Property Ratings at 777 Main
I've lived here for over twice as long as the tenure of the average tenant of this building. So I've seen the good the bad and the ugly. The Ugly: - Upon moving into this apartment I signed the lease that gave me one month free as advertised on their main web page. At the end of the lease, I wasn't granted this. The property management team told me all kinds of lies like they never do those kinds of deals. It was not until I sent them an email that they confirmed the free month in an email from 12 months prior. - Equipment in the gym is often not repaired for months on end. Some weights have been missing for over a year - There were loose tiles on the roof that took years to mend - There was a dead pigeon on the terrace that wasn't taken for a month - The concierge/security gossip a lot Good: - They have the best views in Hartford - Any apartment repairs are done promptly without concern - Beautiful lobby - The staff isn't genuine but they are very friendly - Fast elevators

The leasing office loves to show off the library on the top floor of the building to prospective residents as a great space to work from home or study. Well, they forget to mention that they allow parties, step practice, you name it, right outside the library's flimsy "wall." The library and club room are constantly crowded with people that don't live here. And when you call the concierge to ask what they can do about it, they tell you to go to your room or sit in the lobby and wait it out. They're "helpless" and there's "nothing they can do." Even after furniture has been destroyed, residents' personal property (including mine) has been stolen, and numerous complaints from their residents. There is ALWAYS something, and nothing done!
The apartment itself is beautiful and the amenities are great but they're raising the rent from an already ridiculous amount. Super annoyed about this because now I have to move. Also as mentioned in other reviews, the fire alarm going off in the middle of the night and having to walk down 20 something flights of stairs is awful. Then waiting forever for them to turn the elevators back on so 25 floor of residents can try to squeeze on them is very frustrating. I would continue to live here if the rent wasn't so ridiculous. Keep in mind that utilities are not included in the rent and without windows that open, you have to have the air conditioning on anytime you are home. I set my nest thermostat to be "away" while I am at work (9-5pm) and very quickly it will be almost 80 degrees. The big windows allow for a lot of heat in but no way for it to get out. They say they cycle air through but that doesn't change the temperature at all.
Fire alarm is still an issue and still going off in middle of night. Just happened again at 4:00 AM on June 2, 2016. I saw the other reviewer here mention the alarm issue, and I thought to myself, “Hmm… it can’t really be THAT big of a problem, they must have it sorted out by now… right?” So then I moved in and quickly found out they do not have it solved. It is a part of living at 777 Main and nobody tells you this before moving in, obviously. Worst part is that the alarm is ear-piercing and painful and you have to walk down up to 25 floors of stairs if you live high up (the elevators become shut down for fire safety). When you get outside you see that only a small number of people still care enough to leave the building because the rest are so accustomed to the alarm going off for no reason and just stay inside throughout. This will be a big problem if there ever was a real fire (which there was just a year ago in March of 2015). Several fire trucks and SUVs come and no firefighters get out. Just one guy goes in to shut off the alarm and give the all clear. But this takes about 45 minutes (luckily it wasn’t cold out this time because its June, but this was happening in winter too). I’m sure this has to be illegal because it’s a major safety hazard -- what with the repeated crowding into the stairwells in the middle of the night with children, cats, and dogs in tow, not to mention how it is slowly conditioning the residents to outright ignore the fire alarms. I hope the city/fire department can sue or at least fine them for this to force them to fix it.
Nice building, but they can't seem to get their fire alarm to stop going off. Do not rent here unless you like standing outside in the cold in the middle of the night.
Former Bank of America building, renovated to a high standard with granite counter tops, all mod cons(dishwasher,washer/dryer, microwave, waste disposal) 12 foot floor to ceiling windows with views of the river and Downtown Hartford and beyond. Concierge service and state of the art gym on the 26th floor with a wrap around outdoor balcony.You'll never find anything like it!
