-Location- Convenient living with this beautiful property located 981 feet from the Georgia Ave / Petworth metro station the metro. It's 299 meters from the front door to the top of the metro escalator, about a 2.5-minute walk. The H8 bus stop is 2 doors down. Street parking in the area is easy. -About the house- A well situated 3-story rowhouse, one of which is a separate English basement unit. This rental is for the basement unit of the house, which shares back outdoor patio (see final photo) with tenants in the above section of the house. This 2 bed / 1 bath English basement is a licensed rental with DCRA and is a legal separate unit with a Certificate of Occupancy. It is an entirely separate unit with its own front & rear entrance and its own high-efficiency mini split heating/cooling system. It has an updated kitchen, updated bathroom and separate washer/dryer. Though the unit was renovated, we've kept the items that are essential to retaining the house's old charm by exposing and repointing the brick along the hallway and exposing and refinishing the original support beam. The ceilings have recessed lights and are nearly 8 feet high! Flooring in the main living area is an epoxy sealed concrete that gives it an industrial look. Accordingly, it will be very easy to maintain and pet owners will be quite pleased knowing their pets won’t be putting their security deposit at risk. The bedrooms and bathroom are all tiled for durability. Everything has been done to code, inspected (5/8" 1 hour fire rated drywall in the ceiling, hard-wired smoke detectors, etc..) and insulation was added to help soften ambient noise between the basement and the upstairs. The Kitchen: - stainless steel refrigerator, oven/range, and dishwasher. -farm sink and butcher block countertops. -there should be more than enough cabinet space for two people and just in case you like shopping at Costco, there's an adjacent row of built-in shelving. -custom oak open shelving for display / bottles. The Bathroom: - two big drawers for the vanity and a large medicine cabinet. - 6 foot tall open shelf system for more odds and ends as well as a big towel rack. -the toilet is dual flush to help you conserve water. -the shower has Kohler fixtures and the surround was properly water proofed and finished with white subway tile. The nice little backyard would be shared space with the lovely folks currently living upstairs. There's a little paver patio for hosting your future BBQs. Close walking distance to a bunch of good local restaurants and grocery stores.
