Property Ratings at 55th Ave on the South Hill Apartments
We lived in these apartments for a year before leaving. The apartments were fine, good location, clean, nice residents, etc. However, the management was ridiculous to work with. They towed cars with under 1 month expired registration, were unhelpful, gave misleading information about the contract, were very unprofessional, acted like any request for maintenance was a huge burden, made it extremely difficult when we were moving out, etc. I've never been so unprofessionally delt with like I was here. I would definitely avoid these apartments due to terrible management. It would be much more worth it to pay a little extra at a different complex in the area to have better management.
I truly wish I didn't even have to give this place 1 star. We moved from this complex last year. We lived in the unit at F334. I was 7 months pregnant and we literally spent a week getting the unit back in order. When they mailed us our refund it was really disgusting to see $17 out of $500 deposit. Sent a demand letter to them and received no response. The move out checklist had things marked as dirty that most certainly were not. We would have done a walk through with the manager but she was never available when she said she would be. They also charged us for the painting of the apartment. It stipulates in the rental agreement painting will not be charged to the tenant if the residency is over 2 years. This is the kind of place that nickels and dimes your deposit until there's $17 left and they call it good. Other highlights: paper thin walls, broken toys on the playground, animal waste everywhere, trash bins always open and overflowing, dead grass that felt like needles, and a manager (at the time) who was rather horrible to deal with. Also they put the rock bottom cheapest carpet that a professional cleaner cant clean, and the wrong finish paint that literally scrubs off when you try to clean the wall. It is "low income" housing and it completely feels like it. There's a wide mix of residents and many good families living there. It's too bad that they don't keep up on the property and expect the tenants who move to pay for the cost of turning over the apartment. Bottom line here is this could be a good stepping stone if it were managed properly. The property started out okay for us but it progressively got worse when Spokane Housing Ventures took over. They look down on their residents and do not perform fair walk through assessments and are unreachable to address concerns. We are currently looking into joining a suit against this operation that takes advantage of low income families with unfair and illegal housing practices.
BEAUTIFUL APARTMENTS, SPACIOUS AND MODERN, HOWEVER...IF YOU HAPPEN TO UPSET THE MANAGEMENT, PREPARE YOURSELF FOR UNPROFESSIONAL, CHILDISH RANTS-COMPLETE WITH FOOT STAMPING. AND DON'T EXPECT HELP FROM HER BOSS. SHE HAS BEEN QUOTED AS SAYING "I DON'T PAY HER (ON-SITE MNGR) TO BE NICE".
I've lived in several apartments since moving out of my parents and this one is by far the best. It's a two bedroom, two bath and almost 1000 square feet. Though everything is brand new, it is on the cheaper side, so you have to be careful when moving stuff around the kitchen so you don't scuff the cabinets. There is lots of cabinet space in the kitchen and a little pantry. The maintenance team is great with getting on top of work orders and always complete every task to satisfaction. The property manager, Mindi Battin, is so sweet and always willing to help every way she can. They are low income housing so you can't make over a certain amount to live there. But they are fairly affordable.
