Property Ratings at 61Ninety West
Office managers aren't earning their keep. When you come in to view the apartments, visit other buildings, too. What they present to potential residents is not the same as where you'll actually live. And visit it several times. Not just in the day time, but at night, weekdays and weekends. You'll be surprised at what you see and smell.

Front office is flaky. Anything over the phone will not get done. I have to go in person for things to get done.
I would recommend this apartment community because the people are friendly and it is in a nice area. I would not recommend this apartment community to others because there is not enough parking for people that have visitors often or come home late at night, and there is also not a good area or dog park on the property where we can allow dogs to get their energy out.
I like the location. The architectural design is good; some apartment complexes look a little like army barracks. I like everything about my apartment.

Everything about this apartment is good, management and maintenance is good, no bug problems, the apartments themselves are very well kept, it's in a very quiet and safe area.

Outside structures are in bad condition,all buildings, wood needs replacing, needs painting, flower beds are washed out, no mulch or pine straw, side walks need power washing
When we moved in it was great but have been disappointed lately
I would only recommend this apt if only they can afford rent.
I recently helped a family member move in to one of these units. It fell way short of advertisements and expectations. The flooring both wood like plank and carpet should have been replaced. The countertops were not quartz but an unattractive laminate. The exterior doors and entry needed a good painting. The laundry room door does not open fully due to bumping into the refrigerator (poor design). The porch was dirty with green mold. The apartment had a bad odor that I also picked up on outside in the parking lot and in one of the entry halls I entered by accident. We had to open the door and run the air at the same time to try and clear the odor in the unit. The side walks leading in to the unit needed edging and a good cleaning and there was some trash on the ground. I would recommend a viewing of the actual apartment and a walkthrough with management to address issues before moving in.
I lived at Longleaf Pines a few years ago and if I were to ever return to an apartment I would go there.... Beautiful community, and now they have a very nice staff... Just a quiet perfect place to live!!!! If you want space go here!!!!!
If you come to visit this place, take a look at the whole complex, not just the one "nice" unit they show you. Look at how shabby the exteriors are. Look at how they mow the grass down to bald spots. Drive around after 7pm and wonder where you would park your car (you'll be able to get in because the gate breaks all the time). Oh and don't miss the burned down building (behind the loose fencing/hurricane hazard) that they haven't touched for an entire year come March. They just finished walking around going through every single unit doing "inspections," and yet there's still a smoke detector beeping 24/7 in building 13, so they were really just using "inspections" as an excuse to snoop through everyone's apartment. Don't bother complaining about it because they lie about fixing things. Section 8 housing is directly across the street, and this place will probably be Section 8 soon too the way it is deteriorating. They know it's terrible too, because they won't even let you pay a fee to break your lease- you'e just stuck with it or forced to pay for the whole amount if you try to escape.
Do not move here. The gate doesn't work, and their maintenance staff are buffoons. They allow people to park boats and trailers in what little parking places they have, and if you pay extra for a garage, they won't do anything about it if somebody blocks it. It's a grossly overpriced trailer park.
I have lived here for 4 years and there have been some companies come and go but the new management has really done alot to improve. I love my apartment and I use the gym daily as well as the pool and grills. The new staff has been around a year or so and they have been the best by far.
Where do I start. We are paying for a gated community which the gate has hardly worked since I been living here. Fitness center maybe one machine works. Car wash station is a water hose and a covered garage. We pay for trash pick up and they don't pick up then they have the nerves to tell you to pick it up. Poorly built you can hear everything and I do mean everything your neighbors are doing. Maintenance man/security guard is very rude and prejudice. Office staff all I have to say is everyone needs to be replaced. I wouldn't recommend no one rent here.
UNPROFESSIONAL and unresponsive all the way to the Regional Manger. They do not hold their contractual obligations per Alabama Tenant Laws.......Do not move here. Dirty and nothing ever works...........you pay top dollar for trash pick up that does not operate on schedule.
Staff is unprofessional never gave us a tour of the place never gave us the code for our gate so we can give our guest they told us to go out there and figure it out never fixed the problem I called in the 13months I stayed there. Never return your calls or help you with anything you need horrible place to stay in walls are paper thin you can hear everything as if they are right next to you literally not exaggerating what so ever! Not worth my money to ever stay here ever again! Wasn't worth it at all in the first place.
As far as the apartment goes, it is nice, but very small with VERY limited storage space thoughout - noticeably in the kitchen in bathrooms. Kitchen cabinets are very small with short shelving that forces you to lay normal size bottle down. Bathroom only has one small over the toilet cabinet and under the sink cabinets. Managaement is rude. Really, it is the leasing manager that is extremely rude. The office is extrememly rude. Must make several requests for the same things and they will lose your paper work and credit things to your account that should not be there. They will clear it up, though, but it's still a hassle.
It felt like home! Perfect place for me and my family
