I've been living here for almost 3 years now- I've referred 4 friends to live here as well. I've consistently had mostly the same neighbors since then- they're all nice, really sweet, especially the older folks. Each year the rent goes up but NOT BY MUC,H (especially compared to the rest of Houston) not even ten percent of my monthly rental rate. For the price, honestly it's really amazing and I'm not planning on leaving any time soon. The location is great (if you hear gunshots nearby just think about how your rent isn't going to go up as much and sleep soundly), it's really safe (I haven't had any issues with break ins or crime or anything), the management is really good about any complaints you make (I had a noise complaint about my upstairs neighbors and it was handled swiftly and quietly), the mail room has those package locker things and I love them (I shop online a lot and worry about stolen packages), and you get a washer and dryer in the unit already! Just be sure to always register your guest's vehicles THE MOMENT THEY GET THERE (or even beforehand!) or they WILL be towed! The only thing I don't like about this complex is that the arms on the front gates are broken quite often but that's because of the visitors and tenant's doings- not management. Management gets them fixed pretty fast.
I've been here more than 15 years and just renewed my lease for another year. Easy access to freeway, GREAT MAINTENANCE STAFF, and IMT has been the Management/Owner since I've lived here.
I moved here March 2023. It's August now. I've had a few maintenance requests and they've promptly completed them. The property is pretty chill, the parking lot is always busy so be careful walking, cars do be speeding through. I've had a few roaches but pest control came and took care of it. The dish washer looks so old but it does the job. The pools are kept clean. It's a good place for the price and location! I don't regret moving here.
Roaches when I moved in Woke up from feeling something on my forehead it was a roach. Hadn’t even cooked in the apartment yet. Garbage disposal broke with in 3weeks of being here.Car got towed from 36hrs of parking pass expired. I thought I was getting a real balcony.But it a side yard with dirt.Not cemented.
Convenient location and great staff! Everyone is very helpful. Francisco the maintenance guy comes to fix everything that needs to be fixed in my apartment. Definitely recommend this apartment complex.

First off the new managent has really done a great job upgrading. They have gone above and beyond time spent, painting and trimming trees, it is looking amazing. Some of the negative reviews seen have to understand the buildings are old but very well maintained. My favorite is the convince of having a washer and dryer in every unit and they are so pet friendly, something my cats and I appreciate so much. I am for sure will be signing a new lease as go on five years in a place I am happy to call home. Thanks IMT

My entire building is infested with bats I’ve called the office multiple times I starting to think they are scared of the bats they self I’m constantly late for work cause there are thirty bats flying around my door don’t move here.

Houston is a HUGE city! I was amazed how big the city is when I first moved here. I took a tour of 5401 Chimney Rock and it is a great property at a reasonable price considering how close it is to the Galleria & Med Center. Stu, the leasing agent who helped me was very nice and knowledgable.

Recently moved here and I love it. Being that it is my first apartment on my own I couldn't ask for a better location. Very close to work and all the major freeways. Only downside is that there is no gym but I probably wouldn't use it anyway. Office and maintenance staff are friendly and handle work orders very quickly. I would definitely recommend these to anyone looking for good location and fair pricing.

Management and Maintenance admits frequent flooding of apartments due to broken pipes. My apartment flooded and now they want to blame me. Flood started in apartment above me. 4 inches of water throughout unit. I am having to stay in hotel and they will not even stop rent for time in hotel. I pay before the rent is due each month. Mold on walls. Apartment smells so bad giving multiple people headaches within an hour of staying. Luckily I have a patio door and have to keep it open at all times I am in the unit. They even tried to put a large ac cover , covered in mold back in the unit. The sheetrock is bulging in multiple areas due to the water damage, and they refuse to cut it out and replace. They ruined my entertainment center and area rug by not being careful when moving things around. They put the rug on a pee pad for outside, then tried to clean it and put it back in the apartment. This is a rug that was only one month old. The entertainment center they harshly moved it and broke it into pieces. The entertainment center was only weeks old. STAY AWAY

I was a college student living here for about five months. I had to break my lease early due to personal reasons back at home, but I can assure you that this was a very convenient place for my stay. Easy access to and from the highways, a store with your basic necessities in the complex, close proximity to Downtown and nightlife , and much more! For it to be my first apartment ever, it truly exceeded my expectations. My only complaint about it is parking. It’s a hustle trying to find one. Otherwise, I recommend this place. I’m back in Houston and will definitely head back over here.

