APPLICANT(s) must be employed or have verifiable source of income. We require total 'household' monthly gross income to be at least three (3) times the monthly rental rate. If income from employment is the primary source of income, a minimum of six months at the same place of employment must be verifiable. Self-employment may require the applicant's previous year's tax return as income verification. Income other than wages from employment such as commissions, retirement income, tips, school subsidies, or allowances from parents may require verification. APPLICANT(s) must have a minimum of one-year verifiable rental history, in which all the lease terms have been satisfactorily fulfilled. Negative rental history, eviction, or outstanding monies owed to a previous landlord are unacceptable. If applicant has no prior verifiable rental history an additional security deposit up to a full month's rent may be required. APPLICANT(s) must physically reside in the property for which they are applying and must disclose all persons that will be occupying the unit. All persons 18 years of age or older must submit an application, be approved and be on the lease in order to qualify for the unit with the applicant. Any guest staying at the property more than 2 weeks in any 6 month period will be considered a tenant and must submit an application, be approved and be added to the lease. APPLICANT(s) must have a credit history for a two-year period prior to this application and a credit score of 550 or above is required; however exceptions may be made, at our discretion, if all other credit history is acceptable. No credit history as well as discharged bankruptcies may be acceptable, at our discretion. Negative credit history, other than not fulfilling terms of a lease contract, will be considered, provided there are more positive accounts than negative accounts. APPLICANT(s) will have a criminal background check completed and any occupant 18 years of age or older. No felony convictions within the past five years will be accepted. Older felony convictions may be acceptable, in our sole discretion. No misdemeanor convictions against persons or property, prostitution or drug related offenses will be accepted. We require the first month's rent and a security deposit equal to one month's rent in advance to rent the unit. At our discretion, you may also be asked to pay the last month's rent in advance if other items mentioned above are questionable. APPLICANT(s) understands and agrees that multiple applications may be taken by MANAGEMENT COMPANY for the same property and MANAGEMENT COMPANY may approve who they wish even if multiple applicants qualify. APPLICANT shall pay to MANAGEMENT COMPANY the sum of $45.00 per adult person as a NON-REFUNDABLE APPLICATION FEE for costs, expenses and fees in processing the application. If APPLICANT is approved by MANAGEMENT COMPANY, APPLICANT shall deposit a GOOD FAITH DEPOSIT of $500.00. This deposit shall render the property as no longer available to other prospective tenants and this deposit shall be credited to their rent or security deposit upon move in, however if the APPLICANT does not move into the unit, the deposit shall be non-refundable. If the Tenant has pet(s), it may require an additional deposit or additional rent. We do business in accordance with the Federal Fair Housing Law.
