Good amenities such ad a gym and pool but staff and maintenance aren't the best. Maintenance people need more training. Overpriced imo on utilities.
Mostly pleasant. Sometimes there is loud screaming (domestic disturbances), lots of homeless people hanging around, and my car got broken into once.
We love it here. We can’t wait until the pool is open! The large windows and patio, the washer and dryer. Super spacious and lots of storage.
Decent place but the walls are very thin and some of the neighbors are.... enthusiastic. The office is helpful and the maintenance very attentive.
Overall not a bad place to live. I have had a good experience so far! The staff and maintenance are very kind and involved anytime you have an issue!
I love this apartment community. The maintenance is on top of things they respond quickly and the areas are kept neat in general. This apartment complex is a godsend.
My apartment is very cozy. The maintenance and leasing team work hard keeping things running, clean, and enjoyable. There’s always parking available and it’s nice to see the people who work here always out and about around the property.
The best place to live. The management very nice and helpful. If you have problem they will fixed it right away. The gym nice, clean and you can use them 24 hour.
We love our apartment! It feels like a home rather than an apartment. We live in one of the front two buildings. We will definitely be renewing.
I love our apartment but the community isn't that great. People stealing my packages, smoking and littering in the stair wells, almost getting run over in the parking lot by people speeding and not paying attention. The community could do better. The lack of care from the staff is sad.
Staff and maintenance are great, and responsive, the “shopping cart” traffic is heavy though and there’s usually some form of a homeless wagon in the courtyard everyday
Getting straight answers in incredibly difficult. They also aren't accommodating on medical needs that come up and need assistance (for example: I can't walk to the package lockers but they insist that all packages have to go to the locker).
We are miserable here, and our health is deteriorating from the stress and ongoing issues in our apartment. We can’t really specify the exact nature, as we are already being openly harassed by a neighbor which further adds to the stress and poor quality of life here. We’ve lived here for about 4 1/2 years and it’s sad to see how rapidly this place is deteriorating and becoming unsafe to live in, all while rent and utilities are being raised and feel like money going down the toilet, and new residents that openly trash and abuse the property (and actively violate the lease) are catered to.
Staff is always so helpful and gets back in a timely matter. Any issues I've had come up they have always been great to help with the repairs or any rent issues I've had!
I love the apartment it's super cozy, rent isn't to bad for the area and management is helpful with most everything, it's honestly one of the best experiences with an apartment I've ever had
10/10 would not suggest. Dirty, loud, cops, homeless, and the people living here are extremely disrespectful. There are plenty of other apartment close by worth checking out.
The best place to call home. The management is very nice and helpful. You can use the gym 24 hours. It's very safe. It is very convenient. Close to everything shopping center and freeway.
The Perch has been a great experience. The leasing agent was timely in communication and open about pricing and timing of us signing the lease. The inside of our unit is our favorite part! It is updated, spacious, good water pressure, and has a skylight. Every maintenance order we have placed has been responded to quickly and kindly with attention.
My experience so far has been decent. The staff are friendly. I've had a package stolen could happen anywhere but there seems to be a lot of shouting and loud noises at night.
I am new to the community moving here in June. New Management also came in at the same time. They keep the property clean and have been very attentive to my issues. My only complaint would be that for some odd reason the hot water does not always work or you have to run your water for at least 10 or 15 minutes before it even gets warm. I believe that is why my part of utilities went way up. Not good but all in all it is a good place to rent. Rent prices are reasonable and they are doing a lot of renovating.
I have been here for about 3 months, and everything seems to be okay. The community seems to be well maintained and clean. The only problem I seem to have is my upstairs Neighbors are a bit noisy.
Every one at office and maintenance are very pleasant. I am happy to see that you are making some great efforts. The personnel all listen very closely, and are very caring.
The apartment is beautiful and we love it here but we've had an unusual amount of maintenance needs and our utilities have had issues every month.
I LOVE our new experience here. The schools are great in the neighborhood and so are the parks. The only thing I do not agree with is how expensive my utility bill is every month. I didn't realize it was going to be even close to the amount that I'm charged monthly and it has put me back quite a bit on my budgeting, however, other then that, I have no complaints at all. So far, a great community :)
This place is terrible. All my work orders have been ignored. The hot water works about 1/3 of the time. Boiler will be down at least 2 weeks as of typing this. Elevators don't work The pool stinks like pee It's taken 6 months to get a mailbox key.
3 messages insisting I get the application fee in because they would hate to see this in collections before I'm moved in ! After paying the fee I get a message saying I'm denied . No evictions, no bankruptcies just less than average credit score.
Love the new management team. I like how the new owners are making a difference with this property. Love all the new renovations they are doing. Staff is super friendly and very knowledgeable. Maintenance is amazing at getting works orders done so quickly.
The new staff is absolutely amazing so nice and friendly. Nice hot water compared to a few months ago. And the staff is willing to work with you and are very flexible and want to make sure you are enjoying your Apartment. Also, the amenities are great.
Worst place I have lived. Worthless office staff, amenities are always broken or out of order, sometimes you have water, often times you don't, hot water goes out all the time, only 4 working washers for 157 units. Not worth the ridiculous price you pay for a tiny apartment.