This is a horrible apartment infested with bed bugs and roaches. The management doesn’t care about residents at all. They have handful of visitor parkings and those are never available. And they tow away cars immediately(I’m guessing they make money off towing cars). Stay away at any cost. This place is a nightmare!!!

The day I moved in, the dryer did not work. I immediately submitted a maintenance request and they came to “fix” the machine - literally takes an hour or more to dry 3 pairs of pants! Within that same week, I turned my AC on, only to come home to see my bathroom floor flooded. They came to patch the leak and suggested I not use the AC as frequent. Later, I asked if they could put a weatherstrip on my doors since there was a ridiculous gap that allowed critters to come inside ... took them 2 weeks to com out and fix it. Speaking of critters, the apartment was filled with small cockroaches when I moved in. I paid for an exterminator to come and fix the problem, but now after 3 months they have returned - I am NOT a dirty person and I make sure my apartment is clean so I am baffled to know that there are still cockroaches in the apartment. I have placed several tablets and lots of powder to kill them instantly - it’s working but I have had to pay for this out of my own pocket since management stated there is no problem. They do a monthly extermination ... complete and absolute bull! On top of all of this, the appliances are the most disgusting things EVER! The stove/range is completely corroded and the dishwasher is just dirty. No matter how many times I clean, it is never clean enough to run dishes through the wash - I just decided to not use it. The stove is old and lopsided, which I asked for a replacement because the coils don’t work much and doesn’t heat up a skillet properly. Apparently I’m just a horrible resident because I bring these issues up to management. I have to stay here until my lease is up in 6 months because they have threatened to ruin my tenant report. But hey .. that’s what I get for getting a cheap apartment right. DO NOT RENT HERE!

I have been living here for almost 3 years. I relocated from Dallas and my leasing agent was Jennifer she is the BEST! I have never had an issue with the complex or even with management. This was my first apartment ever and the application fee is inexpensive and the response time for the update was quick! Upon my transition Jennifer was extremely professional and helpful!!! She was very honest and transparent with me about everything and I truly appreciate it. To each is own many people have different experiences but this complex is in a GREAT LOCATION. You are right by the freeway and the tollway. You are 5 mins away from the Galleria. 30 mins or so from either airport. Traffic is never horrible as long as you know your way around you will be fine. There are several places to eat nearby. 10-12 mins from Downtown literally. Walmart and Sams Club is behind the complex. SAFETY has always been a priority of mine and they seem to monitor the complex just fine no break-ins or anything. Very friendly living environment. My favorite part about this complex is maintenance. I kid you not anytime I have a request to fix ANYTHING they are swift and get the job done within 48hrs if not the same day. NO RODENTS NO INSECTS NOTHING. FLOODING*** I was here during Hurricane Harvey as bad as this storm was with flooding the apartment complex was FINE. When Harvey hit that Saturday Aug 26th- Tues Aug 29th 2017 it flooded in the entire complex. NOT ONE RESIDENT HAD WATER DAMAGE TO THEIR VEHICLES FROM WHAT I COULD SEE. As long as you didn't park on the back street behind the complex or on the back part of the complex no water issues at all. The water went down as soon as it would stop raining. These apartments are GREAT I would definitely not lie.

We decided to check out this apartment complex since we were in the area. We went here and were shown the model apartment. We fell in love with the model and ask for one just like it. Joanna who was helping us never mentioned that the apartment we were supposed to get doesn't look exactly like the model. Upon close to move in date we requested to see the apartment we were getting. We we walked in we were shocked to see that the apartment didn't look like the model. We were stunned. We told Joanna about our concerns. She showed us the model again. Even though it was the same setup as for placement of the living room and kitchen. It did not have Patio window in the bedroom or entry window. These were the selling points for us. Bottom line take pictures and ask lots of questions. Whatever you do don't give them any money until you are sure of what you getting.

