The trendy neighborhood of Shaw is fast becoming one of Washington, DC’s top neighborhoods. STAY AWAY!! HORRIBLE LIVING CONDITIONS AND CONSTANT HOT WATER/PRESSURE PROBLEMS!!! I regret to say that my experience at 7th Flats Apartments has been extremely disappointing. The building has been plagued with constant issues that have significantly impacted the quality of life for everyone in the building. The constant frustrating problems are related to the water supply and basic upkeep with the building. It's been a consistent NIGHTMARE dealing with maintenance orders never being completed, no water, broken elevators, poor water pressure, and DAYS without hot or any water. These issues are not isolated incidents but rather daily and weekly occurrences left with no solution. The management’s solution to these problems usually involves "emergency" shut-offs that happen daily/weekly. These shut-offs are late, poorly communicated and rarely resolved in a timely manner. The root of these issues appears to be poor upkeep and a lack of proper maintenance on the building. It feels like upper management are allowing the building to fall apart, and management is either incapable or unwilling to address the fundamental problems. When any tenant tries to reach out for updates, any concession for the astronomical water bills or any solutions, the concerns are met by management with excuses and delays rather than real fixes. If you are even considering 7th Flats Apartments, I strongly urge you to look elsewhere. The stress, anxiety, and inconvenience of these ongoing issues are simply not worth it. Ignore the fake 5 star reviews, do your research, and please save yourself the frustration and find a place where the management and owners cares about its tenants and maintaining a livable environment.

Let me preface this by saying that I have never given an apartment review before. If I could give this 0 stars, I would. This has been the worst apartment building I have lived in. All the negative reviews are well-deserved, and you should not consider applying to live here. Save yourself the headaches. The heat has not been working properly in my unit since I moved in - July 2023. The dishwasher has been broken since November. There have been roaches since around October. Management has been beyond negligent with everything mentioned above. It has gotten to the point that I cannot even get a response from them. The signs were there from the beginning. The first bad experience came with my application process. It wasn't clear whether I was approved or not until I reached out. I started communicating with someone via email but they suddenly stopped replying even though my move-in date was approaching and some details had not been finalized. I decided to still drive 3 hours on my move-in date only to be told that the cashier's check with deposit and 1st month's rent needed to be for a different amount than what I was originally told. The apartment was not ready and there were several issues. The washer and dryer were both disassembled, the door handle was loose and almost falling off, some lights were not working, and my mailbox key was not working. Most of these issues took SEVERAL WEEKS to address. I was told that my mailbox was broken and that they needed to order a new one. I had to call, email, and go in person AT LEAST ONCE A WEEK FOR 3 MONTHS until it was finally fixed at the end of October. There was a 1.5 months free rent offer when I applied. I was told that the appropriate credit would be applied on the first day of the second and third months of the lease. That did not happen. I complained about this several times and my balance was always wrong. It was only fixed when I stayed in the office and watched them fix the ledger. A complete mess. I thought things would change once the building was sold to Gates Hudson in November 2023, but the issues have only gotten worse. I have had major issues unresolved to this day WITH NO COMMUNICATION FROM MANAGEMENT. At this point, I have no option but to get my lawyer involved and begin looking at ways to move out.

Moving to 7th Flats is possibly one of the worst housing decisions you can make. The apartments are in varying degrees of disrepair. The leasing team is unresponsive, does not plan their work and seems to work when they want, not when they have work that needs to be done. I haven’t had a working dishwasher for the three months I’ve been leasing here. There are no plans or indications to tell me when I will have a dishwasher that works. My HVAC unit is so dirty I need to use my asthma inhaler everyday. The carpets were ripped up after my upstairs neighbor flooded my bedroom and den. I still have no notice to tell me when they’re going to come to do the work. I’ve had to go as far as reporting them to the Department of Buildings. They move so slowly it’s almost guaranteed they’ll interrupt my work calls to come in and do repairs because they don’t respond to requests to schedule in advance. If you refuse them, good luck getting them to come back anytime soon. I’m moving out of this building as soon as I save up enough money to leave. I do not recommend this place to my worst enemy.

So far I have had a relatively good experience at 7th Flats. My apartment was clean when I was given the keys, move-in went smoothly, and the staff is nice. It does take some effort and several tries to reach leasing or management about any concerns, however, which is a drawback. Overall satisfaction level is positive.

The leasing office staff are extremely kind and accommodating in answering questions and addressing procedures and issues around moving in. Desk staff and cleaning staff are equally friendly and helpful. Maintenance has been an issue in that maintenance reports sent both online and verbally in person have not been addressed for months.

