Property Ratings at 83 West
I moved here 2 years ago and honestly this place has cost me more money than ever. the rent is constantly going up $300 every few months and the best part is that my unit alone has been flooded 7 times! that's right 7 times, 4 times in the dead of winter where i couldn't turn on heat to keep warm from the fans they used to dry and "clean" my place. if you can call it cleaning just spraying something on my carpet and calling it a day. when I asked for things to be fixed or repaired by management, I have to ask 5 times a week and still wait a month for it. when I complain they say they never got my work order. I'm so glad to be leaving this place and going somewhere where I'm not treated like a prisoner anymore. worst 2 years of my life!
This property is not maintained well. The management company is extremely slow to respond or resolve issues. Mold & Sewage issues are present in many of the apartments. The office is always short staffed and there's a new manager every 6-9 months. Work orders take months to be completed.
DO NOT MOVE HERE!! I have stayed here for 10 plus years.. this is the most lazy and unreliable company ever. Something needs to be fixed? they take a long time to come fix things, and when they do fix it it’s half assed. They steady going up on the rent but their amenities aren’t even available. the pool has been closed for 3-4 years. I shouldn’t have to pay to go swimming elsewhere when i have a pool 30 ft. from my house. The park is terrible there’s barely anything for the kids to enjoy besides a swing set and a basic slide. Every-time you call the leasing office nobody knows anything about anything. Nobody knows when the maintenance people can come fix your property or when the pool will be open. they just tell you they’re gonna put in a question ticket and they’ll get back to you. They’re not worth the ridiculous prices. If you see this save your money for a better place. the pictures may look beautiful but these people operate very poorly. I will never move back here even if it was the last place available.
My husband and I have been looking for a house to purchase, and in the meantime decided to rent at 83 West since I was 7 months pregnant at the time. We had a terrible experience with the property management, who never returned our calls or seemed to assist us with our concerns. We would not recommend this property to those looking. The first night we moved in we smelled a strong smoke smell in the master bedroom during the evening (coming from the neighbor smoking in his garage) called the afterhours support. We spoke with the leasing office and was told they would be in touch with management & reach out and follow up with us; never received a follow up call. We repeatedly went into the office day after day requesting an update and repeatedly were told they would follow up with us and they never did. This went on for two weeks. We even asked about moving units but were told we would have to repay all fees, including pet deposits and application fees (costing us more money). When asked if the fees could be waived, we were told meetings would be set up or phone calls would be returned- and no follow through. Most frustrating was that not a single commitment was followed through on despite repeated statements that someone would be following up. We also reached out to the Regional Manager and Director of Operations after we moved out to express concerns and see if anything could be done to remedy the situation and were simply told they were sorry the lease didn’t work out. This move costed us a few thousand dollars and a lot of headaches all while I was 7 months pregnant. Save yourself the headache and move somewhere else.
I have lived at 83 West for 6 years and in that time my rent has gone up $429 dollars per month; this year the jump was $214.00, plus garbage pick up and water (appx. $70 extra per month). Having said that, living here is still the best bang for your buck. If…and it’s a big if, you can deal with the aggravation that goes along with it. Promises are made and not kept. To be fair, if there is an emergency; leaks, furnace issues, etc. the management is very quick to respond. Other than an emergency, forget it. 83 West purchased the property from Etkin I believe, 3 years ago. Shortly before selling the property Etkin ripped out dead shrubbery along my entrance creating quite an eyesore. They updated my kitchen cabinets but unfortunately the cabinet doors were too small and created a huge gap in between. The property was sold and I was told by 83 West that in time it would be taken care of. Three years later this still hasn’t happened. After repeatedly asking about my cabinets, finally, this was addressed last month. My doors were measured and when ordered for replacement, the wrong color was sent. I was told that they would find a solution. They would either be stained to match or possibly the kitchen cabinets could all be painted. Last week I was given a phone call by the office saying that the parent company, AMP Residential wouldn’t approve this. My only options is having the gaps or having cabinet doors that do not match the other cabinet doors. AMP Residential/83West markets this neighborhood as luxury apartments. Don’t be fooled. They absolutely are NOT luxury apartments. These are just two examples of dissatisfaction. I have more.
I have been a resident here for a year now and just renewed my lease, I love where I live. My home was one of the fully remodeled ones and its amazing. I have only had one small emergency work order happen several months ago and the maintenance came over within 10 minutes and it was after work hours. Every time I have needed to call the office they have been very nice and responsive. One of the biggest things that made me like this area besides the new home was the location. I have never lived in such a central area, right by the highway and tons of grocery stores, pet stores, restaurants etc. Highly recommend.
We have been living in 6085 Silverbrooke W and since the new owners we’ve been very happy! The place is always clean and got rid of a lot of bad things. They fixed the roads, tiles, siding, doors and more. This place is becoming exactly what i was hoping for. Definitely fits the criteria of West Bloomfield . Thank you guys for all your hard work!!!
A current resident. Ever since the new owner came, everything has become awful. 1) Maintenance is horrible. Need to tell them millions of times, through portal, e-mail, in person. What they say is "planning" to do in the future. 2) No response. Nobody wants to have a big fight at the office and may want to contact through portal or e-mail. They intentionally disregard or delete. 3) No improvement, no customer satisfaction, only looks for raising the rent to "Luxury" apartment rates 4) Don't trust pictures in the HP and come check how exteriors look. They intentionally don't show the exteriors. Painting, puddles, all shoddy. They just want current residents move out and welcome new comers charging them excessive rent. Once you move in, I guarantee they never hold you in high regard anymore. Never choose this place.
My family has lived in this complex for more than a decade and even under the new owners the maintenance is shoddy. They are leaving these based on what they are "planning" to do in the future, but it's still low rent atmosphere! I was appalled to be stuck in the middle of a drug bust at 4pm on a weekday, just trying to go pick up my son from a friends (April 2019). They are always having domestic incidents throughout the complex, but because they put in laminate flooring and stainless steel appliances they think they can raise the rent to "Luxury" apartment rates. Don't be fooled by their promises of what will be.

Read every single online review BEFORE deciding to move to Silverbrook!!! I am a current resident and my experience is as follows: Maintenance is horrible: 1) will not come promptly (you will need to call several times) 2) when they finally do come they will enter without knocking and even when you are not home 3) are inexperienced and do shoddy work 4) will BREAK things in your apartment ( Maintenance moved my bed without permission and broke the legs off of it! Then denied moving it! Etkin when called said that there was nothing they could do about maintenance breaking my bed Grounds/safety: 1) roafs are in disrepair and not plowed in winter 2) sidwslks not shoveled or salted in winter 3) overgrown werds 4) police here with drug and or bomb sniffing dogs and with rifles drawn searching premises The units are in need of updating I could go on and on please please do your research before moving here
