It’s also home to the Great Mall of the Bay Area, the largest shopping mall in the region, making Milpitas a major shopping destination for folks all over northern California. On the east side, Ed Levin County Park provides an excellent venue for hiking, bicycling, or just enjoying the fresh air and sunshine.

Property Ratings at 555 Apartment Homes
Roach infested like so much!! Do not live here. There are also old trees that falls old branches on parking lots. They dont do anything about it. They dont sort out mailbox properly. the old tenants mail still redirect to us. I told them couple times to reach out to the old tenants but they dont care. 0 out 5 stars. Management is very disrespectful. Im leaving this place real soon. So please dont come stay here.

This property has been labeled falsely under "Luxury" when in fact it is not at all. I had only been here for two days and was already convinced that I was not renewing my lease. Not only was the unit turned into me uncleaned from carpet to regular cleaning, but it was also roach infested and had appliances dysfunctional convincing me that management did not check this unit prior to turning it into me. After exchanging emails with new management two weeks after moving in, I did not receive my functional washer and dryer 6 months after moving in and having to prove to them that it was in fact not working. I constantly communicated the issues over and over again along with the roaches and yet they managed to not care whatsoever. There is people constantly smoking around the property night and day, so if you're looking for a family friendly neighborhood this is not it. Lastly after 13 months of expensive rent for an apt that caused me endless stress and PTSD I moved out and the property manager and her regional manager decided it was appropriate to charge me for carpet cleaning, cleaning and other inaccurate charges like a bill of $342 for utilities I had already paid for that had been sent to me on the initial final statement AND the "reviewed" final statement. Please save yourself the stress, it is not worth it. I wish I would have broke my lease sooner rather than staying and assuming the new management would do their job accordingly.
And I've lived here for almost 4 years the rent is expensive and they can't afford a good gardener, today they destroyed the garden down the hall that I walk every day, it's depressing and sad I as a woman would have done much better, I'm really upset If you pay a rent at least when you leave you have a beautiful view and not something so horrible.

We're sorry to hear of your frustrations. Because we're unable to determine your identity in order to reach out to you directly, we wanted to clarify that our landscaping team and tree maintenance vendor have recently been cutting back overgrown shrubs and trees to clear walkways, fallen branches, etc. We've actually been receiving a lot of compliments from residents regarding how nice the the property looks! :-)
The best value that I have been able to find. You get the benefits of being super close to Silicon Valley proper without the high rents of North San Jose. The office staff is helpful and the Maintenance team is top notch. Highly recommend.

Thank you so much for the 5-star review and recommendation! We appreciate the love! :-)
I lived here for a year and within less than 6 months of living here I already knew I wasn't going to renew my lease and wanted to move out. The biggest problems were the people living there and how poorly the apartment complex is maintained. My experience only reflects the people living on Dempsey Rd side of the apartment complex. There's constantly people up late partying and playing loud music every week, even on weekdays. So if you value your sleep and quietness, do not expect any of that. I lived on the bottom floor and everyday I can hear kids running up and down the stairs yelling and screaming without regards to neighbors. Also, there's an immense amount of smoking and drinking going on around the property. There were even cigarette butts in the front patio of my apartment and I don't even smoke. There's people drinking beer and sometimes smoking weed at night around the BBQ area and even in the parking lot. I came out to my car one morning and there was an empty beer bottle next to my car. It's like people don't care about the how clean their neighborhood is. There's always people in the parking lot trying to fix their cars or just hanging out and loitering. I even saw some people hanging out in their car at night doing who knows what. It's not something you want to see when you come home at night alone and see people hanging out in the car just staring at you. The property is not well maintained. People are constantly dumping trash that's not allowed in the dumpster such as furniture. You can forget about recycling because you see more trash in the recycling bin than you do recyclables, even though the bins are properly labeled and colored. The fitness room is a joke. The photos in the ad are very misleading. The equipment are rusted with spiderwebs and some don't even work properly. The machines look very old and rusted and one of the elliptical machine doesn't even work. And it's been like this for a year without anyone even looking into it. The AC was broken for a while during the summer so working out in there felt like you're in a sauna. As for my apartment room, it was a huge let down as time went on. For one, the walls look like it's painted over several times because it's very thick paint. I didn't know until later that one of the power outlets didn't work properly. There were cockroaches that kept coming no matter how clean my kitchen was. The walls very thin that you can always here people walking upstairs or playing music.
Lived here for a year and it's not worth it for what you're paying for! I get that the price reflects the current market rate of the area, but it doesn't correlate to the quality of living. The manager puts up a front that they care about all the issues that's happening around and will help solve them, but does not follow through with what they after speaking with them personally. I've seen a manager change in the past year without notice. I guess this happens often? I regret not reading reviews prior to leasing. Pictures are so deceiving!! The manager last year was very nice, friendly, and welcoming when doing a tour and everything prior to your move in...but after that not much help. Maintenance requests goes unresolved. There's only one maintenance guy and I feel bad for him. He works hard and he needs more help. Seriously hire another person! Things started to get worse after the new manager took over. Neighbors are so inconsiderate, especially near the BBQ grill/picnic area and where all the other amenities are. Loud music, parties every weekend, occasional fights, cigarette buds everywhere, and the list goes on. People don't know how to clean up after themselves!! Oh and people love to work on their cars at the parking lots and blast music at all times of the hour. Oh and don't get me started on the cockroach problem! No matter how clean your kitchen is, they still come year round! Paints are thick because they're painted over and over again. The building is old and floor moldings open up after a year of living and creates holes. A lot of wear and tear. Appliance and cabinets are new, but the walls and overall structure of the whole building isn't. Good luck if you live on the first floor. You will literally hear everything! Please read reviews and do your research!! Also, keep in mind that this is not the nicest part of Milpitas.
The leasing office are always closed even there was a time posted that they will return in this time. And if you have a maintenance request it will take forever. Like literally forever. The washer and dryer are broken its almost 2 months now but nobody check it. We've been sending a request online and in person. This apartment is rubbish!!!
I’m giving this apartment no star. I lived there for one year it’s very very bad apartment there’s a lot of cockroaches Day and night it’s all over the apartment whoever planing to lived there don’t ever think living there or else your money is going to be waist the deposit don’t ever think that you will get your deposit back trust me it happens to me when you move in and you moved out in a year they expect that the apartment will be the same when you moved in. I lived there just last year. It’s very very bad experience for me.

