You must have sufficient income. The total of your monthly income before taxes must be at least 3 times the rent. All of your debts, such as car payments, credit card bills, consumer loans, etc., cannot exceed 35 % of your monthly income before taxes. We must be able to verify your income from pay stubs, employer contact, current tax records, or bank statement. Exceptions may be made for applicants with qualified co-signers or with increased deposits. 7. You must have at least 6 months on your present job or in the same type of work or, if you are not employed, be able to show dependable income from another source. 8. You must provide us with the information necessary to contact past landlords. 9. You must pay an application fee of $25. This is non-refundable if we check your application and you are not accepted. If we accept another tenant before we have processed your application, your fee will be refunded to you. We process applications in the order they are received. 10. We will run a credit, public records and/or criminal records check on you. 11. If accepted, you must sign a rental agreement which spells out your responsibilities as a tenant and ours as landlord. 12. A judgment for financial delinquency appears on your credit report, whether satisfied or not, in the past 3 years. c. You have several unpaid collection. d. You have any large debts which are more than 90 days past due. e. You have filed bankruptcy that has not been discharged. f. We receive a reference from a present or previous landlord which reports that you: ! Were disturbing neighbors ! Were gambling, engaging in prostitution, drug dealing, or manufacturing drugs ! Did damage to the property in excess of normal wear and tear ! Were violent or made threats to the landlord or to neighbors ! Moved without proper notice g. Any member of your household was convicted of a serious felony. h. Any member of your household is a current illegal substance abuser, or has ever been convicted of the illegal manufacture or distribution of a controlled substance. I.
