All applicants 18 and over must complete an application with credit and background included. Gross monthly household income must be at least 3x monthly rent amount. Minimum combined average credit score of 600 required. A lower credit score may be accepted but is based on credit report details and overall application score (see application instructions for details). Security deposit is typically one month's rent, but is based on overall application score. This is a non-smoking unit. An additional $20/month resident benefit package (for up to 2 people named on lease plus $5 per additional person) is added to all leases and includes resident portal access, positive monthly payment reporting to credit bureaus, identity theft protection thru Allstate and several other resident benefits. This is a mandatory add on to all leases. A valid renters insurance policy is also required prior to occupancy. All application fees are non-refundable once submitted.
