I have lived here at 7970 for nearly a decade. The property (which is really still new) remains in outstanding condition. Our Property Manager (Misty F.) has maintained a professional and friendly personality. She definitely sets a high standard for other property managers across the Houston- Richmond area who are dedicated to ensuring a positive experience for all tenants, in any situation. It is extremely rare that you would find such genuine courtesy and a respectable demeanor in compliment to state-of-the-art amenities for the price. Many apartment complexes have come to the Richmond-Rosenberg area since my initial move-in and I have still remained faithful to 7970. Here's why: 1) There is no such thing as a small floor plan at the Grand! 2) I have only seen ONE cockroach or nasty bug in my apartment in the near decade of being here, EVER! 3) Maintenance is timely with service requests. 4) We are typically first to get electricity restored during a disaster. (Been here through Hurricane Harvey, the big freeze power-grid issue, and Hurricane Beryl.) This list of reasons could go on and on but you should come and see for yourself! If you are looking for a place to call home, 7970 Grand Luxury Apartments is the ideal choice!

I have lived here almost 4 years. I love it! The staff is very nice and helpful. When something needs to be fixed, maintenance is always quick to respond. I feel very safe as well. It’s quiet too!!

A great place to call home. I've lived here for 2 years and I love it here. Misty the property manager took the time to send me a wonderful birthday card on my birthday, it was a very sweet gesture. I have lived at this property for 3 years. The property is very well kept. Maintenance is quick and very friendly. Misty the manager is amazing. She is always very professional and kind. She does a great job by hosting community events once a month and keeping the residents informed. She is quick to solve problems and is always available to talk when you have a problem. It is apparent that she loves her job and cares about the residents. Since it is a smaller property it is very quiet and has little to no crime. The property is well lit so I feel comfortable and safe taking my dog for a walk at night. The pool and clubhouse are always in working order. The property also has packages lockers located near the mailboxes which is very nice and convenient.
Absolutely gorgeous community! The people are so friendly and the staff is so professional. Cozy, safety and clean place to live.

This apartment duplex is Amazing!!! Very nice and spacious inside! The 1 bedroom suit that I have doesn’t even feel like an apartment, it’s very spacious and spread out. The appliances are stainless steel and granite counter tops. The pool is nice! Also the best part, they have an Amazon hub which is very convenient!

I have lived at 7970 Grand for several months. I have had a great experience thus far. The lead maintenance supervisor, I believe his name is Miguel and his maintenance team have been awesome with responding to my service requests. Misty the manager has addressed any issue that I have had and has been very professional in doing so. I have witnessed her helping the community by picking up trash and other peoples dog poop after hours on countless occasions. I am very pleased with my choice in making 7970 my new home!
I've lived at 7970 Grand for over a year now and from the very moment I signed my lease, I've had a great experience. Misty and her staff have gone above and beyond and continue to do so for this community. They maintain the grounds well and keep the exterior pressure washed on a timely basis. If and when I do have an issue, it is taken care of within 48 hours or less. They provide great communication to the community when it comes to events, updates on any regular maintenance, amenity availability, etc. Even during the big freeze, Misty was on top of providing up to date info on water utilization and power outages. The residents are pretty friendly and mostly keep to themselves. I truly don't have any complaints. I wish this property and management continuous success in their improvements and future residents.
Over the past two years. Amenities are not well maintained, there has been constant roach and pest problems, and the management has not been very courteous or proactive.
I don't know where to start. With the silverfish or roaches. There is a monthly fee for pest control so why do I still have these critters in my clean apartment. Talking to the manager is useless, she is condescending and rude and I don't understand how she is able to mistreat people and still keep her position. I moved in 2 years ago and I requested two covered parking spaces. I was told that I was not being charged and she tried to make me pay for the full year. If I did not care about my credit, I would move in a heartbeat. My lease will not be up fast enough. I would not recommend this property to anyone.