We apologize that your experience with us was less than satisfactory; it is our highest priority to provide a great living environment for our residents. We appreciate your feedback, and are always looking for opportunities to improve.
I've been here for a year, and about 9 months ago the management changed abruptly, for the worse. The place is falling apart. Constant construction has been going on for months, with little to no communication from the office. The units are musty and damp, with minimal storage space. The maintenance staff is abysmal, taking days to complete simple work orders. The grounds are eerie, as it is an ungated, poorly lit complex. The neighbors are not the best either, smoking cigarettes or working on cars all hours of the night. I can't wait to move out.
Lived here for almost a year in a 2 bed 1 bath, we're leaving because of job location change & no rent control (14% rent raise) Staff: Only really interacted with 2 people but both were really nice, courteous. Assistant Property Manager: -Explains everything clearly Maintenance: -Fast & efficient with fixes. Depending on how many people need maintenance, same day (door knobs, cabinets) - 3 days(requesting for pest control). We once saw 2 cockroaches but they did it right and not a single one in sight after Noise: - I rarely hear my neighbors engaging in amorous activities - Rarely ever a loud late night party - As everywhere, kids can get loud sometimes - Fire Station next to complex, but if they ever turn on the siren (they usually don't at night since it's a residential area), I never noticed Safety: - I've left my car windows down & doors unlocked with $400 headphones in the glove box for 2 days in the carport and everything was still there - Children run around the complex without incident(to my knowledge), though it can get noisy sometimes with the windows open Parking: Okay/Good - me and gf can park the 2nd car either inside the lot or on the street in front of the complex, you can pay for a 2nd spot if you really need it Interior: Good -Recently renovated -Newer stainless steel sink refrigerator, oven/stove top & stove hood -Granite counters in kitchen and bathroom (I even checked under the sink to verify it's not a realistic laminate countertop) -My vaulted ceilings really made the living area feel big(not available in all units) -Open concept dining, living and kitchen -Soft comfortable carpet to sit on (even slept on it waiting for my bed) -Double pane windows help with bills, also didn't have to use the heater -Lots of storage -A/C is cooler than cool, it's ice cold! (in the living room) Could be better -Hardwood pattern vinyl in kitchen and bathroom (though it looks ok, tricked me for a little bit) -Blinds on vaulted ceilings are unreachable without a ladder, Wookie, or NBA player -Decent amount of washer/dryers but sometimes people forget their stuff and leave it in machines for a long time (30min ), wish all units had in unit laundry Bad -I personally hate popcorn ceilings -Guessing there used to be a bulkhead in the kitchen ceiling, cabinets don't go all the way to the ceiling, it gets annoying to clean at the top of the cabinets -Plastic surround in tub/shower is harder to clean that tile

Thank you for your feedback. We are happy to hear that most of our amenities and accommodations met your expectations. We will use the constructive elements of your review to help us fine tune our community features and we wish you luck in your new home.
This apartment has one of the best reasonable prices of units here in Milpitas that are pretty decent and safe to stay. It is very safe here and our 1 year of stay here proved it. It can be noisy sometimes in the morning from the mowers and gardeners but we're used to it already. Only downside I guess is that the a/c, heaters are not centralized. Only A/C in the living room and heater in the bedroom.
