As its name implies, Medical Center South is located directly south of the Texas Medical Center, which is home to Houston’s major healthcare facilities and medical schools. Property Ratings at 8181 Med Center Apartments
Don’t move here. We had to file a noise complaint on our very first night in our apartment because of a party going on upstairs into the wee hours of the morning. Mgmt told us to tell the security guard next time to tell them to keep it down because they’re the only ones here after office hours. We continued to have to request the music be turned down every weekend because the music was shaking our walls and we have an infant (which we told them every week). Eventually, we filed a noise complaint with HPD after several months of this. In addition, our upstairs neighbors flicked their cigarettes off their balcony into the bushes, grass, and our patio itself. After multiple contacts to mgmt, they have yet to do anything about it and told us “without proof of who it is, there’s nothing we can do.” This has continued for months as well, despite there being “No Smoking” signs around the property and “This is a Smoke Free Community” signs in the office. We moved to this complex because our child has fragile immune system snd weak lungs from a congenital defect and it was important to us that there wouldn’t be smoke everywhere… but, there is. Grabage is another issue entirely. Trash is collected Sunday-Thursday which is nice except that you have to bring your trash can in everyday (gross) and they will leave a passive aggressive note if you don’t take it in. Except for some people leave their bags of trash sitting in the open for days on end and dont get in trouble. Since the trash isn’t picked up on weekends the one dumpster on the property is overflowing by Friday night (again, gross) and the trash cans by the mail boxes and the grassy areas overflow with dog poop bags over the whole weekend. The apartment itself is just okay. The rails on the porch are very rusty and paint chipping, the walls have clearly just been painted over and over and the appliances need updating. The only positive about this place is that Maintenance is efficient and kind.

The office staff is extremely nice and professional. They have an amazing property with beautiful amenities to offer. Its also close to the metro trail. The assistant manager , Ajee was extremely helpful and a true people person. His energy and personality was awesome.

My "new resident applicant" experience with 8181 Med Center has been nothing short of infuriating and utterly disappointing. The level of incompetence and disregard for residents is staggering. From the get-go, transparency was nonexistent. The management displayed a shocking lack of interest in assisting new residents, evident in their pathetic excuse of a "self-guided" tour. Not a single word about the amenities, except for casually mentioning the amenity charges. The model apartment they showed us was a bait-and-switch tactic, with refurbished units that differed from the outdated appliances we'd be living with. Communication with this management is an exercise in futility. After our application was approved, they failed to inform us about the next steps, leaving us in the dark until we had to beg for information via email. Calls and emails, even to their so-called new-resident number, went unanswered. Adding to the frustration, they continuously pressured us to make hasty decisions. They demand responses to deposit options and lease agreements within 24 hours, showing complete disregard for others' schedules. Their advertising tactics were downright nasty and misleading. Promises made, such as one month of free rent, were never confirmed in writing, and they also conveniently left in the first lease agreement despite clear emails requesting it. I've now received a third lease agreement which still has discrepancies from the promised rent and fees. The start date of the lease agreement is a farce, as it coincides with their apartment cleaning. They clean the apartment only on the first date of your lease. This not only exposes us to potential damage and renters insurance risk but also meant they can freely consume electricity, water, and sewer while charging us for it. To top it all off, they increased the base rent and prorated rent when we asked to change our move-in date, effectively forcing us to pay for their inefficiencies and inadequate planning. My experience with 8181 Med Center's management has been a nightmare. Their lack of transparency, disregard for communication, and overall unprofessionalism have left me beyond frustrated. I am really, really unsure if I will sign the ***RED FLAGS ON THE LEASE AGREEMENT*** after going through this agony of a process. Losing a few hundred dollars of application fees might be better than a year of frustration with the self-serving management.

I have been a resident of an apartment complex for the past 3 years and I would like to share my experience with the recent change in apt management. Since the new management took over, the quality of services has significantly degraded. The current management team has a negligent attitude toward the residents and their concerns. Last month, there were multiple robberies in the complex, but the management did not notify the residents via email or any other means of communication! Additionally, the main gate has been left open for 24 hours a day for the past week, indicating the lack of responsibility on the part of the management team. I strongly advise against choosing this apartment complex until the new management team proves their ability to take responsibility for the safety and well-being of the residents. Note: that the high rating and good reviews were based on previous management's accomplishments. The previous management team was exceptional - they were professional, helpful, and genuinely concerned about the well-being of the residents!

I would suggest anyone to stay away from this campus for its very poor safety. Burglaries and robberies are common here and the management is so horrible that they do nothing about it. Don't be fooled by the exterior here and the niceness of the photos. I know two families and both had break-ins. We thankfully moved out as soon as our lease was over.

