Property Ratings at 5830 Reseda Boulevard
Very bad unresponsive managements. New monthly sub charges will appear so the cheapest rent is not as advertise it’s about $200 a month more. Very expensive for a run down complex. The units are really old and the AC units are old. The microwave is too close to the stove and it will melt when you cook , so when you lease is over your deposit will go for a microwave. And a lot of nickle and dime penny squeezing going on here. You’ll be paying for trash which is ridiculous, as it’s an apartment now a house. But these company really want to maximize their profits on the tenant expense. They never fix anything which breaks even after many time complaining to the manager, the manager here just bossing the tenants around
Really simple: DO NOT live here! I wish someone else would have said something, so... On the surface it looks like a slightly dumpy old complex that might actually be OK, but there is so much more going on here. The location is right on the border of where it starts to be a bad part of town - plenty of graffiti and sketchy people. It seems like this place never gets cleaned on a regular basis. Band aids and big white stains were very common on the west side (upstairs). Really easy to spot; not cleaned for many weeks. This goes along with maintenance requests that you have to fight to get fulfilled. We often felt like it was just better to let it go. Before we moved, there was a different smoke alarm out every single weekend for a couple months. Aside from the annoyance (try to sleep with that beeping all night) it sure seems like something they'd want to fix for safety sake. Nope. Getting to know Amie... Rather than getting things fixed, she will talk about how hard this all is and that she needs to get out of property management. That's if you can find her, there have been a lot of missed Saturdays and even vacations the owners aren't aware of. We know because we were trying to find her for...REPAIRS!! Rent seems high for the area/quality of the building. A lot of landlords will cover gas and water. Not here. Here it's an additional 30-40 bucks a month from a shared billing system that's very suspect. The building is rent controlled, but know that the owners will jack your rent to the maximum allowed at the end of your lease. Also, the building required an earthquake retro-fit. So guess what the owners did? They forced the tenants to cover the costs. That's right, though we had leases IN WRITING, we received notice that we would be required to pay an additional fee each month to cover their retrofit. We don't own the building, why were we paying for that? Looking for a positive... The dishwasher was fantastic!! Like I said NEVER live here!
I needed an apartment BEFORE arriving to the LA area. I found this one on CL. Thankfullly, the pictures are uptodate and accurate. The complex is clean and quiet. There is expected noise from the traffic outside if you like to have your windows open. The windows are double paned so if closed, relatively quiet. The neighbors are nice and respectful. The manager and staff are friendly and helpful. Maintenance requests are taken care of quickly. Rent controlled. Gas included (barbecue grills and interior gas stove). Vons and CVS are just up the street. Hospitals and restaurants are nearby walking distance. Minimal guest parking in the evenings is the only downside. Would recommend this place.
Tarzana Springs is more than an apartment complex it is a great little community. From neighborly tenants to the many amenities and more importantly a great management and maintenance team. Mario and staff help make Tarzana Springs a great place to live.
I really like where I live , but they take the highest rent control possible , I've looked but when I get there it's very bad and not kept up , nothing like the pictures .
The complex is nice, building manager is accommodating and reasonably helpful. My apartment is a lot of space for what I pay. The two downsides are the location and the vaulted ceilings. The giant window in the living area faces West and the apartment heats up quite a bit. In the cooler months of the year, it isn't so bad, but in the summer it's kinda brutal. Window A/C units help some, but expect sizable electric bills over the summer.