I moved into your apartments at 5401 Chimney Rock Apt 920, Houston, TX 77051 during October of 2015. Upon moving in there were several issues that I attempted worked with the apartment complex to resolve. From the first day I moved in the following issues existed: *Asked for new appliances. -You pay a monthly surcharge for the appliances which I was willing to do. -I kept getting the run around until finally I just stopped asking. *The refrigerator had a pungent odor from the day I moved in before I placed anything let alone food in the apartment. -Air fresheners, constant cleaning did not resolve the issue from a previous tenant. -That went unresolved for over 2 months. -Would not replace the refrigerator, kept trying to repair it weekly for 2 months. *There was an infestation of roaches. -No amount of cleaning worked. -I left nothing on the counters and no dirty dishes in the sink. *My car was towed several times. -I paid for a parking spot, but on some nights another resident parked in my reserved spot. -It just so happened on those nights nobody would tow those residents. However when I had to park in another spot, because my spot was taken I was towed. I paid close to $1k in towing fees in the apartment I lived in. *On or around October 24, 2017 my ceiling started leaking. I came home from a work trip to find important documents, pictures, and various items were completely soaked and there was flooding on the kitchen counter and the kitchen floor. I still have the video to prove the date when the leak occurred. I then dealt with a leak in the apartment for nearly 6 months of my 8 month stay. It was not until I asked to be let out of my lease, that the actual leak was actually repaired. To assist I took picture, emailed and even left detailed maps of where the leak came from. There was ALWAYS an excuse similar to when I asked for new appliances and when my refrigerator had the pungent odor that they would not replace. *In February 2016, while sleeping I was woken up at 2am in the morning by an attempted burglar who ripped my door handle off, because it was never really secured on there. This is despite the security that was supposed to be at the gate. *5401 Chimney Rock has now vilified me to prospective landlords and/or companies and have left negative marks on my leasing history. Thankfully after consulting an attorney we are working on contact IMT Residential and taking up litigation.

Mr. Williams, I reviewed all information listed in your previous lease with 5401 Chimney Rock. We have documented that although you did request new appliances initially, you never actually came in to sign and agree to the upgrades nor did you sign the new lease at the higher rate that was prepared for you. I do see that you reported a smell from your refrigerator on Oct.13, 2015 and we responded within 1 hour but did not observe any smell. The technician cleaned the drain line and the work order was closed. On Nov. 11, 2015, you reported the smell again, and we responded within 42 hours, and although they did not observe any odor, the Community Manager agreed to replace your refrigerator that day. No other work orders regarding your appliances were ever called in after that incident. All apartments are inspected by a certified and licensed pest control company after a notice is given as well as when the apartment is vacated. We received a certification that there were no pest control issues in your apartment upon move-in in 2015. In March and April 2016, you entered a work order to address severe pest control issues and a licensed technician responded to the request on the following Monday. If you recall, we only allowed you one permit for your personal vehicle and asked that you not park your work vehicle on the property consistently since spaces were limited. You were extended temporary tags as a courtesy; however, you did not observe the expiration dates specifically written on the tags, therefore, your vehicle was legally towed based on the actual policies that you signed and agreed to. Please understand that if we did not enforce tow policies, it would be much more difficult for residents to locate a parking space. The initial torrential rainstorm you mention actually occurred on December 3, 2015. Your roof leak was reported to a licensed roofer and repairs were scheduled; however, there was a secondary rainstorm in the interim which delayed the repairs. Nevertheless, all repairs were made within 3 days. On April 18, 2016, Houston experienced a storm that produced winds gusts up to 44 mph. Since you were traveling for work, you could not have known that there was an issue, and since no other apartments in your building were affected, we had no way of determining that an issue occurred inside of your apartment either. The second leak was not related to the first repair. There is absolutely no documentation nor a work order called in by you to address a faulty doorknob or break-in in February 2016. When you expressed that you needed to break your contract by June 2016, it wasn’t until you were informed that you would have to pay a relet fee, which was agreed to within the signed lease contract, that we actually received a complaint in writing regarding your negative experiences since your move-in date. I personally took the initiative to meet with the staff and investigate the matter. Please understand that the contractual agreement that we entered into is a legally binding agreement as well as an instrument that protects your rights. We made a diligent effort to resolve all matters as they were reported to us and it is clear that our team was responsive and diligent. Since you opened the door regarding your payment history, I can say that your statement in the post is not reflective of what is actually in our records and all payments are time-stamped. There's a mice infestation in our apartment and they have done nothing to help. Our apartment manager is never available, we have had other issues and she is never able to talk to us. Horrible mold in our restroom as well. We will be breaking our contract!

