We do not collect last month's rent. Tenant is responsible for gas, water, and electric utilities. Renter's Insurance is required. Our Process: We will process complete applications as they come in. We will market the property for at least 5 days before reviewing applications. Once an application is approved, we will send a lease offer for review and signatures. Until we receive a signed lease back, we will continue to market the home, accept applications, and make lease offers. A 1-month deposit will be due within 24 hours of a signed lease. The balance will be due 7 days before move-in. If there isn't sufficient time between lease signing and move-in, a cashier's check will be required. Our Uniform Screening Criteria: 1. A complete Rental application for anyone 18 years old+ 2. Gross Income (Before Taxes) is 3 times or more the monthly rent 3. Proof of Income – paystubs to cover the most recent 4 weeks of pay or other acceptable documentation to be determined on a case-by-case basis 4. A credit & background check for all applications. 5. Credit – we aim for a credit score of 600 or higher. If your credit score is below, we can accept a co-signor whose credit score is 670 or more. We do not reject applications solely on credit, but credit is one of the factors we use to assess your ability to pay rent on-time. If you apply with more than one applicant, we will use the highest credit score in the group to represent the group. 6. Background – only relevant criminal history will have a negative impact on application. 7. Evictions – no evictions within the last 4 years. Exceptions – any eviction records that: a. Did not end in judgement for the landlord b. Have been sealed c. Have been withdrawn or marked satisfied or settled, discontinued and ended d. Were filed during the COVID-19 emergency period e. Have a judgement by agreement in place or have been resolved. 8. ID Verification – A valid (not expired) government Photo ID (ie. driver's license, passport, etc.) The cost for the application, credit, and background check is $30 per applicant, 18 years of age or over. This fee is non-refundable and will not be applied towards rent or other financial obligations should applicant be approved. Zillow applications are accepted as well. If you apply through Zillow, we will not charge our fee. Application Link: PETS: Pets are allowed with restrictions to the number and type. There is a non-refundable, one-time pet fee of $250 due before move-in. In addition, there will be a monthly pet fee of $25 per month. This will be enforced retroactively if it is discovered that there are/were pets in the property, fees will be calculated from the beginning of the lease in this case. Renter's insurance policy to cover pets must be maintained.
