Property Ratings at 5th Avenue Station
Loved everything about our apartment itself. I work from home and took immaculate care of this space. However, we just got a “final balance due” bill of over $1,100 (after we paid our full year’s worth of rent, ON TIME). $800 of those charges were for “painting needed”. Half the apartment is brick!!! Mindful of the fact there were some holes I patched from hanging artwork but $800? There was minimal paint damage when we left. All in all, great units, bad service and management. They don’t care about you at all. Four different front office people have worked there during the one year my girlfriend and I were there. Residents don’t clean up after their animals. Utility bills are high, and the deck is an extreme liability too.

I have lived at 5th Avenue for almost 4 years and the staff makes it "home". They are helpful, kind, fun and knowledgeable AND most of all THEY CARE!!!! Matthew the newest addition to the office staff is AWESOME!!! 5th Avenue gives you loft living in the suburbs. The lofts are nestled inside an old furniture factory - there is something to be said about living in a place that is over 100 years....lots of history!!! It is unique, beautiful and one-of-a-kind.

I recently moved to 5th avenue station and have enjoyed living in the building. Close to the train and downtown. Parking is included. Very cute updated apartment and very clean. Nice outdoor deck for hanging out on nice days.

We love our recently renovated 2 bed, one bath unit that has stylish modern counters, cabinets and appliances blended with the beautiful historic wood beams and exposed brick walls. The open floor plan, generous storage and in-unit laundry also contribute to making this a great place. Nicole and others on the management team are incredibly helpful and responsive. The location is great as well since you can quickly drive to I-88 or I-355, or hop on the train. We love being just a short drive/even walkable to downtown Naperville for shopping/entertainment/the dentist, etc. One of our concerns before we moved in was that there would be noice from the trains. However, we have found that it is a very quiet building. Our unit is on the North side of the building and it is so quiet that we cannot even tell when a train is passing by the building.

Fell in love with these apartments and still love them to this day. Management is wonderful and always available. Refinished apartments are absolutely stunning with such a unique vibe. All amenities are well maintained, as is the building as a whole. Unbeatable location. Would absolutely recommend to anyone.

We’ve lived at 5th Avenue Station Apartments for 2 years and love it. I enjoy the presence of the history incorporated throughout. High beam ceilings and brick walls are very aesthetic. We are close enough to downtown that we walk there frequently for shopping, eating or just to hang out on the canal. Also, it’s super great to just walk out the door and catch the train downtown. We plan on staying here for a long time!

I’ve lived at 5th Avenue Station now for about four and a half years. The first few were in a studio and after renovations this summer I transferred into a larger, two-story unit. The updates to the kitchen and bathrooms are amazing. Love the building and location. Haley has always been easy to get ahold of, incredibly accommodating, and somehow remembers my name and apartment number whenever I see her! As with any residence I’ve had an issue here or there (although very few and far between), but the moment I voice a concern it is always taken care of immediately - once maintenance even came out at 3:30am to help resolve a situation. Lucky to call 5th Ave my home. Don’t have plans to leave anytime soon.

I’ve lived at 5th Ave Station now for 4 years and don’t plan on leaving. The location is perfect with free parking at the train station and walking distance to downtown Naperville. Access to 88 is 5 minutes away and the building is continually adding new amenities and perks - like our movie theater!

5th Ave has been nothing short of excellent. The inherent positive qualities with the location and all that it has to offer is no secret. Haley with management simply adds to the great attributes of this location with her incredible work ethic, professional manner, and fantastic service to her residents. She truly goes above and beyond to make 5th Ave the place to be.

I have lived here since the building opened in 1988. It is stylish, unique and not your standard cookie cutter, suburban dwelling. It feels urban and has a diverse group of tenants. The new management team is working hard to develop a stronger sense of community, and all of the units are undergoing renovation and the updates are lovely. The property manager, Haley Forbes, has a longtime and personal commitment to 5th Avenue Station and is extremely diligent, helpful and caring. And another shout out to the very efficient maintenance staff who take such good care of the property both inside and out. I'm proud to call it my home - come join us!

