RENTAL REQUIREMENTS: • GET (General Excise Tax) will be added to the monthly rent amount. • Monthly RENT plus GET includes internet, water and trash. Electric, cable, and phone are tenant’s responsibility. • Unit will be professionally cleaned upon move in and needs to be in the same condition upon move out with our cleaners, as well as carpet and upholstery, if furnished. • Any fines and/or infractions for violations against House Rules are at the tenant’s expense. • No pets are allowed. • No smoking, including medical marijuana, or illegal drugs are allowed in/on the property or lanais and are grounds for immediate eviction. In the case of Kona Sea Ridge, smoking is prohibited throughout the property including the grounds and common areas – see house rules for specific details. • Security deposit is one month’s rent. TENANT REQUIREMENTS: • There is a $40 application fee for all persons who apply that are 18 and over. • Credit scores of all applicants need to be no less than 700 with no delinquencies (our office will run credit, criminal background, and sex offender checks). • Couple Applicants must make a combined income of at least 3 times the rental rate, roommates must each qualify on their own for the unit. • Tenants are required to obtain renter’s insurance and it must show Hawaiian Isle as interested party. • Tenant will be responsible for electricity in his/her name prior to move-in.