This place was reeeeally hard to live in for the short amount of time I was here. Honestly living here was a MASSIVE mistake. There were weeks that the trash wasn’t removed from the dumpsters which caused the whole complex to not only look extremely trashy but also smell horrible which is beyond frustrating considering you pay for it monthly. The walls and doors are paper thin so you can hear EVERYTHING. When I moved in the apartment was not “move in ready” whatsoever, but when I moved out they sure as hell made sure the apartment was made move in ready for the next person considering they charged me for it. The management is a joke, the apartment is SIGNIFICANTLY overpriced for what it is. Water was shut off four times that I’m even aware of, probably more than that, in the 6 months that I lived here. They had to inspect for bugs, and needed access to apartments three times in the 6 months I lived here. The dryers didn’t actually dry your clothes so the money you pay for that was money down the drain. It was a poor decision on my part to live here for the short span of time I did and I am literally paying the price for it now. Save yourself some stress and don’t move here.
Resident and staff turnover rate is high. Not a good experience living here.

On the outside, this complex looks like an okay place to live. Even the actual units, if remodeled, are decent. Once you live here for a little while, however, it is a different story. You will find that the washers and dryers constantly break down, and you will end up overpaying for laundry because the machines either did a bad job, or did not run at all during the whole cycle. Additionally, management will not give you much notice when they are going to do work on the property. For example, this summer the parking lot was re-coated, and management told residents only a few days in advance that the work was being done, and that if their cars weren't moved from the specified section of the lot, they would be towed. So if a resident happened to be gone within those few short days before the work was done, their car was towed. Also, if you have a maintenance issue, don't expect it to be fixed quickly. I do NOT believe this is the maintenance guys' fault - they are very friendly, but are clearly overworked. Problems on the property just aren't a big priority for management. Another example of this is when a package of mine was stolen from the office where it was being held. Management claimed that they were not responsible since the lease says that they are not responsible for stolen packages (the lease does say this), but management does not even take reasonable steps to keep residents' property safe. For example, anyone can just go into the office and pick up a package without having to sign a sheet saying they got it, or showing ID to show they are the person the package is addressed to. My package has been missing for two weeks now and management said they were going to look into it and look at my receipt for the package, but are now ignoring my calls. Management did not even post signs or alert residents in any way that there has been theft, because of course it would make them look bad. Thankfully, the company that shipped me my package just told me they would send me a new one, but the fact that management will hold packages and SIGN for them for you, and then turn around and act negligently with them and say they're not responsible is completely unacceptable. If you can, avoid living here. It just isn't worth it - and taking care of its residents, despite what it may say, is not a priority for management.

If the management are notify about the washer and dryer the company is called for repairs and are fixed within 24 hr period. Maintenance passed out all notice on the apartment doors on laundry room doors mail centers we also went door to door reminding residents to move their cars, No cars were towed they were moved to different areas of the community. when your package came up missing we also helped you with the information, you did call the company that replace your package at no cost to you, you did also try to get $175.83 for a package you got replaced for free. cost of the package was $142.83.( Package Release states I will no way hold 52nd marketplace liable or responsible for any package that may be signed for on my behalf.signed 7.8.16).
My husband and I have lived here for many years and have gone through many new managers. Some good, some not. Glenda gets things done and quickly, with a smile, and Amanda in the front office is the sweetest and puts one in a good mood no matter how you start your day. Ray and Paul are there for you when things need to be fixed. The property has been remodeled and now looks up to date. Arvada is growing so the rent is a bit high but is equal to other apartments in the area and everything is in walking distance. (food, shopping, movies, bus). All in all it is a nice place to live. You can't go wrong renting here.
Worst place to live! Do not even bother with this place. It's a rip off, heat goes out all the time, never any hot water. Manager is so rude. AVOID this place at all costs!!!!

Come check out 52nd Marketplace under new Management, the place looks good and I promise to take better our residents. newly renovated apartments with SS Appl. Gray plank flooring.
The pool is beautiful as well as the club house and office. The apartments are all different not one is alike, i happened to get a lower grade one and still have to pay the price of the rest of the apartments.