Lint from our ventless dryers is often mistaken as mold. To avoid lint on the walls, it is important to fill the lint trap box with water that is located between your washer and dryer. I'll hopefully keep this one short and sweet. I've loved living here until this summer. Yes, there are major drawbacks such as EXTREMELY limited parking and the crackhead who spends his days and nights wandering the parking lot to pick up half smoked cigarettes off the ground (no joke). However, I have for the most part enjoyed my time here. The location is great (despite being on the "wrong side of the railroad tracks") and my unit is in great condition considering the age. But, let you be warned: they will flaunt the fact that they have 4 pools on site. What they won't tell you, is that many large families from outside of the apartment complex come and use our pools on a daily basis. The TINY pool right outside my apartment constantly has 20 people at any given time, even well into the night (and, you guessed it, creating quite a bit of post-midnight noise while they are at it). In a half-baked attempt to control the issue, the apartment implemented a wrist-band pool-pass system. Not once have I ever seen a single person in compliance with this regulation since the pool-pass policy began a month ago. Not one single time. The management seems unwilling to control the flow of outsiders into our "gated" apartment complex even during business hours. To add a cherry on top of this sweet, sweet cake, the management, without explanation, has closed 3 out of the 4 pools for the last 5 days. I have yet to receive an explanation for this. Steer clear of this place if you actually want to make use of the "amenities" you are paying for.

Our management has met many times to come up with a solution, and it is these type of meetings that resulted in the implementation of the Reserved Parking Spaces. We audit parking permits frequently to ensure that there are more available permit spaces than actual permits issued. We are also currently working on a plan that will include converting 30 visitor spaces to “Permit Parking After 9 pm”, however, this process must be explained to residents, coordinated properly, and implemented slowly so that no additional issues are created. We want to thank you for reporting that a person was loitering on the property. After you informed us of this issue, our team was able to identify this person and this issue has since been resolved. Although we do our best to deter loiters, we ask that residents partner with our efforts to help minimize loiters by reporting unauthorized people at our pools during office hours to our team, and by reporting after-hour incidents or suspicious activity to the Houston Police Department. We do have coded lock boxes on all pool gates to deter non-residents from using our facilities or gain access onto the property, but we still encourage resident assistance. At the time of your complaint, our pools were closed due to an imbalance of our chlorine levels caused by the amount of rain that we had as well as problems with our chlorinaters. Although we were able to get an immediate response to address all issues, we kept the pools closed until we could ensure that all chlorine levels were safe for our residents. I'm new in town, Joanna was very helpful. She helped me answer all the questions I had. I have not been here long but so far I haven't had any issues. This place is nice and clean. The price is not bad at all!! I also have a washer and dryer!
Appliances are from the early 1900s. Ceiling is cracking, paint chipping and mold in bathroom. Foundation is terrible. This is just a very old run-down complex. Parking here is a major issue, if you come home after 11pm... be prepared to sleep in your car if you do not want to get towed. You want guaranteed parking? YOU HAVE TO PAY FOR A RESERVED SPOT! We have to pay to be able to park at a place that we are already paying rent for??!!! RIDICULOUS!!! They need to start checking each unit and making sure that each unit isn't having more cars than they should! OR ASSIGN PARKING FOR EACH UNIT! Be careful when there is a torrential down pour.. there is a parking section on the outer perimeter of the complex that gets completely flooded, your car will flood; be prepared for flood damages to your car.

