Property Ratings at 77 12th Street
Be weary of move-out process - I moved out last year and was charged over $1000 for "kitchen cabinet depreciation" although we kept our apartment in great shape. Had issues getting in contact when trying to understand the charge leading to a long, dragged-on process, we have been emailing them asking for the invoices everyday since they said we are not paying in full amount for the cabinets, we haven’t heard back from them at all! I Was disappointed after being a resident for over 2 years
The building is nice, and well kept, and I’ve had no real issues with the building itself. However. There is a bar/club scene on the north side of the building that keeps you up until 2AM every Sunday. And it’s getting worse not better. It’s despicable. Management took weeks to email me back and say basically “good luck calling the police”. Other agents for the company have told me that there isn’t anything they can do when I’ve asked in person. Some noise is fine, and expected living in the city, but Sunday nights it’s 100x worse and is unacceptable. Stay away from this property if you value your sanity.
While the people at the front desk and a few of the leasing agents are great, there are many that work here that have little to no regard for customer service. 6 months in and I am still dealing with issues created by a prior tenant in my unit. Furthermore, there is a club that keeps the 12th street side of the building up until 2 am every Sunday. I cannot dissuade you enough from living here.

The night club you reference in the neighborhood is not part of the 77 12th retail mix and we work with the police department when noise becomes excessive. I have been a resident for almost a year and have enjoyed my experience . Great location and friendly office/concierge. Maintenance has addressed items needing to be fixed in a decent amount of time and are quick to respond to emergency requests. The only downside is some street noise can be heard over the weekends, but that is the price of living in the city. I am planning to renew for another year.
Location is great. Building is new, clean, and nicely maintained. Pool is amazing. Management guys are always friendly, attentive, and responsive, which was obviously above our expectations.
This building, like many I looked at in Midtown, has a great location: the MARTA is 2.5 blocks away; it's an easy walk to Piedmont Park, the Atlanta Botanical Garden, the High Museum and more; you can walk to the grocery store (Publix, with a Whole Foods coming soon); and you are spoiled for choice when it comes to great restaurants within a three-block radius. What made me choose this place over the others is the energetic, upbeat vibe: the residents are primarily young professionals living la dulce vita; you are almost guaranteed to run into a friendly, goofy dog in the elevator; the apartments are airy and full of light; folks in the leasing office (especially Nicole) are bouncy, helpful and super-sweet; and the gym is so well-equipped and spacious, with such a killer view from the floor-to-ceiling windows, that even I am motivated to work out. If you're looking for the best that Midtown has to offer, folks -- this is it. I'm putting my money where my mouth is, by the way: while I originally only planned to stay for a year, I just signed on for another 18 months.
I love this place been here for a year now. And i will honestly tell you the truth the location is great. This where the good ends .the place is overpriced. And there is constant power and water outages and. The management doesnt care at all if it inconviences you or your work nor do they care to fix the situation which sometimes the water and power is out a whole day and to add to insult the elavators are often out. also theyre quick to charge you for stupid things but when it comes to their own problems they just make excuses. Honestly i wouldnot recommend living here.it gas been a constant headache and you do not get the amenities you deserve for the price. This place is a rip off and for the price you pay you only get one parking space no guest parking no other high rise does that . So if you are looking here. I would honestly tell u. Avoid this place the staff doesnt care about you and the place is wayy over priced and constant maintence problems makes this place a joke. .happy to be moving out
I was part of the flooding issues that happened here and the response from management was beyond irresponsible and awful. This displacement on top of the everyday issues with standard maintanence such as elevators and water made this place UNBEARABLE to live in. The staff is indifferent and don't communicate. Worst place I've ever lived in Atlanta.
it's TERRIBLE. the maintenance issues are insufferable and the rent is ridiculously expensive considering the constant nuisances of living there. DO NOT MOVE HERE. believe me. it's awful.
Maintenance issues all the time with the elevators. Be ready to take the stairs if you live here. It's sad. Such a great location but I've never encountered worse elevators and power outages.
The location is great, and the desk staff are nice. Other than that, there are near-constant maintenance issues (four power outages this week alone...and when power is lost the elevators and water stop working). The elevators are so inconsistent that I've considered calling the concierge desk from work to make sure the elevator is working before coming home. And when the elevator stops working, staff are reluctant to open the (locked) stairwell doors, so you're just stuck waiting in the lobby. The amenities are nice, but they nickel and dime you to use them - if you want to take more than two friends to the pool, and if you want to take more than three, you must rent a $75 cabana. All of the nice amenity spaces? They charge you to use/reserve them. There is no guest parking at all, even for long-term or overnight guests. The solution offered for this is a nearby lot...but your guests have to move their cars out of it prior to 6 AM. Oh, and the first set of renters (like me) found out at renewal time that the already sky-high rent was going up 20%. Which is why I'm moving out. The value for money is incredibly poor, and living here is incredibly frustrating.
Building is great; however, constant maintenance issues. From appliances, to washers/dryers, to Air conditioning, to hardwood floors there is constantly something in disrepair. Knowing many other residents in the building, this is a problem many residents face. Not to mention the elevators - Rarely are all 4 operable, have even had to take the stairs before (and I live on one of the upper floors). Not uncommon to wait 10 minutes + for an elevator. Management sends apology emails to us, but nothing is done. Quite frustrating. Not to mention a 15% rent hike that a lot of us are getting - forcing many of us to move out. Caution if renting here - ask to see the maintenance records for a particular unit before you move in???.and ask how many times the elevators have been an issue in the past month. You'll be surprised. (Oh, and don't forget???.that rent you have for the first year will likely go up another 15-20% so make sure you can afford it -- or better yet, to move). On a positive note, as others have said, the staff is great but friendliness doesn't fix the elevators or your toilet or refrigerator when it goes out in the middle of the night.