Currently, there is not much positive information to share about this apartment community. The location is great. If you want residents that care about the property it starts with the upkeep of the apartments. The entire building needs some updating. Then maintenance request should be addressed timely.

Being super close to the metro couldn't be better, and having a parking garage attached to the building is amazing (I do wish they would give a residential discount on parking). Most of the staff is friendly and helpful, but signing a lease during a transition was rough.

Community management lacks in communication to tenants, even for interruption of basic services (like hot water). Maintenance requests are ignored for weeks at a time. I am very disappointed with the way this community is managed.
So excited to be leaving this building. When we initially moved in the staff was wonderful, the building well managed and maintenance requests answered quickly. Now, management routinely takes DAYS to answer basic communications, the trash chute is routinely not working leaving the trash rooms over flowing, maintenance requests just go unanswered. The club downstairs temporarily took over the roof on summer weekends with no notice to residents. Since then most of the seating on the roof is broken, and has not been fixed. We had roaches and the building did not answer multiple requests to spray for bugs. No preventative maintenance has been done in the building in over a year. In the lobby art work is hung to hide graffiti and elevators are routinely out of commission. Do not live here.

If you require modest amenities and you want an excellent price per square foot value compared to the rest of Shaw, this might be the building for you. Staff are incredibly friendly and the location is hard to beat.

Literally cannot express how frustrating it has been to live here. The entire second floor has not had hot water in 10 days, the trash chute is broken and overflowing, the security system at the front has been broken for over a month, the management does not answer emails, my apartment was DIRTY when I moved in despite claims that it would be clean...the list goes on....don't think that any of your requests will ever get answered. It's a great location, but incredibly frustrating to have any of the issues fail to be addressed.

I love the location and size of my apartment!
7th flats is perfect for any young person living in the city. It is right next to some great restaurants, a hospital, and a university. As a student this is the best place for me to live.
Although I only moved into 7th flats a few days ago, I felt at home in my apartment and in the building right away. Everything is nice and clean, and the people (both staff and residents) are very friendly. 7th flats is a great place to live!

This apartment building is disgusting - where to begin... The property management is completely incompetent, the building is not secure - on a few occasions there have been homeless folks found sleeping in the stairwells. The garage and bike locker areas are not secure or monitored. The 2nd floor front facing apartments are infested with mice, and the upper level floors have small roaches. The concierge has lost a few packages, a contributing factor could be that their package system is "down" quite often. Additionally, the building has 2 elevators and in the past 8 months there have been at least 4 occasions where the elevator is broken for several days. The hot water heater has also been broken on 3 occasions in the past 8 months leaving residents without hot water for 48 hours with no communication from the management office. There is nothing "luxury" about this apartment building, and I would NEVER recommend anyone to live here.

Management is good, staff is good, atmosphere is good, not sure why we have been ignored, may be the problems are beyond fix or some one did not do the home work properly before placing us in the apartment.

NIGHTMARE, horrible place to live. Nothing "Luxury" about the building. I have a mice infestation and the community manager does not care at all. They are completely non-responsive to remediate the problem, and it's a major health concern. Additionally, my heat broke on a day where it was 12 degrees and they were slow to respond, I had to check into a hotel. The building is unsafe, I've seen homeless people sleeping in the stairwells, and having out in the lobby. The place is disgusting, and the staff is nice but incompetent.

A great living experience with excellent professional staff
My experience at 7th flats has been extremely positive so far. There is a nice homey feeling the second you walk into the lobby and they location is great. Everyone that works here is always friendly and willing to help. I feel at home!
The building is just under two years old with an incredible roof deck overlooking the city. Two big communal grills on the roof make inviting friends over for a cookout easy! There's also a decent sized gym with all the necessary equipment and a business center where you can print your tickets to a concert happening at the historic Howard Theatre, just a stone's throw away! Apartments are all slightly different but all have top-of-the-line appliances (including a washer/dryer!) and granite countertops. Some apartments have better views than others, but with great hardwood floors and spacious bathrooms, there's not much room to complain. There is also a 24/7 concierge desk to assist with any issues and all of the staff members are very friendly. The building is in the heart of the ever-transforming Shaw neighborhood with truly incredible restaurants and bars just steps away (three cocktail bars/restaurants owned by famed mixologist Derek Brown are beneath the apartment building). The metro is just 100 feet from the front door and several bus stops are nearby as well. A huge Giant grocery store is about a 5 minute walk away.