If our parking system is strictly observed, every resident with a permit will have an available permit space to park. In regards to your flooding concern, unfortunately, we cannot control the weather, and we did experience a flood when there was unexpected heavy rain. The city has been diligent in clearing out drainage lines in an effort to prevent future problems; however, flooding is not a typical occurrence at 5401 Chimney Rock. Please be advised that lint from our ventless dryers is often mistaken as mold. To avoid lint on the walls, it is important to fill the lint trap box with water that is located between your washer and dryer. I have been living in these apartments for 3 years and just renewed my contract this month. I asked for a touch up paint for the restroom because there was mold on the wall and on the ceiling. Today around 2:30 the maintance person came and told us they would start to paint the restroom. Without giving us a day prior notice or even a few hours before. At the time he came in we were having a meal and had to leave the apartment. We have two toddlers and my wife is pregnant a notice was required! Even if there was no toddlers or pregnant woman in the apartment there should have been a notice as to when they would go paint! After we left I decided to go talk to the manager about why we didn't receive a notice about when they would come in to paint. But the manager was busy so 45 minutes later I came back to the main office and again she was "busy". I noticed she just refused to talk to me so I called corporate office but all they did was transfer me to the main office and once again the manager was "busy". I tried to call the corporate office again to give a complaint both about not receiving a notice about when they would come paint and about not being able to speak to the manager, but all they did was take my information and said the manager would call me once she was available...she still has not contacted me. The secretary at the main office said that it was not necessary for us to evacuate the apartment ,yet the maintance person was wearing a mask while painting.

I recently just moved in to 5401. The location is as ideal as a location can get. Kudos to Joanna!! I love this girl! She made my move feel very smooth and prompt! I still go to her for any of my questions and concerns! I haven't needed much assistance or maintenance to speak on it but I'll keep update on my experience. So far Pros. New appliances Large closets! !!! Peaceful All visitors check in with security Water is a flat fee Parking is getting better Cons Washer next to my stove (It's better than it being in my closet, it just gets dusty next to the atove)
These apartments have decent prices and good location. Its 5 min. away from the galleria mall. But there is terrible parking, I had to sleep in my car probably 5 times so I wouldn't get towed. Bugs were an issue, no air in my room, and bats!

My apartment is the perfect residence for me and my busy lifestyle. It is super close to my job and it is steps away from two major highways (59 and 610). I love the area and how close I am to the young single crowd. The apartments are very well kept and the staff are really nice. I love the 24 hour emergency matenince response team and the 24 hour security check point in the front. It helps a single girl like me feel really safe.
This complex is minutes from everything to do in the inner city. Only 10 minutes from downtown and right on Highway 59/610. The rent is fair and the apartments are spacious. They are a little old and have some maintenance issues but the maintenance crew is very good and gets there fast.

The day I moved in the dryer didn’t work; I immediately put in a maintenance request. They showed up and couldn’t determine the problem. I was told to wait until Monday. On Monday, the washing machine had a leak that soaked the entire bathroom floor. Clearly I was moved into an apartment that was not made ready and no one took the initiative to make sure the appliances worked properly prior to move in. After maintenance looked at the washer, I was notified that they needed to order a part. A week went by and no one got back to me. I went to the front office and was told that the part was no longer available and that a new washer needed to be ordered. None of that was communicated to me and my request was pending for a week. The new washer wasn’t even ordered until the day after I went into the office. It took another week for it to arrive and be installed. My gate card has also never worked. Since the day I moved in there have been issues. I’ve made several stops in to the office to have it rectified during my lunch break from work, only to get home in the evening after the office has closed to find out that it still does not work. I have given up on getting it fixed as there is always another excuse – the system is down, the rain messed things up, someone hit the gate, we’ve already reactivated it, etc. So each time I have to enter the property where I pay rent, I must enter through the visitor gate and be harassed by the guards on duty. It’s like entering a maximum-security prison just to access my apartment. Parking. Ugh. Its an atrocious nightmare every day. This community has far more residents than sufficient parking. Visitor parking is virtually obsolete, which makes it impossible to have guests. There is only one exit gate (after 7pm) which I’m sure is a violation of many sorts. Not only is it inconvenient, but also it’s a hazard. If an emergency were to occur and everyone needed to evacuate, this would cause a huge problem. Sidewalk flooding occurs regularly from virtually no rain and brown discolored water often comes from the sink and bathtub faucets. There have also been plumbing issues in the bathroom ranging from leaks in the ceiling to the toilet not working. I am thoroughly displeased with management and the upkeep of this property. To have as many issues as I have experienced in less than six months is flabbergasting. I don’t feel as if the extra mile is taken to ensure that resident needs are met.

I am aware that there has been water leaks on property that may have caused at one point for the discolored water to come from the faucets. Should you continue to have these issues please do not hesitate to put in a work order so we can address and have the problem rectified.