We strive to ensure every resident feels at home at 5th Avenue Station, and are thrilled that you have had a positive experience all these years. Our staff is always happy to help - feel free to stop by the leasing office or give us a call if there's anything you need!
5th Avenue Station apartments are exactly the esthetic we were looking for. The exposed brick and beams are beautiful details. Additionally, the staff are responsive and helpful. One of the staff members helped show my grandmother the event space when I couldn’t be present. The only downside is the noise level, but that exists in every apartment I’ve rented. All in all, I highly recommend!

Chloe, we can't thank you enough for your positive feedback, and are so glad that you appreciate the modern style of our unique lofts. We hope that you enjoyed the party in our Recreation Center! While you're absolutely right that sounds are a universal aspect of community living, we're sorry to hear that you have noticed ambient noise. We welcome you to contact us to discuss possible solutions if it becomes a problem, or if there's anything else we can help with. Thanks again!
Renovated apartments are beautiful. However, the rent is way to expensive for the amount of noise you can hear from your neighbors. This goes beyond normal apartment living and is a major drawback of this building. You can often hear full conversations and TVs sound like they are in your own unit.
Property Manager at 5th Avenue Station, Responded To This Review
We greatly appreciate your feedback, and are thrilled that you appreciate the modern style of our updated apartments. We're disheartened to hear your concerns, as we strive to provide a stellar living experience, and our community policies encourage residents to be respectful of neighbors and "quiet times". Please do not hesitate to reach out to our office directly to discuss your experience and possible solutions. Thank you!
I moved in a year ago and just resigned for a second year. I cannot imagine living anywhere else! These apartments are cozy and unique; I love the exposed brick wall and high wood beam ceilings in mine! Also - the location cannot be beat. I can walk downtown Naperville, go for a run around North Central's campus, and the train station is right outside the door. Property management is extremely responsive to any maintenance issues (taken care of same day!) and hosts frequent social events. PLUS - there is a movie theater, gym, and large deck/common area in the building! Every person that has ever visited my apartment has said how lucky I am to live here. I cannot recommend these apartments enough!!

As a current resident, I could not be happier with 5th Ave and the property manager Haley. Property management and maintenance staff are more than accommodating. My unit is spacious and makes me feel as if I live in a loft an not an apartment which I enjoy. Lots of great amenities and fantastic location. I would highly recommend 5th Avenue Station to anyone searching for their next apartment.

I have lived here for almost four years and I cannot say enough good things about our manager Haley and Craig in maintenance. I love my beautiful big windows , high ceilings, brick wall and excellent layout. The California closet and beautiful kitchen and bath make it a pleasure to come home to each night.

We're thrilled to hear that your experience has been a positive one, and that you've been enjoying the unique style and features of your apartment home. We appreciate you and look forward to your continued residency!
Honestly these apartments are so gorgeous! They have so many cool features especially for the location. However, they are so loud! I can hear when my neighbor from any direction even has their TV on. You can smell neighbors cooking and hear every single conversation. It’s really expensive considering those things... will be stuck here a year but not much more than that. Wouldn’t recommend it especially with kids, or if you are used to a quiet space. Back parking lot is not well maintained. Right now there are about 7 potholes big enough to give you a flat tire

We appreciate your feedback very much.
If you are thinking of where to live and looking in Naperville, check out fifth avenue station. This place is totally worth the price. I am someone with the mentality go big or go home, so chose the 2 story apartment. The old fashion style from the 1800’s, and the people here are amazing and down to earth. This place has my highest recommendation. There is nothing else like this place on earth. Give it a look and see what I mean.

I've lived at 5th Avenue now for about two years with my fiance, but I've really been coming here for over 3-3.5 years now as she's lived on the property for over five years. The location and value is something I'm not sure can be beat. Situated minutes from the highway, literally next door to the Naperville train station and about a mile North of downtown Naperville, getting to and from anywhere is very convenient. The look and feel of the building still possesses that old and rustic vibe, but it blends so well with the amenities and what you, as a resident would expect - a comfortable living environment with a responsible management team. You'll definitely find it here. Whenever a matter arises, no matter how small or large, things are always resolved timely. Usually even the same day. Let it also be known that the propety's new ownership has already proven to take great strides in making a significant impact. Multiple units have already been completely remodeled, and will continue to be along with other areas throughout the building. Consider 5th Avenue. It's very neighborly.

