Property Ratings at 80 Dekalb Avenue
From Monday - Saturday starting at 7am until dark, there is incredibly loud (think: jackhammer in your living room) construction noise. This is a serious nuisance - interrupting sleep, work, and daily life - that must be dealt with, and yet NOTHING has been done about it. What's more, the building experiences frequent power outages - in 1.5 years of living here, I've had to walk up 20+ flights of stairs to get to my apartment at least four times, the air condition has gone out in the summer, and I can't do anything at home because WiFi/power is gone. And, although there are four elevators, often only 1-2 of them are working at a time which makes for long lines and wait times. The units are beautiful and the staff is so friendly, responsive and kind. That is literally the only saving grace. The management company needs to get it together and figure out a backup generator system that will work, because it's getting to be unlivable at this rate.
The construction noise (weekdays, starting at 7am, till 5pm; also on Saturday) is unbearable. The are two sites - one in front, and one at the back. Between the two, every apartment feels like it is in a middle of a construction site. Which it is. WFH is virtually impossible. Enjoying a weekend is also limited. Management did not attempt to address this in a meaningful way. This is par for the course in NYC. The owner is a private equity firm, KKR, so no surprises there. Therefore, let this be a warning for potential tenants - think hard before signing on here, even at 2 months off the ridiculous list price.
Overall maintenances and all staff are excellent
DKLB has improved over the years. I?ve watched the growth first hand.

At 80 Dekalb, the staff is warm and friendly, and they go out of their way to take care of you. It’s more than an apartment building. It’s a community of kind, thoughtful, hardworking people. There’s nothing better than coming home at the end of the day and being welcomed by a great group of people. I couldn’t have chosen a better place to live.
We moved in a little over a month ago and have been really satisfied with the apartment, appliances, and amenities. We really love all of the staff: everyone is friendly and helpful!
Everyone at 80 Dekalb is so kind and helpful! The maintenance team keeps on top of everything so quickly and with care and professionalism. The hallways and trash rooms are maintained for cleanliness daily. It?s a pleasure to live here!

Overall great value. I personally got a great deal for moving in during the pandemic. Luxury living space. Great staff. Parking is a problem due to location, one way streets with alternate side and commercial only parking everywhere. Garage is limited hours and thus limited access to your car. Outside noise in minimal except for in some instances of construction. Great view of city at higher floors.
DKLB is not only a nice building in a great location but the best part is the great customer service of the staff. They?ve been so helpful and friendly and it makes all the difference when choosing a place to call home

Takes much too long to resolve major issues. Eleven (11) months ago we changed apartments. It was painful to resolve the Roach issue we encountered. Since our move the brown water issue in our bathroom still is not resolved. It has been “patched up” with a filter which continually requires changing. I’m tired of the maintenance workers coming into my apartment.
I enjoy living at DKLN been living in this building for 11 years. I love the fact that I live in the center of everything. It's a great place to live.

After leaving the Marines last year after 10 years, the LAST thing I would have thought about transitioning to NYC to finish obtaining my degree at Columbia University was how difficult the process was to get an apartment. I couldn't believe how crazy and stressful the experience turned out to be. In San Diego, you fill out a simple application and you find out in less than a couple days. Here, amongst a long laundry list of things to do and headaches to endure, just the term broker's fee was completely new to me. To come up with 12-15% of annual rent, along with first month's rent and security deposit, was completely absurd to me. Also, just searching for a spot was a challenge in itself. It's literally a race to the finish, seeing who can see view it, put in an application with all required documents, and get approved first. As time drew closer to the start of my semester, I became desperate to find a place and settled in an apartment in Harlem. Not that it's a bad area or anything, it just wasn't where I wanted to be. The unit wasn't too bad, it was actually gut renovated, but the building was older and had a broken buzzer that was left unfixed, making it extremely hard to receive packages and deliveries. Recently, I moved to Brooklyn to an apartment building called DKLB. The staff here has been nothing more than welcoming and friendly, and each and everyday I'm greeted by the people working the front desk. That alone is something nice to come home to. The apartment itself is great. I was surprised to score a unit on the 33rd floor with an awesome view of downtown and the Statue of Liberty. I wasn't expecting that as I was looking for just the cheapest unit they had available. It's a very spacious studio with a huge walk in closet, modern appliances, and it's own washer and dryer, a major plus. It's in a perfect area in downtown Brooklyn and is conveniently located near MANY trains, stores, and restaurants. The process of applying here was super easy, and best of all, there was absolutely NO brokers fee and had a really low security deposit. I am loving it here so far and know I will continue to love it throughout my entire residency. I am where I want to be, and am finally having the "New York feel" experience that I was expecting prior to moving here last year.
