Property Ratings at 500 Ocean
While the property is nice, I was always disappointed by the service. The staff was consistently rude and aloof. This came to ahead when I moved out and they charged me to replace the stovetop. When I followed up for more information, they refused to return my calls or emails. Eventually they somehow found my mother-in-law and called her before sending me to collections. I had every intention to pay as long as they had evidence of damage and it wasn't noted on my move in form, but they were unprofessional by refusing to event discuss it. My advice, there are better and less expensive complexes who care about serving their residents. I understand some of the management has changed, but my review remains as this is how I was treated by the company.
The property is run down, unsecured and mismanaged! I have "lived here" since March 2022. I wasn't impressed upon moving in as no one could tell me where to park to unload!?! Avanti has not been renter friendly through all their problems and issues! 1. We (the entire community) were without hot water for a week (Aug. 26, 2022 - Sept. 2, 2022) with only 1 email stating that they were working on it! Not even the notice of the issue! We still have intermittent hot water today, Sept. 13,2022 with no ETA for completion! 2. The "secure parking garage" has been broken more than it has been operable since I arrived. The gate IN is completely and always open! Some idiot ramed the arm and it broke the gate. How about security? Cameras? Evict the idiot?? No ... Aventi fined them and says, "someone is just going to ram it again", when asked when it will be fixed. 3. Unnotified entry of unit!!! Yes, I found a cut zip tie in my bathroom tub .... I expect it is from a work order I entered several days prior regarding the unit above mine; however, I was never notified they were coming, I was never notified that they came in and I never received a notice that they were there and why. The office was locked up on Sat. at 3 (way before closing - both agents were giving tours) to address this. I approached the rental office yesterday to discuss these issues and was advised the manager would not be in but would get a written and email note to call me. HUMMM ... I went down again today to discuss and again was reassured someone would call me. Not holding my breath.
This place has thin walls you here fighting all the time because they let people in during Covid for $1400 and now they’re wanting double that they have people here that should not be living in an apartment should be living in a trailer park and they’re here for a year the place stinks it reeks of pot also plumbing is backed up three times a month it’s horrible there’s a coffee station that is never working they are saving money from it not working the mail you never get your mail always mixed up. Stay away

1) Super thin walls...you can hear everything that goes on in your neighbor's life...everything!!! 2) Non-smoking building, yet everyone is smoking everywhere...and not just cigarettes 3) The Zen Garden is party town (at times into 3 AM) for obnoxious, rude, inconsiderate residents that still think they are in their college days 4) Management does NOTHING, I repeat NOTHING, to correct loud, obnoxious, inconsiderate residents, even when showing proof in the form of video, police cases, security calls, etc. 5) Be prepared to live among the loudest, rudest, poorly screened residents that South Florida has to offer.

The thin walls are an absolute nightmare. You can’t live in peace and you have to be afraid to make too much noise. It’s such a beautiful building with great amenities. However, I would not recommend. I’ve spoken to many renters who had to break their lease. It’s pet friendly.

It took four weeks to get a replacement dishwasher that was DOA when I moved in. Five weeks now and counting, guest directory has not worked.
Everything went well I was given the incorrect move in amount which o wasn’t notified I found out when it was time to pay rent. It’s like I was being called a liar because the system wasn’t updated when rent was due then I had to sign a one time waiver for their mistake. After going into the office I basically was looked at and told it what it is when without the office manager even saying it. NOT HAPPY....
If you love trains this is the place for you! Drivers will blast their horns all through the day and night. 4am? Yes! 2am? Yes! All through the day? Yes! The fun doesn't stop. You can even see them from your room! The noise will wake you up to ensure you don't miss any of the action. Only down side is that the leasing agents won't meantion this to you if you arent lucky enough to experience the trains on your tour so you won't know what you are missing! The apartment is lovely as it's brand new and it's easy to walk to the beach.
