During my time living here, numerous things needed fixing in my apartment, and it took FOREVER to get them fixed. My air conditioning and heat didn't work properly for the ENTIRE year that I lived there. I filed over 15 work orders and Kyle, the property manager, kept telling me there was nothing that they could do to fix it due to not having the correct part. I was without working heat in the winter for many months. While I do understand that supply chains can be slow, this is something you need to be prepared for as a property manager so this issue doesn't persist for AN ENTIRE YEAR! Instead, he sent me condescending texts and told me the only thing he could do was move me to a more expensive apartment. Overall, the apartment is ok but the management is terrible.
Living here has been an absolute pleasure. The serene environment offers breathtaking views, and the convenience of being within walking distance of numerous stores and restaurants has been a real bonus. Being in close proximity to my school has also been a huge advantage. I am particularly grateful for the exceptional service provided by Robert throughout my stay. He is highly knowledgeable, empathetic and always willing to go above and beyond to assist with any unit-related issues. While this living space boasts numerous advantages, there are a few areas that could benefit from improvement. As an avid baker, I found the absence of a traditional oven to be somewhat limiting. Additionally, having to pay for both laundry and parking wasn't ideal. Despite these minor drawbacks, I wholeheartedly recommend living here. The affordable cost and overall positive living experience more than make up for any inconveniences.

The views are stunning! That being said - I would not recommend this apartment to family, friends or anyone I cared about. The building maintenance is terrible with highly visible issues. The fire alarm has gone off in the middle of the night twice, causing evacuation into the cold. The trash room had visible pooling of water and produced a powerful stench until management resolved. The washers and dryer room often has wet floors. Though not the fault of the apartment- adjacent parking to the building is unprotected. Parking is not included in the apartment price -but several car windows have been smashed since my time here. Due to the recurring issues I would recommend other local downtown apartments. If you desire to terminate your lease you will experience a less than transparent process. I would recommend not signing a lease to begin with. The view is pretty though.
As a Marquette student, this apartment initially seemed like a good option w/modern layout, reasonable rent & close to campus. Come to find out it's a horrible property, starting with the management personnel. They charge you extra $ any chance they can, don't respond to texts/emails and essentially disregard tenants after you sign a lease. Maintenance takes weeks if not months to fix the frequent problems that come up. Laundry has been stolen multiple times from the laundry room after only leaving it there for a couple hours & they do nothing to help/prevent it. Fire alarm goes off every few weeks for close to an hour at a time. Overall horrible experience and I wish I could advise my past self to steer clear of this hell hole. PLEASE DON'T MAKE THE SAME MISTAKE I DID BY SIGNING A LEASE HERE.
I lived in 735 West for two years during my MA at Marquette, and only left recently because I had to move across the country to begin my PhD in the southeast. This is a wonderful place to live! I was on the 10th floor, and my view was positively spectacular. I spent many evenings watching Milwaukee’s gorgeous sunsets while I cooked dinner. My apartment was quiet and nicely updated. Neighbors were friendly. Appliances were new and never broke or gave me trouble. Closet space was limited in my studio unit, but it forced me to be very organized and to donate things I don’t use regularly! Management is friendly and attentive, and maintenance always responds promptly. Location makes it PERFECT for Marquette grad students. Especially convenient for history and law students, since the Law School and Sensenbrenner are only a couple of blocks away. I was able to walk to work with ease, even on the snowiest of days. Fantastic place to live, and I can’t compliment it enough.
Customer service here is great. The processes of touring the apartments, getting questions answered, signing the lease, getting setup, etc. all were very smooth. The facilities are good and upkept including lauundry room, etc. There are nice city views in the apartments as well. You will enjoy it

The 735 West was my home for six months, and I liked my experience in the place and with the management. In terms of location, it is a convenient option for those working or studying at Marquette University, which is within walking distance. The building is a modern (and I'd say minimalist-inspired) complex with amenities that are functional and well taken care of. I particularly liked that everything in their apartments looks brand new: from the high-end appliances to the cabinets, flooring, and speckless bathtub. I had some issues with annoying neighbors' habits, but my overall resident experience was positive. Management is friendly, and communication with them was excellent. They helped me in the selection, move-in, and move-out processes, making things as straightforward as possible to me. I would highly recommend this place to everyone.

