Property Ratings at 757 Grant
There are 20 of 60ish units in this building available for a reason. Avoid signing a lease here at all costs! Tablerock management is non communicative. They won’t respond to emails, messages on the resident portal, or phone calls, and if you try go to their office at the Lydian, they most likely won’t be there. The assistant manager clearly finds satisfaction in not assisting with any needs or concerns, and if you do finally manage to get ahold of him, he’ll act as if you’re bothering him lol. The units themselves are decent — just hope nothing breaks because the one time I needed maintenance, they came into my apartment completely unannounced. The parcel system has never worked the entire time I’ve lived here. You’ll see a utility charge tacked onto your bill for $100+ (for less than 500 sq ft) and no breakdown of what those charges are for. Do yourself a favor and lease elsewhere.
Management is non-existent. They go 3-4 months without contact, to the point where you’re not sure if anyone is still managing the building at all. Homeless camps outside for months at a time. Broken garage door, not fixed for months. Packages stolen daily. The neighborhood is pretty good, so you can definitely find something much less awful within a few blocks. Don’t waste your time and money.
Ever since Tablerock bought the building, the condition has deteriorated, and gets worse every day. The last management company had maintenance onsite every day, and they would fix things fast. This company is invisible, and as a result the building is in bad shape. It’s only cleaned once a week, but if repairs are needed, it takes months to do them. There is no communication from management at all. Unsafe, gross conditions outside with a homeless camp set up now for 2 months. Trash everywhere. I’ll never move in a building managed by Tablerock again.
Everything about this place is a nightmare. Unsafe, unsanitary homeless camps set up out front for months at a time, management does zero to help. Constant stolen packages. Management is never onsite. They don't care about the building and it shows. Inexperienced, unintelligent staff. If you have any issues, you're out of luck, because no one will answer an email. The management company Tablerock doesn't answer emails either, and they have no phone number. Save yourself a huge headache and avoid this building.
Living in this building is such a terrible, stressful experience.
If you like sharing your front entrance, back alley, and stairway with crackheads and vagrants, you’ll love it here. The management of this place is a disgrace. They provide zero support, communication, understanding, intelligence, or professionalism. I notice they keep lowering the price of the studios because no one is renewing their lease. Unless these dumps go down to $200 a month, stay far away.
The only good thing about this building is that it’s very close to Trader Joe’s. But your sanity isn’t worth being neighbors with TJ’s, find somewhere else nearby. This place is the dregs of the neighborhood.
Run as fast as possible from this dump. For real. Location is convenient, building is terrible, management is terrible, homeless camp at the doorstep is a disgrace.
Management here is absolutely heinous and incompetent. It’s extremely difficult to get ahold of anyone if you need anything and they provide you with no contact information, e mail or phone numbers you have to dig through the internet and find them all yourself. And even when you do they won’t answer you. You can talk to someone on the phone and they’ll tell you they will work on whatever your needing and then completely forget about you and you have to start the process all over again. It takes literal months to get anything you need from them. I needed a simple filter replaced on my fridge and it took 2 months for them to do it. They are shady with their money and how much they charge. It’s extremely overpriced for what you get. Other residents and I waited 6 months to get a spot in the garage that they claimed was “full” only to finally get a spot and see tons of empty spaces in the garbage and realize they had just forgotten about us. There’s also very bad homeless problems out front, and in my time living here they even broke into the lobby and stole everyone’s packages because the package parcel doesn’t work, and again management refuses to do anything about this. I really regret signing a lease with these people and wish I never had. They are extremely rude and do not care at all about any of their tenants. My experience living here was horrible from start to finish. I don’t recommend living here if you have any form of self worth. They genuinely should be shut down.
The location is really nice which garners two stars. There's lots to do in Cap Hill. That being said, property management is terrible. They often don't respond and when they do they will gas light you and tell you the reason why they aren't fixing things is your fault. For example, I want them to come fix some simple things in my apartment. I have cats so I would like them to come when I am working from home. I work from home three days a week. They said the reason they can't fix anything is they said they're availability is not always open. Ok that's fine I understand that, but they haven't had availability for two months? That I don't understand at all.
Unresponsive and rude management. Cannot execute a lease properly. Building is unsecured. Homeless issues. Quality of this apartment has declined drastically since the building sold and went under new management. Do not live here. Management simply does not care.
The management of the building is pretty poor, and the apts are overpriced. The front call box has never worked, the parcel room rarely works, and there’s no attention paid to complaints. The building is new, but the apartments feel cheaply made. Thin walls, fuses constantly blow. You can hear your neighbors talking, and their pets. There are much better deals nearby. On the plus side, the location is convenient and mostly nice.
The management company started off pretty good, but went downhill very fast. I would not recommend living here anymore as I have been completely ignored by the management company on very simple issues and it's just not good enough.
The building is nice, units are good for just one person, pet policy is good, it’s super walkable to bars and grocery stores. However, the elevator breaks all the time (meaning you have to hike 3+ flights to get to your unit), packages get stolen, and there is an unexplained thumping in the ceiling 24/7 (not noisy neighbors). The property manager is really nice and helpful, so I’m hoping the issues will be resolved for future residents and these problems are only happening because of how new the building is.
