's free coffee and pastries in the lobby - talk about Southern hospitality! Metro Manor offers a variety of leasing options including month-to-month, 6-month, 9-month and yearly. If you seek a great deal in Downtown Nashville Metro Manor is hard to beat!