My car got towed today from the assigned spot I pay for monthly. Misty the manager explained to me that the policy for parking spots has changed in December and every resident with a parking spot needs to have a parking pass hanging at all times or else it will get towed. When we signed up for the parking pass in September this was not brought to our attention at all and this was definitely not in writing or in our lease agreement. Misty explained that this was a new rule taking place in December and that we should have received notices. My boyfriend and I have not received any calls, emails, or paper notifications to our door. We check our spam folder and voicemails daily and nothing. My boyfriend did receive a couple vague voicemails from misty and all that was stated in the voicemail was to call the office back and when he would call back the other ladies working at the office did not mention ANYTHING about a parking pass and said they he would have to call back when Misty was available, and this would happen a few times. Why couldn’t have misty just left a detailed voicemail stating the reason she was calling?! I on the other hand have actually received ZERO phone calls and emails since I signed my lease, and my boyfriend only received emails of payment confirmations. I don’t even believe that any paper notices were even sent to my door to begin with. Long story short, I ended up having to pay $150 to get my car back when I shouldn’t have had to pay a single penny. I pay for this parking spot every single month and this apartment complex did a very poor job at trying to communicate its new “parking pass policy” with my boyfriend and I. When I signed up for this parking spot in September I never signed off on this policy in writing that if I don’t have a pass hanging I will get towed... oh right because the policy did not go into effect until December and we were not made aware of it AT ALL. Misty says that my boyfriend and I were the only ones that did not receive any of the notices that she “tried multiple times” to give us, but when I’m walking around the apartment complex I can clearly see multiple cars missing parking passes. Interesting. I don’t understand why my car was towed to begin with, if I pay for my spot monthly, and I park there every single day, and I am not complaining to the office, then what is the problem here? I just got scammed out of my money to pay for towing for a parking spot I pay monthly. Very ridiculous.
If you like being talked to by a more than likely first time in charge of anything manager, then this place is for you. I've never had such a condescending, immature young lady talk to me like this ever. How it's not obvious that the residents here are customers and not inconveniences is beyond me. I really question the hiring practices of this company. Unacceptable! We are leaving asap!
I have recently been looking for an apartment for the end of the year, and I have never received such exceptional service as I did at 7970 Grand. Sara and Page were so helpful and nice, and the apartments are absolutely beautiful!
We've been here a short time and cannot truly express how impressed with are with the customer service, the apartment and community. The neighbors we've met so far are all very nice, the whole place is very quiet, and the staff who helped us move in were exceptional. We highly recommend this community & don't plan on moving out until we buy a house!
I am so please to leave here, they are very such beautiful community ! The staff is amazing and please do not even get me started on their apartment, they have hardwood floors all through the apartment(excluding the bedrooms)beautiful garden tubs and lastly out of this world kitchen with granite counter tops! Over all i truly enjoy the community and the staff they are awesome !
I liked living here until after i moved out and received a call 3 months later from a bill collector claiming I owed them money and threatening to add a negative remark unless i paid in two days. Be very careful before deciding to move into these apartments. The are very nice before you move in and while you live there but will use very shady and deceptive billing practices if you decide to move. Also, there was huge gnat problem in my apartment and the quality/workmanship inside the apartment was not the best.
I would like to know why so many of the renters who moved in when the apartments were first opened have packed their boxes and moved on ? I would also like to know why the apartments are being offered with 3 months free rent and there is no difference in the rent between floors? I would also like to know why you are having my reviews deleted? Don't people have a right to know the truth? The apartments have trash all in the flower beds that have not been maintained- all the mulch has washed away after a year. People sit on their patios and smoke and throw cig buds down all on the grounds. People are allowed to BBQ on patios at 10pm setting off smoke alarms and nothing gets done- they won't even bother calling you back . If you complain and you try to call back they see your number on the caller ID they ignore your calls . There are no sanitary wipes provide in the gym yuck yuck yuck all that sweat on the equipment . They back charge you for the water you use months back how is that right ? The breeze ways are so nasty from the valet trash people dragging the trash . You pay a pest fee and they have yet to spray the apartments in a year . They let all the potted plants around the pool mind you these are the newest luxury apartments die this summer. Embarrassed to have family or friends visit due to they thought it was crazy to pay the rent I do and it be maintained so poorly . I would love to be released from this place - I have done my part of paying your high dollar rent to live in what I thought would be maintained as luxury apartments you have not done yours !!!
I have just leased one of these fabulous apartments!!! I must say, I am so excited! Every step has been easy, comfortable and pleasant! I have talked to all of the girls in the office... Manger, assistant manager and front desk leasing agent. All of them carried themselves in a professional and polite manner! Even the maintenance man walked out of the back office with a smile and greetings! The grounds are beautiful and I couldn't ask for a better apartment layout and interior features! A DESIGN/ HOME DECOR ENTHUSIASTS DREAM!!! The apartments are also located so close to everything you need... Shopping, entertainment and COFFEE! walk to Starbucks! Yes please! I look forward to soaking up the Texas sun by the pool! So excited and I just can't hide it! ;-)

I moved into my apartment in May, I looked at several places and this place was the best by far! The rent is reasonable for the quality. The staff are always helpful and friendly and will go above and beyond any other place i have lived at. I highly suggest you not make a decision until you stop by ....