If you ever need help from our team or have any additional feedback for us, please don't hesitate to reach out at any time – we're always happy to help! We are so happy that you find out building to be a hidden gem. You definitely cannot beat the location. Have a wonderful rest of your day and thank you again for your kind words!
My boyfriend and I have lived at 5th Avenue Station for almost five months now, and I have to say that we LOVE it. The exposed brick and hardwood really make the apartments feel homey and comfortable. Plus, the fact that all of the apartments are newly renovated means you're getting a beautiful, up to date, and efficient apartment. Whoever made the design decisions for 5th Avenue really did a great job - everything from the appliances to the paint to the light fixtures is just absolutely perfect for the space. Further, the gym has everything you need to get in a good workout, and it's included in your rent! The newly finished movie theater and package pickup location is absolutely gorgeous, and we can't wait to make good use of it! When we first moved into 5th Avenue Station, we did have a few issues (because who DOESN'T have at least a few issues living in an apartment building?) but these issues were always resolved quickly and efficiently by management, who are nearly always available, and who are always willing to answer a question or solve any kind of problem. The absolute STAR of the management team, though, is the assistant property manager, Amanda. She is always there to answer a question, ask how your day is going or if you need anything, and just be a genuine, nice person. Even though Amanda works for the management company, my boyfriend and I have always felt like she is, "On our team" so to speak, as she has always stood up for us and helped us with anything we may need. Plus, she brainstorms several cute events and the like for residents a month which are always fun and creative! When talking about 5th Avenue Station, you simply can't overlook convenience - the building is, quite literally, a two minute walk from the train station, and a ten minute walk to lovely downtown Naperville, with all of it's amenities and things to do! However, 5th Avenue is far enough away from the downtown that it is VERY quiet. Although the trains do tend to disrupt things periodically, they are hardly noticeable after a while, and we have gotten used to the noise - we no longer notice the trains! Plus, they come by only very infrequently, so it's really not a negative at all - especially compared to the convenience of walking two minutes to Metra downtown. Overall, our experience living at 5th Avenue Station has been an overwhelmingly positive one, and we cannot wait to live here for many years to come - and recommend you do too!

I've been here for a little over a year now and I think the new renovations that are going in are amazing and fabulous. From reading these comments it looks like too many people are quick to judge. New management came in and they have been taking care of a lot of issues that were past issues. I can say I have no complaints nor do a lot of tenants that live here currently.

The renovations that are going on now are gorgeous and the building was definitely in need of sprucing up a bit. The staff in the management office are hard working and get information back to us quickly. I have lived here for five years and I have a hard time seeing myself live anywhere else.

Here is a list of all of the issues I had in 10 months of living at 5th Ave Apartments: - My air conditioning stopped working for eight days in the middle of July. I was not compensated for the days I had to sleep outside of my apartment because of the heat. I wasn't compensated for my personal cosmetics that turned to mush because of the heat and humidity. No money was taken off my rent for the incredible inconvenience. - I experienced leaking from the ceiling in my kitchen, that got all over my personal property. I was never compensated for the items damaged due to this leakage. - There was construction after 8 p.m. in the apartment above me. I received no warning on the construction. It sounded like bowling balls being dropped. It was so incredibly loud that it could be heard over the phone. Dust and debris also dropped all over my couch and personal items. -At least once a month I find dust has fallen from the ceiling and debris and it gets all over my couch, my bed, my personal belongings. For a month there was a persistent squeaking noise from the apartment above me that didn't let me sleep at night. I complained and it still persisted for weeks. - Just in the last week, my sink randomly started filling with water, and then spilled over the sink, into all of my sink drawers, and rolled into an inch of water on the ground. All of my personal belongings in the drawers were soaked with water. Some are destroyed. Save your money. Live somewhere else.