This is a very unsafe community. The management is complacent about security despite very burglaries, robberies and break-ins. The front gate is not manned properly, there and there are no security cameras in the campus.

Have more negative experiences than positive. . And office staff is meh friend of mine lives in building 11. . Had issues with hot water maintenance came wed completely replaced the water heater said to give it a couple hrs for the water to heat up. . 4 days later still not hot water
It’s great living at 8181 Med Center. It feels like a small community. The diversity is great. I feel safe living here. My neighbors are friendly. The staff is awesome!!

8181 Med Center is a very peaceful and clean community with easy access to major freeways, lots of restaurants and food truck nearby, and a great community management team. I've noticed since my tour that many tenants have close relationships with the leasing team as they're able to get the help that they need in their units. I like living here. The place is great. You got everything you'll ever need for a home. There's a pool and a 24-hr access gym. The security is also tight and you know you're safe even at late hours. The location is awesome and convenient. Plenty of parking space, and if you don't have a car, the train station and bus stop is nearby.

I've been a resident of 8181 Med Center since August of 2020. When I first moved in, I was so very happy with my apt and the community as a whole. The office staff was nice, the maintenance staff was nice and the community was always clean and pristine-looking. Also, 8181 offered lots of amenities and I’ve managed to use most of them. 8181 Med Center implemented a valet service for picking up our trash from outside of our door and that has been a big hit and a blessing as well. 8181 offers lots of things to its residents (actually too many to name here) and lots of residents take advantage of them. I used to be an assistant manager at an apt complex myself so I know what it takes to have a well run and well maintained property. I also expect the staff of the community to be nice and accommodating ALWAYS!!! I’m in the middle of my second lease renewal, and I can honestly say I’m STILL VERY IMPRESSED with my apt community. If anyone is looking for a place to call home, make sure you consider looking our way. I think you will love 8181 because I do and I am a hard person to please. But guess what? In this big city of Houston, I’m home!!!

I moved last month and the leasing and moving process was super smooth. I needed to lease very quickly so Ronald made it really fast for me. He made sure each step is done perfectly and there’s no miscommunication. Move in day was smooth as well. Every apartment community has some issues but the best thing about them is any maintenance is done within 24hrs after you put the service order. They take complaints seriously and take care of it at the earliest. I am really happy here. The tenants are good too. The crowd is good. My puppy has met so many friends here at the dog park. Even I look forward to taking her there as I get to meet other dog owners and socialize a bit. The apartment buildings are spaced properly so it’s perfect for getting plenty of natural light. Parking is strict so I am never concerned about security. I feel really secure walking around within the community. They have patrolling on the property so pretty safe.

This place is great, affordable, and convenient for those who work around the downtown or med center area, but it is a little loud here from the a/c's that cause my bathroom to rattle a little bit.

I have been a resident at 8181 Med Center since 2016. This used to be a great place to live. However, security has become a huge issue here, and the New Management’s lack of care for its residents. There has been a huge increase in theft at the property and the management doesn’t care. I and many other residents have had our car’s wheels and tires stolen. We have reported it to the property management, but they are doing nothing to fix the issue. I called the police to report a theft and afterward called the apartment security to file an incident. However, the security told me there is nothing they can do. I understand that they can’t do anything at this point, but they at least collect information to keep a record of the incident. The security guard stated that this didn’t happen on his shift so it’s basically not his concern. A neighbor told me that he went outside at 6 am and saw the wheels and tires stolen. He reported it to the security guard on duty. However, the security guard did nothing and didn’t even notify me nor did the security guard call the police. I went outside at 4 pm and that is when I saw the stolen tires and wheels of my car have been stolen. Property Management has all the resident’s car license plate numbers, so they would have easily known which car belongs to whom and could have easily notified me, but they never did, and neither did security. When I spoke with the leasing office regarding the theft, they told me that they were already aware of the issue and the rest of the stolen tires and wheels. I asked the leasing agent that if you were already aware of the theft and so was the security guard then why didn’t I get notified? He had no answer and told me to give him my information so the property manager will contact me. It’s been a few days, and no one has reached out because they don’t care. This is supposed to be a gated community with security, but both are useless. Anyone can get through the front gate because it isn’t designed for just one car. I have seen many people over the years wait at the gate for a resident to open the gate then 10+ cars will go through at once. The security is never at the front gate to check and monitor cars going in and out of the community. On top of that, currently, there are zero security cameras anywhere on the property. Good security company and cameras would have been very useful in fighting all the theft that has been going on. If you want to live here then live at your own risk.

I have lived at this residence for a long time and enjoy it. It's comfortable, the residents I encounter are friendly, and its location makes it convenient to travel either by foot or train.

