GDH Properties conduct a tenant screening to confirm Identity, verification of employment, verification of income, and credit score. This screening will also check for rental history and any active collections, criminal history, non payments and evictions. Pets are allowed, but must be disclosed to the property manager for approval before signing of the lease. Two pet maximum and weight limit of 40lb each. Reptiles are not allowed. A one time $250.00 Non-refundable pet fee is due at the time of signing the lease if you do have a pet. We do not charge pet rent. Utilities: Water, Sewer & Trash are held with GDH Properties. A $200.00 Utility deposit is required at the signing of the lease. Please note that $100.00 of the utility deposit is refunded at move out when a 30 day notice is given and the unit is left in good condition and final utility bills have been paid in full. Utilities are posted on the tenant portal at the first of each month. A trash can is provided by the city of Irondale. Trash day is Wednesday. Power, Gas and Internet services are the tenant's responsibility and must be set up to transfer by move in date. Security Deposits: The security deposit is $1,600.00 and this is due at the time of signing the lease. This deposit is held during the duration of tenancy and is refundable after moveout upon completion of inspection of the property. Any damages other than normal wear and tear will be deducted from the deposit prior to refund. Pest Control is the tenant's responsibility.