We truly understand that you have been dealing with some frustrating occurrences while residing in your apartment. However, many of these issues, as we had previously spoken about, arose when previous ownership was here. The new management took over in September so for the issues concerning the air conditioner, that is unfortunately out of our hands. For the leak in the ceiling, you are more than welcome to submit an insurance claim with your renters insurance. We would be more than happy to assist you in this process if any questions should arise. We have given you credit for the construction that took place so late as this was an isolated issue and we can assure that will not happen again. In the future, please inform us if you notice dust and debris falling in your apartment from the construction above you! We have a complimentary cleaning crew that comes out and takes care of any cleaning issue immediately. Please bring all of your concerns to our attention as soon as possible and we will always do our absolute best to get these issue resolved immediately for you. I hope that your experience with us here turns around as we are working diligently to ensure this renovation period goes smoothly for all of our residents.
Rent recently increased due to renovations which are really pretty. Now you pay all utilities which doesn’t make it competitive pricing wise. It is SO loud- you hear every move your neighbor makes or says. Doesn’t allow for entertaining due to noise. There is so many other new properties coming up at same price- check those out! Loft look is tempting but it’s not worth the money. Train access is nice but also loud. shared spaces always loitered with drunk smoking residents and makes it hard to use. New management doesn’t clean snow as well as they used to- something you also now pay for. Downsides didn’t matter as much when pricing was more reasonable but couldn’t splurge to hear every word my neighbors said and wasn’t even able to have friends or family over due to lack of sound proofing. For sure not for families!!

Train access can't be beat if you commute into the city every day. Maintenance requests are answered right away. Unique living space in the suburbs is hard to find. This place is a great in that respect. Shared outdoor deck space with new gas grills to use. They can get kind of gross when people don't take time to clean up their messes. The deck faces the train tracks so it can get loud. The train is loud. But you can get used to it. In the summer with windows open it is very loud. Don't expect to keep your windows open. Utilities water/garbage is included. Parking is free. You pay for electricity which runs your heating and cooling but it works extremely well and it is very cheap. Electric bill (for both) will average around $70 if you use them on a very regular basis. Noise: if your neighbors are excessively noisy, management is very good at keeping warning them to keep them in line so it doesn't happen again. However, the walls are very thin in all the apartments. It's just drywall separating units (on every floor) so yes, you can hear your neighbors in the living spaces or bedrooms right next to yours. And you can hear A LOT. And I do mean A LOT. Every apartment is different. Some rooms have beams going right through them, some have a bit more space in the hallway or the kitchen is bigger than the ones with a similar layout, some are missing closets or some have extra closets depending on where they are. Since demand is so high most people just take what they can get. Updates in each apartment are different. Some are newer and more updated than others, it really is hit or miss depending on what comes available. cabinets are mostly the same (unless the tenant changed them themselves) and in desperate need of updating. The bathrooms are functional but could use updating. Appliances etc: all come with washer/dryer in unit a dishwasher, fridge and stove. Some have stainless steel appliances, some have basic white appliances. Some have nice countertops in the kitchen, a lot do not. Some have updated tile in the kitchen some do not. All apartments have carpet which is definitely needed for soundproofing, Otherwise the steps from the apartment above you would be unbearable. Especially depending on your neighbors. Hopefully you'll get a single upstairs neighbor who is not home much, rather than an entire family with kids because the running around can be heard extremely well. It can be very loud. Rent goes up every year. Expect 2-5% increase EVERY year.

We enjoyed living at 5th Avenue Station for about a year and a half. The management was always nice and helpful. Haley would communicate well and help resolve problems in the office, over the phone, or via email. The location is very convenient to downtown Naperville and the Metra station. The gym in the building was recently redone and is very nice. We did not have any issues while living here and only moved out because we purchased a house. We would definitely recommend the apartments at 5th Avenue Station.
Their attitude is slow in resolving issues. The amount of rent us not worth the space. The building is next to the Metra train and is very disturbing. Their is a lot of traffic in the building because of the shops on the first floor. The carpet smells and the residential hallways is in need of fresh paint.
