About This Home
A rare gem! Rent a piece of MT history just steps from the UM campus. Open plan living dining/kitchen, four bedrooms and two full baths, tons of original details and charm, gas fireplace, newly remodeled kitchen and bath, primary suite in basement with wet bar and sliding doors that lead to a private small sunken patio and yard access, ample storage in attic and free-standing garage, fenced yard, two off-street parking spots, large front porch with wooden swing, and super pet friendly! This lovingly restored University Area home is longtime local family-owned and it shows in the attention to details throughout, from the modern colors to the new up/down cellular blinds in most windows on the main floor. GENERAL HOME DETAILS: - Period details (built in 1922) including built-in cabinetry and bureaus, picture rail in main floor bedrooms, stepped ceilings, original glass windows and crystal doorknobs, restored ornate metal heating vent covers, and solid wood trim/baseboards. - Wood floors throughout majority of main floor (one carpeted bedroom), tile in bathrooms, entire basement has new carpet (3 years old). - Gas fireplace in living room. - Central heat and AC controlled by smart Honeywell thermostat. - Upgraded electrical throughout. - Ring camera available for use at front door. - Owner-occupied last 40+ years – very well cared for. MAIN FLOOR: - Open plan living/dining/kitchen has cozy gas fireplace/mantle plus two walls of built-in cabinet/shelves. - Room for dining table that seats 8. - Spacious recently remodeled kitchen has tile floor, stainless steel appliances (including dishwasher and microwave), modern white quartz countertop including eat-at bar (fits 3-4 seats), high quality vent hood, and walk-in pantry/closet for easy access to food storage. - Foyer entryway from backyard has shoe/coat storage area. - Three bedrooms on this floor: two have walk-in closets with built-in drawers, one bedroom has a cool dark accent wall. - Bathroom has tile floor and tub surround. BASEMENT PRIMARY SUITE: - The basement is large (approx. 1,200 SF) though the ceiling is a little less than 8 feet tall. It is also surprisingly bright and airy thanks to sliding patio doors that lead to a sunken private patio and yard. - Entire basement is open-plan, containing only one door to the bathroom. - A wet bar and 2nd refrigerator are located in an area of the basement that could easily contain workout machines, or items for a yoga practice. A full sized washer and dryer is also located in a double closet in this area. - A big walk-in closet has tons of shelving and storage space too. - Bathroom has unique tile scheme (we didn’t pick the tile but it’s new and some folks find it kinda fun…we feel and it would be wasteful to rip it out…yet!), large triangular jacuzzi tub (forthcoming: hardware that includes a handheld shower a la Europe), and pedestal sink. NOTE: We realize that the handheld shower/tub situation is less than ideal, even for a 2nd bathroom, and have lowered our listing price accordingly. YARD: - Fully fenced backyard with a 10-foot wide paver-patio, two landscaped areas with old growth very well established rose bushes, a cherry tree (good luck harvesting before the squirrels do), and paver path to the alley and parking area. Remainder of yard is covered in woodchips. - Front yard has established planting areas and grass plus medium-height fencing. - Garage has ample shelving and room for one car but there is no electricity so no auto door opener. COMMUNITY/NEIGHBORHOOD: - The home is located within the historic and picturesque University District and a mere 25-30 steps to the UM and more notably Liquid Planet, which is arguably one of Missoula’s best breakfast/lunch spots! - The district features mature maple tree-lined streets, a mix of historic homes, and turn-of-the-century multi-unit housing. - The district is very walkable and bikeable with an overall warm and welcoming neighborhood feel. Sidewalks contain constant trickles of students heading to class/coffee and neighbors walking dogs. It is one of Missoula’s most centrally-located neighborhoods. - 1/2 block to the University of Montana. - 2 blocks to Tandem Bakery and Café - a vegan and gluten free establishment. - 5 blocks to Hellgate High School. - 7 blocks to the lovely neighborhood (Bonner) park which has tennis/pickle/basketball courts, a baseball diamond, children’s climbing/play area, ample grassy areas, and a summertime evening concert series. - 6-9 blocks to Rockin’ Rudy’s and the “hip strip” restaurants/cafes, Roxy movie theater, thrift shops, Veera Donuts, Green Source and Bridge Pizza as well as the iconic Big Dipper ice cream shop. - 1 mile to vibrant/artsy downtown Missoula, seasonal farmer’s market, Caras park (many events/activities in warm weather), as well as the Clark Fork River recreation entry points (Brennan’s Wave). TERMS: - Additional $100/month fee covers water/trash/sewer service - Home is available now, and will be shown by appointment only. - To move in, complete application ($40 for on-line credit check once you are accepted as top potential tenant), sign 6-month lease and pay deposit equivalent to 1 month's rent. - Tenant pays for: gas/electric, Wifi, cable, and alarm monitoring (if desired). - No smoking allowed inside property. - Up to two pets will be considered with $500 additional (fully refundable) deposit (per pet) plus additional $40/month fee (non-refundable) per pet. Pet acceptance based on interview and completion of pet resume/application. - Two on-street parking passes come with the property, but they expire in July. If you want to renew the passes beyond July we will pass through the City fees to you (approximately $50 at this time). OTHER THINGS TO NOTE: - This home is owned (loved) and managed by an extended local-based family NOT a big impersonal investment firm or large management company; in addition, two of us are professional property managers by trade. - We raised our family here and are currently also raising their offspring here too. We are active in, and care deeply about the Missoula community. - We realize housing costs have skyrocketed, pricing some folks out. We have attempted to set our pricing fairly, while trying to cover our costs and save a little for future repairs. Contact us to schedule a viewing of this sunny and adorable historical landmark in Missoula’s most sought-after neighborhood. The home is actually on the register of historic places – with ties to names locals know, like McCormick and Higgins! Email or text property manager (Jordie) to arrange a viewing and provide: - Names of potential tenants - Desired move in date - If you currently have pets (and if they are ESA) - Include your cell and email for easier contact