Poor management, unreliable maintenance workers who either do a no show or never return after saying they will, and a deceptively problematic building. Nothing ever works and you'll need to make more maintenance requests than you can count.

The management strive to provide the residents with prompt attention for all issues, questions, and concerns. The views are fabulous. Traci, Robert and Jerry are very attentive and cared even after signing the lease and moving in. This property addresses maintenance issues on the day I submit them often within a few hours. The apartments are incredibly small for the price you pay. If you are looking for a decent place to live for a very short while then this is for you but long term, this is less than ideal. I too have the complaint about the air conditioning where they wouldn't turn it on until it got too hot but that's not the only issue I have. Mine was also broken when I moved in, broken when transitioning to heat, and broken a week after transitioning back to air conditioning. I think they have come to fix my unit 5 times already across the span of 9 months and when your unit's air/heat is not working, it is unbearable. Despite the issues, both Traci and Robert were extremely responsive and respectful. Getting the repair person out the next day most of the time.

This apartment is one of the nicest apartments in Milwaukee. It's close to the freeway, public library and the Riverwalk. The apartment rent covers almost all the utilities. My stay here has been a wonderful experience and I am sad that I have to move out due to the pandemic crisis. As all other places, yes, this place has some minor issues but nothing is perfect. For this price point and location, you won't find a better deal. I never had an issue with the management and they have always been very helpful. You won't regret living here.

Beautiful but small and refined, convenient loft, my apartment is a corner unit on the 10th floor and the view of the city is amazing! On site gym with more than enough for a fitness fanatic like me. Friendly and respectful property management too. I plan on staying till I mortgage a property.

TL;DR: Management says that its goal is to give 100% of its residents the best experience possible and a place to come home, but I have yet to see this sentiment actually proven. My experiences with poor management have really tainted my experiences living in this nice building. There were many times where I truly did not feel valued or taken care of. One time, our lock's technology broke and they charged us $800+ for repairs of their equipment. Not only were we waiting outside for over three hours until someone could open the door (because no one could let us in or respond to the emergency calls), management was unpleasant about it. When I needed assistance getting in while the issue was being resolved, we were treated as a burden. Even my friend who was with me commented on how rude the agent was. After over a month of fighting about this, and them never following up, I had to go directly to corporate (3L) and got the issue resolved easily within one day. As someone mentioned below, the units have become uncomfortable to live in because they refuse to switch to AC from heat, even though we are approaching June. Even when the weather is in the 40s, the apartment will overheat and occasionally be super humid because hot air cannot escape the building. After speaking with the manager, she confirmed that several other tenants have complained about being too hot, yet they are still seriously not considering the switch. 735 claims it wants 100% happy residents, but complaints from various tenants about the same issue are just being brushed off the shoulder. It will be in the high 60s and mid 70s next week, and they aren't even thinking about it. It got to the point where I relocated my pet chinchillas because I was genuinely afraid this apartment would give them heat stroke and 735 West would kill them. Management doesn't live here so the residents are the ones that suffer.
Apartments are very new and nicely renovated. Management is the worst. Constantly have issues such as no AC, not hot water, elevator issues, etc. Dont even get me started on the laundry situation.
The view is amazing. The apartments are a little small but newly renovated. They are finished very nicely. However, staff is unorganized & unprofessional. Has been over 80 degrees in my apartment for 2+ weeks & they refuse to turn on the AC in the building (even though you pay by unit and no one was even aware it wasn’t on so we just had our thermostat constantly running) and the same thing happened in June when I moved in. Have not had hot water for 2 days and it took almost a full day for them to acknowledge it. Have lived here for a year & it is continuously under construction. Apartments overall are nice and well-finished but am not renewing my lease due to poor building management.
Don't be fooled by the photos. I would advise to save your money and move somewhere that actually has some respect for its tenants.

The aesthetic is nice because it is newly renovated, but that's the only perk. Some of the office managers have been pretty unpleasant, there is little to no cabinet or closest space, I could go on and on.

Seemingly good apartment for the price and location, but don’t be fooled by the price alone. The apartments are nice but you will be able to hear every single thing that your neighbors are doing, from when they watch tv to when they walk around their apartments. The worst part about the apartment is that you can hear when your neighbors flush their toilet, as it will make a significantly loud flushing sound, followed by the sound of LEAKING water. Every single time. As a studying Marquette student, I wish I had known I’d have to deal with such annoying noise disruptions.
