Property Ratings at 505 West
Have asked the front office to fix the community washers/dryers multiple times and they tell me that it is the responsibility of the tenants to maintain the community equipment. The property management is typically the party that manages the property, but not at this complex. The community washers/dryers break frequently so be prepared to have the headache of managing the communal utilities by contacting 3rd party vendors on a regular basis. Would not recommend living here you can find much better value for the money in this area.

Ask for receipts for everything you do because the staff are incompetent and won't follow up or do things correctly if you just have a verbal discussion with them. The management is crooked and have hidden fees they pile onto your rent with no justifiable evidence that you can verify such as invoices from contractors. They never fixed issues I reported, they lost my keys after I turned them into the office and blamed me for it, they didn't internally document when I told them I was moving out, and they arbitrarily applied cleanup charges to normal wear that should have been covered by my damage deposit after moving out and threatened to send the bill to collections even though I had never been late with payment and in fact had often carried a negative balance. Don't live there unless you literally have no other option.

505 West is really worst. Really old apartment. Every stuffs are too old. Rating should be 0. DO NOT RENT THIS APARTMENT.
I lived here for 6 months only (thank God!) the toilet would constantly break and would need new flappers all the time. So many roaches and bugs. All around gross. Avoid.

Stay away from this place , it gets worst by the month. I lived here for a year which is too long. Not well maintained outside and inside maintainance is alway late and all they do is patch it up. Obviously they are not selective of good characters when they pick their new tenants moving in. Things are getting worse by the day therefore. I will be moving out and i would NOT recommend this place to anyone. I discussed my displeasure with the other neighbors and they have same opinion and either did or plan to move out when their lease is up.

My boyfriend and I moved in December of 2017. They moved us in to a horribly roach infested apartment. One time I shut a kitchen cabinet and a roach fell on my face. My boyfriend and I literally complained about the roaches within 30 minutes of us getting the keys. Not only were there live ones but there were dead ones EVERYWHERE. The staff apologized and had maintenance come and vacuum the dead roaches and scheduled a bug guy to come out to spray. Fast forward 2 months and several sprayings and bombings later, they moved us into a new unit which became roach infested 5 months later. Mark (manger) said it was due to our downstairs neighbors. During the walk through The “head maintenance” man comes over takes one look around and said “um did you even clean this place?” Why yes we did thank you. This “head maintenance” guy walked into the kitchen and without opening anything says “your oven and fridge are filthy. Yup you’re going to be charged a LOT for this. Yup this won’t be cheap.” HE DIDNT EVEN LOOK IN THE OVEN OR FRIDGE. The top of the oven was spotless, we even replaced the oven pan things. The fridge and freezer were spotless too. He then sees the roach spray and diatomaceous earth on the counter and says “oh you have roaches? Yup you’re going to be charged for that too.” Then “head maintenance” man walked into the bathroom and was like “oh this is bad. Did you even clean?” The bathroom was spotless besides the bathtub paint chipping due to cheap paint. He went in the hallway and was like “you have any pets?” And I said yes one dog. HE PROCEEDS TO RIP UP THE CARPET IN EVERY ROOM and was like “yup this is bad. You’re going to be charged so much for this. We have to replace the whole carpet.” One spot he said had “extreme urine stains” was where we had our tv and tv stand the whole time.I had enough and explained that our dog only had two accidents in one spot in one room. He said he has been there for years and rips up the carpet before and after every one moves out so he knows the carpet wasn’t like that. This concludes the walk through and he added one last “yeah you’re going to be charged A LOT. I don’t see how you’re not.” I then go to the office and speak with Myra and gave her the play by play on what happened. Her response (which proves he is a liar) is she apologized and said he did work there for a few years but quit before we moved into the new place and was re hired a while after we moved into the new place.

Was not given my security deposit back after spending a week cleaning. They also got paint all over my car and said it wasnt them. total of $2100 out the window.

I have lived at this apartment complex for 2 years and the administration is the worst I've dealt with. We switched roommates last year and for the majority of this year he wasn't completely on our lease. When he would go in to ask questions or request maintenance (because I was at work)they would always tell him he wasn't on the lease even though his account was the one paying rent. The apartments are nice but it's not worth the horrible missmanagement that they have here.they never notify the residents of any changes they are doing to the online system so you are lucky if you can pay rent through there.

This apartment complex is about right in the middle of the spectrum for apartments in Tempe. There are a lot of very expensive, "fancy" apartments, and there are many under- " cared for" places in the area. This place is close to the mall, the freeways, and there is a huge newly-remodeled park within walking distance. It's also very close to many large grocery stores and restaurants, and is right within delivery range of a lot of food joints. I believe the place could use some work, as far as grounds keeping and internal work within the apartments, however, the remodeled apartments are very nice, and worth the rent. The gym is kept clean, and offers a large TV within view of the machines, and there are two large pools so no matter where your apartment is, you are within close walking distance to a pool. There are grills and vending machines at each pool, a playground, and a tennis/volleyball court with another grill. If you're looking for an inexpensive apartment complex within close range to many options for shopping and dining, this is great place to look at.
With every thing you want close by, this is a perfect place to live at. Staff and maintenance are always there when you need them. In the apartment, there is great space, amazing view from the balcony as well as no problems or damages within the home.
Upon first moving I, I wasn't sure what to expect from my first apartment. I was pleasantly surprised with the turn out! I was pleased with the overall layout of the apartment and cleanliness of the entire complex. I enjoyed that they were slowly renovating certain amenities, for example they redid the tennis court and barbecue pits. They were brand spanking new, and extremely clean. It makes you feel better about using the community barbecue when it looks good. Overall, I love my apartment, the complex, and surrounding area. It makes me want to never leave!
505West is slowly becoming a better apartment after the buyout and change from Suncadia, they still have a ways to go but they are headed in the right direction. My only complaints are the laundry rooms and apartments themselves. The laundry rooms are run down, coin operated machines. No one uses coin machines anymore, they are card or debit. The apartment complex should really look at adding washer and dryer connections to every apartment. The apartments themselves need a lot of work, extremely outdated, lots of paint used to cover up issues, poorly designed and installed countertops, bathroom counters and fixtures.
