Rent is $2,050/month 2. 1st month’s rent and a deposit of $2,050 is due upon delivery of keys 3. Starlink high-speed internet/wifi will be paid by the tenant 4. Garbage/recycling service and electricity will be paid directly by the tenant 5. Propane tank filling cost is the responsibility of the tenant 6. Dog(s) are considered on a case by case basis. An additional deposit of $500 per dog 7. Tenant(s) are required to maintain renter's insurance. 8. Background screening costs $45/application. Paid directly by the applicant(s). We will consider the following in choosing a tenant(s) to rent our property: 1. All applicants over the age of 18 must complete a *background check including: a. Credit History b. Rental History c. Criminal record d. Eviction report e. Sex Offender records f. SS Number verification 2. Employment History: every applicant must provide a copy of their most recent pay stub and reference to confirm employment. Persons that work for themselves should provide bank statements for the last 3 months and signed tax returns for the last 1-2 years to show predictable income. If an applicant doesn't have employment, they must provide proof of other sources of income such as retirement accounts, SS payments, disability payments, spousal support, etc. 3. Income Requirements: applicants combined income must be at least 3x monthly rent (i.e. rent should not exceed 33% of gross income). We do not accept co-signers. 4. All applicants must be non smokers/vapers and drug free. 5. Occupancy Limit: Max 4 people of any age may live in the home. *Background screening will be completed by The Rental Housing Association of Washington located at 2414 SW Andover St D207 Seattle, WA 98106. All applicants have the right to access a copy of their report. We will not accept a comprehensive reusable report. All applicants must submit to a screening through RHAWA.
