Smoking policy: Smoking and drug use whether legal or illegal is prohibited in any area of the property, both private and common. This policy applies to all tenants, guests, employees, and service personnel. The tenant will be liable for any damage caused to the property due to a tenant or a tenant visitor or guests smoking or using drugs in or around the property. Any violation of this policy will be seen as a breach of this agreement and the property Owner will be entitled to all remedies allowable by law including eviction. Vehicles and Garage Use: Tenants agree to keep a maximum of 1 vehicle on the premises or in the garage. These vehicles must be both operable and currently licensed. Tenants agree to park their vehicles in assigned spaces and to keep those spaces clear of gasoline/oil drippings.[1] Tenants agree not to park motorcycles,[2] boats, recreational trailers, utility trailers, and the like on the premises without first obtaining the property Owner’s written permission. Liquid-filled furniture: No liquid-filled furniture of any kind may be kept on the premises. Porch, basement, and garage: Infants, children, teens, and younger adults are not allowed to be on the unit porch, in the basement, or in the garage without reliable adult supervision at any time. This means a reliable adult must accompany any and all infants, children, teens, and younger adults in these three areas to ensure safety and peace. Should you fail to abide by this demand, you will be fully accountable for all costs related to damages and injuries completely or remotely associated with infants, children, teens, and younger adults going into these areas without reliable adult supervision. Additional Lease Terms: All stipulations are effective and applicable upon acceptance of the rental of the property: Live as quietly, peaceably, and respectfully as possible with neighboring tenants. Always be mindful of the noise level in your unit relative to how it may affect the tenants living above or you. No sub-letting – Renting to someone else (rooms, garage, etc.) No Pets No Parties or excessively loud company No in-home businesses such as childcare, daycare, babysitting, distribution of any kind of drugs, car repair, etc. No distributing house keys to anyone other than contracted tenants. Locks will be changed at the tenant's expense and new keys given to the property Owner. Maintenance: The lawn should be kept free from paper and debris All tenants should work together to mow the lawn, pull weeds and trim bushes (if applicable) at least once weekly or as often as necessary Snow must be completely shoveled at all times. All tenants should work together to make sure this is done. Rent is due on if not before the 5th day of each month, otherwise, a 5% late fee shall be charged to the tenant.