Few positives about the community: 1- Hassle free online lease signing 2- Easy payment options 3- Friendly and helping leasing staff 4- Very detailed meeting with the staff when it’s time to move-in and get keys. Everything related to garbage disposal, parking, unit condition, community amenities, mailbox, resident card access and much more is clearly communicated to avoid any misunderstanding later. It can not be appreciated enough. 5- Walking distance to the train and metro bus 6- Spacious and extremely well maintained 7- It seems as though they have taken a lot of steps to make the complex secure for their residents. 8- Easy access to the fitness area and business Center 9- The apartment was in very good condition when handed over to us And I hope the initial impression lasts throughout the duration of our lease.

Their maintenance team does not respect our privacy! They entered our home without permission, which was not happening the first time. When I create every maintenance request, I expressly and very clearly state that we do not permit to enter our apartment. We work from home, so we are almost always home, and all I ask is to knock on the door. Last week, a maintenance guy entered our apartment when my wife was alone in the apartment and taking a nap. She told me that she woke up in shock and started screaming to the guy, "DO NOT COME IN." However, the guy ignored that and kept coming into the apartment and start trying to fix the patio door. He left the apartment only after my wife went out of the bedroom and screamed to his face. There are too many violations here. It was clearly stated in the maintenance order that we do not allow permission to enter. It is already a huge mistake, but let's say the maintenance guy missed that; he did not properly knock on the door to let us know he would try to enter the apartment. After he opened the door, my wife screamed to tell him not to come in, but he kept coming in. The attitude of the manager was unprofessional. She simply said that the maintenance guy did not read the order correctly; she was sorry and asked what we wanted them to do (implying it already happened, but we cannot do anything to fix). She showed no empathy. Her attitude was belittling the issue; she reacted like we were wrong to complain about this, and she did not propose anything to comfort us. However, the assistant manager was more pleasant. He said he understood this was a serious issue, and he will personally take care of our future maintenance requests. Unfortunately, this is not happening the first time. The maintenance team tried to enter our apartment twice before this incident. I was home and awake in both cases, and I was quick to go to the door before they came in. Also, the management did not give notice for annual maintenance. When I sent an email about that, they only replied that they would check it. I did not hear back; no apology or explanation. I see a pattern here; this is not a single time thing. The management is responsible for that and should train their team for basic stuff like knocking on doors, reading maintenance orders, and not entering the apartment if someone is screaming inside. The manager should try to understand the concern and provide a solution instead of belittling the issue and taking a defensive attitude.
The community is clean, well kept, and quiet for as large as it is overall.

I've been living in this community since 2003 and have not had any issue with getting maintenance to fix items that needed to be repaired. The location is awesome, we are across the street from the Light rail and NRG. It is easy access to the freeway. We are close to the Medical Center and the Museum District.

8181 Med Center is an extremely well managed large apartment complex. It is quiet and we have not had any issues so far. The leasing office team is so helpful and responsive to any questions/concerns. The management also coordinates weekly food trucks to come on campus and serve the residents. Additionally, they frequently have events for residents to come together (we even got a free cupcake once). I feel very safe here, and I hope the management never changes.

The noise coming from neighbors is nonexistent here. The metro does bring in a bit of noise, but it's rather soothing. Instead of the metro keeping me up, it moreso lulls me to sleep. The staff here is nice and they have been quick about my work orders. I can honestly say I have not had any bad experience as of yet and I've been here a month. I've also noticed no vandalism around here from my apartment, and since that was my biggest concern with moving in here initially, I can say this place is a great place to move into.

I would like to recommend 8181 Med centre. Its a very quite, safe, friendly community. I love the greenery inside the community. Its very clean and green. People living here and staffs including maintenance team are very gentle. Packages are delivered at mail room, so, its safe. Trash picked up by valet service 5 days a week. Two Swimming pools, which is clean. Gym. I have no issues with this community so far.

8181 Med Center is ideal for students. It's right opposite the Red Line of the metro, and it has really good connectivity. Neat, clean, affordable units.

I feel safe inside the Med center. It's well maintained, clean, and has other amenities, including Gym, pool, movie theatre, picnic spots, etc. If you are looking for apartments near TMC, I would suggest 8181 Med center for your consideration!

I have lived in this community since 2003. So far I have not had a problem getting maintenance service, they have been prompt. This location has access to 610/288 and it is close to the medical center via the Light Rail and shopping center. It is relativity quiet.

We absolutely love living at 8181 Med Center. The apartment is a fantastic price, the location is amazing (the rail is right outside so you can take it to the downtown direct), there is ample parking and a security fence, and the amenities (pool and gym) are fabulous! In particular, Ronald with the leasing office has been SO incredible getting us signed on with the lease, providing prompt answers to all of our questions, and being so above and beyond helpful and cheery. The apartment grounds and apartments are kept very clean, and maintenance is prompt if there is an issue. We are so grateful to have found these awesome apartments!
